Apartment Business in the Philippines for OFWs Ep 2: HOW TO PROMOTE YOUR RENTAL PROPERTY || Promoting your rental property online is super easy. But are we doing it correctly? in this video, we will share the Dos and Dont's for OFWs so they can properly post their vacancies to ensure full capacity and earn passive income.
We came up with this video after seeing some mistakes in some rental property groups that can be avoided.

We are OFWs too and we are really happy to discover your channel. We also aspire to have a rental business in the Phils. Recently we built a dorm type rental building and we have this single aspect of the room that we kind of regret we didn't think really hard when building it that I want to ask your opinion about. It is about the bathroom. It has this sewer smell that we think comes from the floor drainage. What do you think was the problem? Perhaps the design of the piping? And is this still fixable - in what way? We were thinking to have it renovated by removing the tiles and re-piping but we don't really know if this is a good solution. Thank you very much in advance?

Hello po. I'm sorry to hear that, Beau Jamo. We have a few things to check in cases like this. Naka connect po ba mga floor drain sa sewer line? Usually po kapag magkasama ang floor drains at sewer line yung sa toilet bowl dapat po may P-trap ang mga drain at wash basin sink. Ask your builder kung paano nila ginawa. Kapag wala naman pong P-trap isang solution po ay i-replace nyo mga floor drain ng anti-odor type. We highly recommend po to separate all the floor drains from the sewer line para maiwasan ang bad odor and para hindi agad mapuno ang septic tank. Mas maganda po kung makita nyo ang connection kung sa ilalim ng slab kapag nasa 2nd floor. Kung nasa ground floor naman, alamin nyo po paano kinabit mga pipe connections para magawan po ng solution. Thanks a lot Ms. Janice sa very informative na vlog mo on how to promote rental property, it helps a lot! Real estate investment especially kagaya ng sa inyo na rental business is really one of the best investment for many of our kababayans na OFW din since may earning na passive income plus meron pa price appreciation so double benefits. Imagine kung nasa abroad ka at naka pag start ka ng mga apartments it will give a continuous cash flow and it can help us na makauwi ng mas maaga in our home country for good at I'm sure na yan ang isa sa mga dreams ng mga kababayan natin na OFW like me. I'm happy na naka pag start na din ako few years back ng ilang rental properties and thank God di kami nawawalan ng tenants. God willing hope madagdagan pa apartment namin para mas secured ang passive income sa future bago umuwi for good. Nakakatuwa to see mga successful stories ng mga OFW's tulad nyo mag asawa since it gives motivation to our kababayan na mga OFW's na magsikap, mag ipon at mag invest ng hard earned money para sa future ng family. P.S. nice to hear yung sounds and chirping ng madaming birds sa area nyo, it means a lot of trees and very healthy ang place nyo to live in.. Hi Marc! Hala sorry late reply. :D Yes, maganda na ang first investment ng OFW ay real estate. Yun talaga ang pinaka-maganda na unang paglaanan ng kita sa abroad dahil tangible siya. Nakakaengganyo mag-invest kapag nakikita mo mismo ang gains ng investment mo through price appreciation or full occupancy kapag may tenants. Next nalang ang mga klase ng investments kapag nabuild na ang discipline and confidence in investing ng OFW and nadetermine na ang risk appetite niya. Of course, kapag may iinvest na rin. Hmmm, parang gusto ko ito i-discuss sa isang video ha. You gave me an idea. What do you think? Thank you pala for your positive feedback ha. :)

dati akong apartment manager ng 24-unit apartment dito sa usa for five years. importante talaga na piliin mo ang mga prospective tenants. sakit sa ulo kapag walang disiplina o hinde ontime magbayad ang mga tenants.

Hello po! Yung sa rental business permit po di ko na masyado maalala kasi 4 years ago na yun 😅, pero balikan namin sa city hall para mas sure. Yung sa income tax po si Abet ang gagawa kasi nag aasikaso. Timingan ko po na di siya busy sa site. Thanks for watching po!😊

Uu nga mukhang ang hirap isispin ang 5 yrs cguro 6yrs pa. Timing pa kc ngayon eh pandemic naapa Rohan din kya. Pro. Dpa naman aku nawalan ng pag asa. Maayos din ang lahat. Anyway I’m in japan hindi ako ofw. My anak na ako na hapon wala akung asawa very complicated ma’am hahhah. Kaya ko nga Minsan naisip ko kung kaya kopa kaya abotin ang aking pangarap hehhehe kc dna ako libre al the time kc mag alaga pa ako ng anak ko he is 10yrs old. Matagal akung Nagka anak maam. I’m 47 yrs old na kaya parang ang hirap isispin eh kaya kopa kaya hahahah. Actually maam. I inin ta kona sana ang lupa. Pero nun nakita Ikaw at chinky tan. Parang natauhan ako. What f I try kong magipon. Para na akung mag mamadaling ibinta. Pero dpala din ganun kadali mag binat ng lupa. So yon i kinancel ko agad ang pag benta nun nakita ko kayo. At naisipan ko po mag ipon na lng. And I’m thinking Sa aking retirement income Paano na. Haist. Hehhehe. Sana po maam. Ibigay na Sa akin ni lord ito. At Xympre hinihiling ko na bbigyan nya ako ng malakas na pangangatawan healthy lng para makapag trabaho hahhaha. Mmk na yata ito maam. Maybusiness na kc aku dati kaso d nag wowoRk. Hi Jean! 😊 Welcome to our Channel! Thanks for watching our videos. Regarding your question, ipaparenta mo ba siya as whole unit? Kung oo, House Rental na siya and yes pwede ka magparenta basta walang mabaviolate sa rules ng subdivision where the property is and walang clause sa Pag-Ibig loan contract mo na bawal magpa-lease. Usually naman walang ganun sa pagkakaalam ko. I could be wrong. Anyway, house rental na siya Jean. Di na siya apartment. If you plan to rent out the 2nd floor separately from the ground floor, parang Boarding House na ang kakalabasan noon. Depende sa area mo, pwede rin naman kung may kukuha. Sa nga malalaking cities kung saan marami ang mga single na employees, pwede yan siya. Check mo lang area niyo if may market for that rental setup. God bless you too! 😊

Hi Ms. Janice. Thank you po sa mga videos nyo. Very helpful po. Hindi po ako OFW pero we are starting to build rental properties. Tanong ko lang po, ano po masuggest nyo when building an apartment, kukuha ba ng contractor or kayo lang po kukuha ng workers. Plan po kasi namin is magpapadesign sa architect and may kasama na po yang details ng structure kasi mag site visit nmn si Architect at Civil Engineer before sila mag design to check the area. Tapos kami nlng po kukuha ng mga workers tapos kami lng dn po mag manage ng mga workers since may kakilala nmn po kami and mas makakatipid. Concern ko lang kasi is saan po ba papasok si Civil Engineer during dun sa building stage po? Dapat ba from time to time pupuntahan nya yung site?? Thank you po

Hi Rose! :) Good morning! Congratulations in advance on your future build! Tama yan na ask ka help ng architect in designing your apartment. But yaman din lamang na you consulted a professional in designing it, get help from civil engineers in building your dream. Kami nung pinagawa namin apartment naming sarili, we hired a contractor. Kahit ang asawa ko ay Civil Engineer, naghire kami ng contractor kasi nasa abroad kami and we believe in hiring professionals to do the job. It gave us peace of mind, although hindi yan foolproof ha. Nasa saiyo yan kung kukuha ka ng civil engineer. Ang project namin ngayon, kumuha siya dahil wala siya alam sa construction. It gives you peace of mind plus you know who to run after pag magkaproblema. Madalas mga tao na dumadaan samin nagsasabi marunong daw, skilled daw. Pero pag tinest na namin, sablay pala. So I cannot guarantee na magiging okay. Meron naman okay talaga na skilled and foreman like ang aming foreman. Pero hindi lahat ay ganun. Kung kayo ang maga-manage, just be ready sa mga ganung issues, procurement ng materials, equipment, plus yung stress. Kakayanin niyo naman yan. :)

Hi mam, with regards po sa security deposit, ang tenant kase binabawas nila ang naiwang bills(tubig at kuryente) sa deposit. At sinangguni ko ito sa isang abogado, ang sabe, ito daw talaga ang legal way. Ganyan din po ba ang ginagawa nyo?

Hello dalmp!!! Thanks for your question! We answered this question in another video where I interviewed Atty Barney Almazar. It's a good video to watch din ha, I hope you could make time for it. The part you are asking is in 10:56 timestamp. Diniscuss niya sa answer niya yung mga unpaid bills etc. kzfaq.info/get/bejne/otl3aNCnz6fGhas.html Legal naman daw na ibawas sa security deposit and final bills, etc. In our case, ginagawa namin yan kapag papayag ang tenant and kapag inaanticipate na namin na maraming repairs na kakailanganin sa unit. Baka kasi hindi magkasya kung pati bills ay ibabawas pa. But if hindi okay sa tenant, then we just deduct it because it's stated in our contract anyway. Hope this helps! :)
