Do you get to pick your finishes in the townhomes like flooring, cabinets, etc?

Not individually, but they have a plethora of different package options though with different flooring, cabinets, backsplash etc.

It is not and no, there were rumors of a potential Del Webb coming to the development which may have those qualities but as of now, just some really nice amenity centers, town center and city rec park.

Why are the HOA fees on the townhouses so much more than the HOA fees for the SFH's? I would expect it to be the exact opposite--what am I missing?

I believe the reason is, the HOA is responsible for the outside of the structure including the roof for townhomes. But, the maintenance/repairs on the outside of stand-alone homes fall on the homeowner.

Precisely! HOA for townhomes covers the exterior elements of the home unlike single family homes where that falls under the responsibility of the homeowner.

@@OrlandowithMario thank you both. So the primary reason why the TH HOA fees are so much more is that the HOA covers roof replacements? I'm thinking about maybe purchasing an investment property and wondering if a small TH in Everbee might be a good decision.

@@htschultz Almost always yes but for example with my buyer that’ll be purchasing a townhome there, that’s something we’d verify at our upcoming appointment. Better safe than sorry :)

How big of a landfill are we talking? Like you can see/smell it within the community? See it when driving into the community? @@OrlandowithMario

Yes, and a smoking chimney , I am not sure if they pass the regulation, anyway, the builder is no reputation

@@jillian5544didn’t see this reply but yes, you can see it. Funny enough I’m in the neighborhood right right now, and I can’t smell a thing…but on some days (extremely windy mostly) I do smell it somewhat. Always recommend clients to come and see for themselves:)

Who in their right mind pay half a million to live in a suburban sprawling neighborhood? HOA is a.k.a a tax.

Cheapest house will end up being over 400k. Fully optioned highest spec house is like 800k. I think it's gonna attract a specific client demographic lol. Crazy monthly payments, HOA, CDD. oooooff

Haha, it’s been a concern for all my clients considering the neighborhood. Although not everyone ended choosing the neighborhood, never was it due to the smell. You really don’t smell anything there on most days, occasionally with strong winds you do though, not strong but enough to notice.

I've moved around about 100 times mornings , evenings, any days of week in 4 months just to check this, and didn't find any specific smell. I was my main concern
