गृहनिर्माण प्रकल्पात कार पार्किंग हा खूपच जिव्हाळ्याचा आणि काळजीचा विषय आहे. घर घेताना पार्किंग घेणे जणु अनिवार्य झाले आहे. पार्किंगच्याबाबत असलेल्या अज्ञानामुळे लाखो सदनिकाधारकांची वर्षानुवर्षे बिल्डर फसवणूक करत आले आहेत. पार्किंगवरून गृहनिर्माण संस्थेत वाद होणे नित्याचे झाले आहे. सदनिकाधारक आपसात भांडत बसतात मात्र फसवणूक करणाऱ्या बिल्डरला मोकाट सोडतात. पार्किंगबाबत अतिशय महत्वाची माहिती तुम्हाला जागृत करून जाईल.

sir- regarding parking, marking or tagging means mentioning it in sale agreement or just attaching flat number to parking place? number or area is not mentioned in agreement and what if society declares illegal after procession or formation of society. What proof we need present to mew owner while reselling the flat after few years?

Consult with your owner. Common Parkings are allowed to your Flat Owner. And the Society is not allowed you to park your car in the Society's Parking, your flat owner can complaint to the Commissioner Cooperative Societies

असल काही लिहून घेतलं तरी कायदेशीर ठरणार नाही. बिल्डरला सांगून आवश्यक मजले पार्किंग साठी बनवून देण्याची अट विकसन करारनाम्यात केली पाहिजे. म्हणजे पार्किंग प्रश्न उद्भवणार नाही. बिल्डर बरोबर करारनामा करण्यासाठी माहितगार व्यक्ती वकिलाची नेमणूक करा. अधिक माहितीसाठी appointment घेऊन चर्चा करता येईल. संपर्क करा. 9175733957

Good Afternoon Sir! need your valuable guidance. Builder has sold stilt parking 20 years back to few members. Few members are not having vehicles so they keep it empty. Considering scanty space for parking resolution passed by society that only single vehicle will be parked inside society & 4 members used to park their second vehicle outside building premises till last few years. But now Secretary has parked his second vehicle on the stilt parking where another member used to park his vehicle in empty stilt of another member. Secretary is saying he has taken permission of stilt parking owner & forcibly parking his vehicle. Committee is not taking any action so how & where action can be taken?

Respected sir i have one query regarding open space parking,i have my own stack height parking, but my car is big and it doesnt fit on it .even this situation i parked my car on it with my own risk. One day i parked my car on society's open space and generally those dont have their own car parking, they parked their vehicle there.That one day when i parked my car on open space society took objection and told me to park on my own space,But my question is ,The open space is not anyones private space,if people who dont have their car parking and they can park their vehicle on open space then why it is restricted for other? Sir, mera society ownership hai aur builder ne parking garage beche hai. Jo khali hi jinko kuch rent lete hi aur kuch nhi dete. Me apni car ki parking ko lekar pareshan hu. सर, पार्किंग शुल्का संदर्भात एक प्रश्न आहे. जर बिल्डरने जागा (Land) सोसायटीला ट्रान्सफर केली नसेल आणि जागेची मालकी स्वतःकडेच ठेवली असेल (conveyance deed not done) तर सोसायटी ला सोसायटी सदस्यांकडून पार्किंग शुल्क घेण्याचा अधिकार आहे का ? कृपया यावर मार्गदर्शन करावे.

पार्किंग संदर्भात धोरण बनवून मगच पार्किंग शुल्क घेतले जाऊ शकते. कन्वेअन्सचा पार्किंगशी काहीही संबंध नाही.

प्रत्येक बिल्डर पार्किंग साठी भरमसाठ पैसे घेतो पण त्याचा रेकॉर्ड नसतो. त्यामुळे बिल्डर वर अंकुश नाही. प्रशासन बिल्डर साठी आहे की लोकांसाठी असा प्रश्न पडतो. पार्किंग मुळे बऱ्याच सोसायटीत कलह सुरू आहे. काही प्रकरणे कोर्टात देखील आहेत. बिल्डर वर अंकुश ठेवणे गरजेचे आहे.

आमच्या इमारतीला २२ वर्षे पूर्ण झाली आहेत. आमच्याकडील एका सभासदाने पार्किंग बिल्डरकडून विकत घेतला आहे. पार्किंगसाठी घेतलेली जागा ही इमारतीतून बाहेर पडण्याची व येण्याची जागा आहे. सदर जागेत वाहन पार्क केल्यामुळे सोसायटीतील लोकांना अडथळा होतो याला उपाय आहे का?

आमच्या अपार्टमेंट बिल्डर आणि owner अशे 2 व्यक्ती होते, त्यात आम्ही बिल्डर कडून फ्लॅट खरेदी केला आहे, आणि कोरोना काळात बिल्डर च निधन झालं, त्यानंतर owner ने पार्किंग ची कंपाउंड वॉल पूर्णतः तोडून टाकली, गेट तोडलं, पार्किंग चा उकांडा केला त्यासाठी owner विरोधात काय करावे?

बिल्डर जोपर्यंत सोसायटी रजिस्टर करून देत नाही तोपर्यंत चा मेंटेनन्स त्याने करायचा असतो.अशा परिस्थिती मध्ये तो मेंटेनन्स गोळा करू शकत नाही.
