Located in the central valley of California the park is adjacent to CA 99 at CA 58. Built a decade ago the property has come into its own and represents the result of forward planning and strategic design by the owners.

I've been to many parks where the people where so rude, I'd never come back and make an effort to warning people to stay away, nice to see someone that cares.

Great video. We’ll never be owners but appreciate to hear where the owners come from. River Run RV is our go to park in Bakersfield. We have family in town and stop here while heading south to Arizona. I can’t agree more on the hospitality here at River Run RV. Nicest park and most reasonable cost wise in the valley!

Going to have to check your local zoning laws, figure on at least $2800.00 per site, not including the cost of the roads.

How many high occupancy months could I expect from a full hookup, high end park in a zone like the state of Oregon for example? North Oregon. Thank you!

When you say North Oregon; specifically where are you looking? Widely variable responses to this one.

@@CampgroundViews - Actually in British Columbia but I wanted to make it more simple when comparing climates. Let’s say the winter is 3-4 months long.

There are actually a lot of other considerations beyond season in that region. Will it be a campground, RV park or RV resort? Any length of stay limits? For general season it is traditionally Memorial Day to Labor Day (US). Vancouver I know has seen a massive influx of RVers so who knows how long they would stay around.

@@CampgroundViews - It will be around the Okanagan Valley (sort of the Canadian version of Napa Valley). Nowhere near Vancouver. Full hookups, short and longer term, maybe selling lots too.
