Laureate Park/Lake Nona is much more walkable than Baldwin Park. The area that is walkable in Baldwin Park is literally a street, and that is all. In Laureate Park, you can walk to Town Center, then the other direction to Lake Nona Plaza, then again to the Don Julio area, and there are many more businesses that are accessible by walking there than Baldwin Park. Also, you should mention the high level of crime in Baldwin Park.

Except Laureate Park isn't only Lake Nona, which was my point (could have articulated it better). Everyone doesn't live in Laureate and even if you do, depending where you are at you're fairly far out from the town center which is pretty much your "downtown" area. If you look at both areas in totality, Baldwin Park may have less total shops but a more walkable downtown imo.

Rented a house in Dr.Phillips down the street from I-Drive and Disney spring. It was the perfect house I enjoyed everything around it.
