If I am not mistaken the mangroves will be a great barrier to massive flooding during a hurricane! I would also put in a propane or diesel generator, elevated!

Yep! You're exactly right. You can add an exterior elevator for the home. Lots of homes throughout the Keys have them, and you can get them hurricane impact!

They don’t carry flood insurance because they either can’t get it or it’s to costly with limited coverage. Mangroves up to your front door means water as well so the house gets flooded often. It probably took them fifteen years recovering from the hurricanes so they could sell it. Privacy and fishing possibilities are a major plus. They would do better making it an Airbnb however chances are they already took that route with little luck. I would make an offer for five hundred thousand.

It did pretty good against one of the biggest in 2017, Hurricane Irma. It has a lot of protecting features, such as hurricane impact windows, doors, hurricane roof strapping & mental roof, (obviously) stilted, and hardi board siding. Not to mention, the best protector- mangroves surrounding the entire property.

We can easily get a wind mit and wind insurance for this property, and I won't be shocked if it's wasn't that expensive given it has a lot of the credits needed to lower wind insurance. $300/year for flood is unheard of, so that's an exciting feature for the new buyer! Thanks for watching :)

The house is VERY far from the Water. Too far really. For 2.5 Mil, I'd be expecting a bit more with regards to the house itself. An elevator is a REQUIREMENT for that place.

There are setbacks and elevation requirements for oceanfront property. Also,y ou can certainly add an elevator if you prefer. Thanks for watching :)

No water depth you can’t have a decent sized boat it’s not going to sell unless the buyer isn’t a boater only they like to sit and cuddle with a good book and watch a lot of tv old cowboy tv shows 😢

Hahaha! We have marinas everywhere that people keep their boats at if there home doesn't have the boating access they need. Some people prefer the views and peace and quiet rather than the boating access.
