Agreed!! The rental assistance is for unpaid rent, which if approved goes to the landlord. Seems to be for several months, but after that the tenant may still face eviction (especially those on monthly leases). Looked into it and it’s a just a bandaid for a huge wound and worse for low income seniors.

My boss is a Tampa real estate investor. He bought during the 2008 real estate slump. His expenses have only gone up for taxes, insurance and maintenance. His mortgage has remained the same. He is a Christian and refuses to raise rents beyond his increase in operating costs. His advise is :" Be kind to others; what goes around will come around."

The sad thing is that he will have to move.😭 Those companies have people who will pay $5000 to $8000 month to live there so they want the old tenants to move out. I don’t know anything about Florida laws but it seems not to have much protections. Sir you can buy a house for that much in California.

The rents are RIDICULOUS!!! $3200 a month is too much for ANY neighborhood, I don't care what is in the area. Renters are taking advantage of people and blaming the pandemic for the increases.

It goes both ways - tenants were taking advantage of the pandemic and not paying rent, and now landlords are raising their rents to unjustifiable levels. Like why does rent need to go up so high when I bet their cost increase is nowhere near that much.

Any seen insurance premiums and property taxes increase substantially? No? Okay landlords need to make cash flow because they are on the hook for repairs not the tenants. I don't blame the rent increases just happens when you print out so much money. Time to get roommates.

@@shellysmith1037 I know one thing. If I were in their shoes I certainly would move to North Dakota before I become homeless and/or begging the government for assistance. Problem is most people love to live in highly populated overcrowded areas and think they are too good to live in wide open spaces.

These seems to be pretty expensive areas by the water and such. It sucks, but what people are realizing is that they are being priced out of the area that they are living in. You either have to figure out how to make more money or move to an actual area/apartment you can afford. Just like the housing market, these rents may come down a little, but they are never going back below pre pandemic levels!

😂 where? this is not just in florida, this is in the entire country. if you rent, your rent went up. the option is not to move to another place, is just to rent a room to someone. This is only going to get worse. the wages and cost of living are all messed up. my wife and I make 150k a year, it might sound like much, but we are just keeping our heads above the water. after health insurance, mortgage, child care, and our retirement account, that only leaves us with 2 or 3 hundred dollars a month for investing in risky assets and or entertainment. The USA has already turned into an oligarchy.

@@ngpb17 rents vary vastly across the US. Real estate is a local issue not national. They are in very high end and expensive areas and 30 mins north of that is way cheaper. Those tenants are just getting priced out because more people are moving in the area. It’s called supply and demand

And they don’t have the servant classes and service classes due to them pushing them out in that “free state”. Yeh empty apartments in Florida will mimic blue state California (Downtown LA) soon! Cuz many of those “confederates” flying their flag and building gallows in DC aren’t the upper class Trumpster will rub elbows with or Florida will be thrilled to have in its HMO based neighborhoods. So while they rush into FL now, soon they will discover the high costs to live in red-freedom country.

It's everywhere that rent is going up, not just a Florida problem. That's what happens when people took advantage of not paying rent for 2 yrs because of covid. Now everyone has to pay across the board for their actions.

I’m in west palm and I have been in my unit for 10 years and got a non renewal notice. I’ve never missed a payment or late and was told I’d have to renew in a different unit that cost $900 more than what I’m renting at now

It's market driven -supply and demand coupled with extreme inflation and the shrinking value of the dollar. Look to the incompetence of the Biden administration as to the reason. If you voted for him, suck it up and maybe don't vote based on false promises of stimulus checks and student debt forgiveness, which will never happen. Sadly those that vacate will have 3 dozen people lined up to take their apartment.

This is why I'm living with relatives still in order to save money and eventually buy my own home. So I won't have to worry about being booted from a home I've rented for over a decade whenever the landlord decides.

You can thank the federal government for this crisis. They put a moratorium on property owners from collecting rent and or evicting those who didn’t pay their rent during the pandemic. Florida does not have rent control laws. Property owners are now collecting what was owed to them. They had to pay the mortgages on the rental property that set them back

Yep. This was a government caused crisis. Not being able to evict people also caused an artificial shortage in Rentals. Combine that with new people moving here to flee the lockdown blue states and you have the perfect storm to this crisis. It’s nice to live in Freedom here but it’s definitely caused people too many people to move here at once. I hope that they remember what made them move here in the first place when it comes time to vote

Plus real estate prices doubled in the last few years which raise property taxes. Insurance payments tripled in some cases. It cost much higher to do repairs. Property owners have no choice but to pass those expenses to renters.

Most renters should not pay over 30% of their monthly income for rent. To pay $3200/mo rent your income should be about $128,000 a year

You live in an apartment complex! Calling the news will NOT change anything. It’s not a charity but a BUSINESS & unfortunately nobody cares about your personal struggles like being a single dad, on rental assistance etc. Even worse, whatever the new rates are there’s always a new tenant willing to pay it because they have a better job etc so to the landlord, you having lived there for 3-20 yrs doesn’t mean ANYTHING! That’s why new property management companies are eager to get rid of old tenants who feel somewhat entitled to their old non renovated apartment simply because they’ve lived there for years. The landlord wants you gone so they can renovate your unit and re-lease it for a premium price… so called current market rates. This guy is fighting a battle he’s already lost. Like someone pointed out, just because you’re qualified for rental assistance don’t mean management is obligated to accept your rent voucher. Some ‘high end’ rental properties don’t even accept tenants on govt assistance because they see a future problem where one can’t afford paying the monthly rent if and when their assistance ends then have to go through the eviction process. I know, it’s sad but the cost of doing business. Compassion doesn’t pay bills. Think about it from a landlord’s perspective whether you own a house or an entire apartment complex as your investment. WOULD YOU RENT TO YOURSELF?

The thing is, middle class people are now facing the prospect of joining the homeless people already in the streets. 42 years of the permanent housing shortage had produced this latest crisis. I'm old enough to remember when there were no homeless people, because back then, rents were both plentiful and cheap. Everyone could rent SOMETHING,even if it wasn't too great a place. We still have slumlords,only now they can charge top dollar for their rentals. Because this shortage made people desperate.

Then don’t live a luxury apartment or expensive area as a single parent when you don’t make a lot. It’s not being wicked or evil. Think what is best for your situation. Like they said, get a roommate, go back to school online, get a real estate license. Don’t sit back and complain and call the news. There is always something to improve your life and do better at. This is happening all over the US... I live in a town of 10,000 people... The Rent for a 2 bedroom is $1,500 and it's a town that has nothing touristic here.... 3 bedroom is $1,900.... Landlords don't care.. it's all about greed... Feel bad for them

What they are not saying is how much it is to insure costal property. A lot of insurance companies have pulled out of south Florida so you can’t shop around. This is passed on to the tenant

this just happened to our family they sd that we had to be out by 6/1 or it would cost 5k per month, and they didnt want to let us renew the lease, it was 1275 2 bd and 3 bath townhome, we moved yesterday. single mom 3 kids

They should set a law against overcharging for rent. Most owners live overseas and don't know jack about the cost of living in Florida. It's unfair to the citizens. The city needs to stop allowing overseas people to build here while living in different countries. It's the city's fault because they constantly provide them with the money and permission to do so. The city will deny a Florida resident citizen and send them through hell to get anything from the city. For instance; the city of Fort Lauderdale took that Covid money to build a hotel and denied the people who were seeking funding to help assist with rent. The city of Fort Lauderdale made the qualification hard to get accepted. Most people didn't get the help and lost their apartments and some are far behind on their mortgages. The government is being unfair to the American people. We pay our taxes, we cast our vote when they need us. In return, we get treated like trash when it's time for them to help the citizens. In Fort Lauderdale, the drainage pipes are trash, I95 is trashy, the regular roadway is trashy, and the system is trash and full of thieves. Where are the do-right people?

I'm a landlord and the BIGGEST reason rents are going up...the tax appraisal districts are really hitting us HARD. I have one unit that has gone up 379% since 2017!!

@@FaithandNova I have a triplex that the monthly mortgage went up by 690.00 for taxes and another 41.66 month for insurance....that's almost almost 250 month per unit BUT the real problem is that you have to be out of lease to raise rent so a landlord could literally take a bloodbath because of a lease and it will need to be made up down the road for sure.....but I would agree that for 1 unit ...700 is pretty steep. Go look at the county appraisal districts website and see how hard they got hit by taxes.

Incorrect. There are currently 1,000 people moving to Florida PER DAY, mostly from "rich states" in the Northeast. This unit is probably already rented before he moves out. This is happening in many other states like Arizona and Texas.

Neighbor is paying $3200 in rent. My mortgage is lower than $3200. Move to a cheaper place, get a roommate and save to buy. I got the same wakeup call 30 years ago when my rent doubled.

You know anytime rent gets up this High such as $1,200, $1,400, $1,800, $2,000 and higher, our Local City Elected officials and State Elected officials need to hurry up and quickly introduce a Legislative Amendment bill that will allow paying Tenants to get Equity and part ownership out of paying High rent.

Even low income apartments are going up in FL. Where those people can't afford them unless your on section 8 or getting help . Some are HUD ran I know I lived in one and had to move out of state

Well, of course the landlords should have been assisted by the government, just like tenants who are cash- strapped. Meanwhile, this country really has a national, permanent housing shortage !! Housing has not been built to keep up with the growing population,and all or most of us are reaping the results,in various awful ways. Normal countries don't have large amounts of homeless people,but Third World countries sure do !

I have very little sympathy for landlords, many of them are using the opportunity to take advantage of the situation and pricing out long time residents including those who continued to pay their rents during the pandemic.

Though this could never have happened without the permanent housing shortage that started in 1980. Officially,that is. Once apartments stopped getting built, landlords could charge cleaning fees for even filthy units. First,last, security. It costs so much to rent now, that's why people are going homeless who never imagined they would one day ! Especially seniors. They're the fastest growing population for becoming homeless ! 42 years of Neoliberalism at work !

@@WkUpPeople Everything the government subsidizes drives up the cost. A perfect example is healthcare. You can also see a similar correlation of increased cost of college when the government started guaranteeing student loans to everyone. All of the COVID relief money they sent out to everyone along with the increased unemployment payments is basically a blanket subsidy and the result has been massive inflation.

The owners need to stack up so the next time the fed gov gives the greenlight for people to live for free and don't pay, then they will have the money to cover their own expenses for 4 or 5 yrs. Do y blame them? A lot of good ones got friggin screwed over.
