I visit many different condos and apartments in the Central Pattaya area. Only the condos and apartments I'm seriously considering and would recommend to friends and family make it into my videos. Cheap rent and an excellent location for quick access around the city are why I love this area of Pattaya, Thailand. From all these properties, I'm less than a 9-minute scooter ride away from every place I want to be in the city.
Gig helps me translate the rent information. Most people showing me property in this area speak very little English. A pocket translator can be frustratingly slow in these situations. The benefit of living away from the crazy busy tourist beach area comes at the price of being surrounded by folks who don't speak English. That's a fair and manageable trade.

Like how he points out the smell - many many apts smell like urine and #2 fyi , be cautious of apartments that smell flowery when viewing. Often the piping was installed improperly in the bathrooms/building (irreparable) This is the same at hotels. Even 3 star hotels often have a rank odour from the bath.

This is what I want to see 😁 I would also like to see short term that are older (larger rooms) but are budget friendly, and in other towns near the beaches, not just Pattaya if possible (so many do Pattaya and Jomtein constantly, though none have fit in as many units while being as informative as you) Thanks for a wonderfully informative vlog, and thanks for not showing what’s inside all the empty cupboards and talking about every tap and doorknob you see 😂

Great condo reviews. I must say that I'm totally dumbfounded at the cost price of condos in Pattaya now. Theyve nearly quadrupled in value since 2012ish, which is when I had the money to buy a few, so I enquired back then. Kind of kicking myself now.🙄

2012 was the bottom of the real estate market in the US after the 2008 crash. Condos and houses in prime locations were crazy cheap back then. Maybe the financial crises also suppressed real estate value in Thailand at that time. 2008 - 2012, everything was on sale.

@@jzk2020 Food/cooking, building materials, and other developing country odors are present only in the big cities. Every developing country I've been to is a bit smelly in the city. The Philippines had the worst off-gassing smelly building materials in new condos built in Makati, Manilla. 🤢

Absolutely. Unlike Crisis hit Britain which has its worst housing crisis in history. Where I live in Sussex even Social Housing is expensive. 700 quid for a small one bed flat per month before bills. Absolutely outrageous. @@JakeSnowLiveSimple

great video. amazing how you can live nice and comfortable in pattaya without the game playing or one uping in America and probably many other countries. I have been to southeast asia only twice and both thailand and both in 2023 so im a newbie but i love it. Dont get me wrong, I love where i live in the U.S. but southeast asia is so affordable and some of the nicest people i have met.

From what I've seen, the 2 and 3 bedroom units demand a much higher monthly rent. There is a surplus of studio and 1 bedroom/ 1 bath units and a shortage of 2 and 3 bedroom units.

I really enjoyed the concise information and the range of places you cover. However, it would be much more helpful if you pinpointed each condo/apartment on a map and include their addresses. The Google Map you circle at the beginning tells us pretty much nothing.

I've actually been thinking I might need to choose the Philippines as the price of airfare and having a literal dog sitter might be cheaper there than rent in Thailand for the medical tourism I'm heading out there for.

Could you please suggest if there any person or agency who could help with renting? Of course not just for "Thank you"😉 Currently I'm in Pattaya, renting a Condo through the Booking, but i would like to rent for a long-term (6+ months) and as I see it's much cheaper to contact with owner, but I'm afraid that a lot of locals don't speak very well on English, and it could lead to some misunderstanding or long time of explanation through translator😔

You're welcome. 🙏🏼 Unfortunately, I don't have a person or agency to recommend. Many of the owners and managers speak English, or at least broken English. The workers who usually show me the units speak poor to no English. Using a pocket translator or phone app to translate can be painfully slow. I find it easy to make new friends in Thailand. Female friends, especially, are happy to help translate when looking for condos, opening bank accounts, etc...

GOOD JOB doing the reviews...i came to do a Visa but find todays Pattaya...like most Cities today...overcrowded...noisy...hectic...and lacking the old Spirit...location is what killed a lot of interest in the cheap condos...i refuse to ride scooter bikes around...we humans never know when to quit...when enough is enough...every City just keeps adding more....but a Beach town should feel like a beach town...i just do not get that feeling in Pattaya or Jomtiem these days....just Bars and Restaurants and Massage and more B&R&M etc etc and a million Condo units...most empty.

Thank you! I like the convenience of having easy access to everything living in Pattaya, but I understand exactly what you are saying. I've been in Nong Saeng, Udon Thani, for over a month helping Gig renovate her house. I love it up here! Peaceful, clean, quiet, and the people are friendlier. I also have not seen a single cock roach yet. This particular area reminds me of growing up in Wyoming on the family ranch.

I'm in the process of planning a move to Pattaya. I enjoyed this video, it's not another video of the shiny new high rises in Jomtien. I particularly liked the "provide your own mattress" unit. I would much rather buy a top quality memory foam mattress than sleep on the provided ones that are less comfortable than my carpeted floor where I live now. In addition, I just want an open space to divide up how I want rather than the rigid layout of new condos. I'm undecided about laundry. Am I better off having someone else do it? If I'm doing it myself, I really want a dryer. I used drying racks in Ukraine and they leave my clothes wrinkled and stiff whereas a tumble dryer has my clothes come out soft. Having a weekly maid service is a must for me, I'm glad you mentioned it. I really need to find someone who I can talk with about renting or buying a unit in some of the older buildings. I'm even willing to pay for build out the way I want it set up.

The laundry service is cheap and available everywhere. I've never had any clothes lost or damaged. Laundromats are also easy to find here. I prefer laundry service. It's so inexpensive. I don't like wasting time washing clothes. Gig has a washer and dryer that I currently use. I agree with you; it's nice having the dryer.

Thanks for the video you got a new subscriber. Looking to find a place to move into start of 2025 for 6mo or 12mo lease. Only thing is I don't drive motorbike, so all the places east of sukumvit road would be hard to navigate. Last condo you show is very nice (and the price proves it heh heh) I was a bit confused though, were the last two condos you showed from the same complex? The 2bd 1 bath and 1bd 1 bath?

Thank you! 🙏🏼 Yes, the last two condos were at APUS. A great location, easy walking distance to food, groceries, shopping malls, and the beach. I'm glad you mentioned the confusion. Next time, I'll add something visual to the video to clarify.

You're welcome👊🏼. Foreigners can purchase condos. A condominium complex is limited to 49% foreigner ownership. We can also purchase a house by using a Thai comapny that purchases the property on our behalf.

I live in Kalasin on a farm that is 45 rai, I manage on 20000B a month. my pension is about 80000B a month if you live a normal life here like you live in Europe you don't need a lot of money. When I lived outside Pattaya, I rented a house for 3500B a month with 3 bedrooms and a large outdoor space 5 minutes from the beach. I have learned that there are 3 different price classes in Thailand 1 Tourist price 2 Tourist with girlfriend 3 Thai who negotiate for you and do not say they are negotiating for a tourist

My U.S. home base is near the beaches of the Gulf Coast. A three-bedroom, three-bathroom unit in similar condition to the last two units in the video sells for $800+, while a one-bedroom, one-bathroom unit sells for $400K+.

Any of them except the last one, in Central Pattaya. All the cheap ones, are on the other side sukhunvit road, the dark side or East Pattaya, as they call. That I thing is the big gap here, more than the price, the location.

I have no idea which units are still available. There are always units becoming available if the last one is already rented. It's surprisingly easy to find available rentals everywhere I've been in Thailand.

That's true. Make US dollars and then spend it in Thailand. Many people my age or younger have remote jobs or have rental income from their home country.

I use Google Maps to find condos/apartments in an area I'm interested in. Once I'm in the area, I ride around looking. When I spot a complex that looks good, I'll check Google reviews to see if it's worth my time to visit. I often go solo, but having Gig with me speeds things up because she speaks Thai. That 2 bedroom unit was nice, but $900 per month seemed way too expensive. Is it this high because it is high season, and do you expect that it would be less after high season??

There are many 1 bedroom/1 bath, and studios avaialble, which keeps the rent rates low. There are less 2 bedroom/2 bath units avaialble. During the low season I think a person has a better chance of negotiating a lower price.

These units rents are really cheap. I thought southern Thailand , especially in city like Pattaya that gets lots of tourists and expats, are more expensive than northern Thailand. So are these examples very common in Pattaya / southern Thailand? Thank you.

Yes, it's been easy to find these prices and available units in Pattaya. I'll be heading to Phuket soon to check prices down there since I haven't been down there since 2021.
