I'm in Melbourne Australia and when I have painful tenants expecting me to be at their beck and call and work late to suit their work/life style while I'm arranging access to their rental to fix whatever it was they reported. I inform them that my business hours are between 7:00am and 4:00pm Monday to Friday and anything outside of these hours constitutes penalty rates which they will have to pay for at their own expense to make-up the difference between my regular business hours charge to the owner. And I'll require their credit card details prior to starting. It's amazing how quickly they become cooperative to let me use a spare key from the agent, arrange for someone to let me in or take half a day off work, when they find out it will cost them a lot

Brilliant video Pete. Landlord jobs are like pulling teeth. There should be a database to warn plumbers of none paying, free rider customers ( without breaching GDPR ) so it makes it harder for them to get tradesman out to them.

As a landlord, you are spot on. Tbey won't let you maintain stuff or do gas checks, but as soon as it breaks they want you there in a hour.

Great video yet again. Totally agree with what you said at start. If you took into account how many times went back it would cost a fortune on bill. Maybe should do what parcel delivery drivers do take photo of being at address when no one home to provide prove of being there again. Would soon make sure tenants were in then. Keep chin up P.B seem a lot happier these days and also hope dad still doing ok. And really hope you get your KZfaq plaque bud

Milky deposits can be a sign of a leak on the heat exchanger (crack/pinhole). The extra water/steam then accelerates the oxidation of the aluminium and washes all the debris out of the sump blocking the trap. The easiest test is to isolate the flow & return, top up to 2.0 Bar, wait half an hour and see if the pressure drops / water continues to pool in the Sump. Appreciate that wasn't possible on this job, keep up the good work.

Tenant won't answer the phone texts me back 3-4 days later. Arrange to go and look at stain on ceiling problem. No answer on the day. Still ain't got in!

Pete, please tell us the story of your first job. It sounds like a real good one. That blocked condensate line was disgusting. What was it that actually caused the backup? Was it from the sink drain or contaminants in the water? I feel your pain about inconsiderate clients. I recently had to kick to the curb a regular client because I couldn't take the aggravation any more. Same old story ... when it's an emergency, they want you right away. When I need to get in to do regular maintenance, it's never convenient for them. Piss on them.

Really interesting video, you maybe need a different strategy when dealing with tenants, so that you avoid being messed about like that. Regarding van theft, there is a relatively new to the UK product called Bear Lock, it will stop the van being driven away and is mandatory in some countries. Won’t stop the scum stealing your tools, but you keep your van. 👍.

We had one landlord that instructed us with tenanted properties if the tenants were "too busy" and unable to let us in, to disc the meters outside so they had no gas and were forced to be in. Questionable ethics but his view was if it's Gas landlords cert was out of time it could be unsafe so best to cap it off so you can make sure.

Hi Pete, my small tank in the loft does not have vent pipe over it, I have a air separator thing in the airing cupboard, Am I still able to pull a vacuum to change trv,s ? I have a conventional boiler with a storage tank in the airing cupboard with a header tank and f&e in the loft . TIA

Made arrangements to do CP12 in Maida Vale which is a fucker to park so I went on a Sunday, when I got there no answer so I rang and the bird said oh I forgot I'm in the barbican so I said worse things happen at sea can we do next Sunday a.m so she apologised and said yes. I confirmed on the Saturday night and it was game on. Sunday morning I get there ring the bell and bugger me out again, so I rang and she told me she had such a good night she decided to stay at her friend's so I said it's an hours drive from my house to Maida Vale I can only come on a Sunday why didn't she ring me, oh you know how it is she replied. Unfortunately for her the gas meter is in a basement cupboard you need an FB key to get in, so once I stuck a disc in the meter when she rang I explained once CP12 runs out gas stops automatically. Funny thing the following Sunday she was waiting outside for me to get there. I'm 58 and so fed up with working late and weekends while others are at the barbican or having a great time with their mates

@@cliveramsbotty6077 because a cp12 can sometimes turn into something more and you never know what you might need tool wise, you can't just turn up with an analyser. No cooker chain, no CO alarm, no flue screws etc etc, so then you need drill screws plugs

M8. Regarding your tenants comments, you've only yourself to blame in all honesty. When you fudge a repair to get them up and running in lieu of a permanent repair what do you expect. Plus it would be sods law that one day it will come back and bite you on the ass when something else goes wrong and you get the blame for that and for bodging a temporary fix... just to help them out [seen it happen several times]. Best thing I've learnt is to be firm and fair in situations like this and carry out a full disconnection in lieu of full repair. When that happens they tend to sod off to their parents or mates house until you've done what you need to without them giving you the runaround as you so rightly hate. Just saying...
