As from someone who has had multiple irrigation systems installed, I'd highly recommend the Hunter MP Rotator heads above anything else for your lawn. Also, make sure and don't skimp out on zones. Get as money zones as you feel you need versus trying to save a few bucks and tying as many heads as possible into a zone. For complete control you don't want to have parts of your lawn getting water that gets lots of shade while trying to water parts that get full sun. Also, make sure your contractors use a schedule 80 PVC ball valve for your shut off and nothing else. It's not that much more expensive, and trust me, you'll thank me later. I'd also recommend the rainbird control system as it's the most user friendly and has tons of options. Can be controlled by your phone anywhere anytime. Your backflow preventer will not be able to go in your garage as you said in the video, I'd recommend somewhere out back as they can be unsightly. Also, I'd do nothing less then sch 40 pipe for the lines. Be prepared for tons of damage to your lawn and lots of rock to be brought to the surface while trenching. Plan ahead to bring in more topsoil after installation cause I promise you all the trenches will sink below grade no matter how much they pack the dirt back in. Your gonna need to relevel your lawn afterwards for sure.

Glad you are looking at doing in ground irrigation given how much time and effort you have put into this project. Candidly, have someone install a back-flow device for you and then do the rest yourself. It is a ton of work, but knowing where every pipe, every joint and how deep everything is will be a bigger benefit in the long run. I did a ton of research and it’s well worth the effort to set the zones and heads exactly what the way you want. I even went as far as to install a yard hydrant in the garden (with low flow zones) to make sure I future proofed everything. All that said, if you are going to pay someone to do work for you, install a gate in the backyard. IYKYK

My 10,000k square foot system with 26 heads and 6 total zones costed me 3700$ last September/October that way you have a ballpark when they quote you the system we got a lot of quotes between 4-5k

Good idea to upgrade the irrigation system. Try the Hunter MP rotors with the Rachio controller combo. It is sweet. I wish you a prompt recovery!

You really need to draw out the entire property w measurements break it up into zones yourself, and then ensure you place the heads to obtain 100% head to head coverage. Get the specs for the rotors you want and calculate the exact nozzles and gallons per minute you need as well.

I think you should have waited longer before seeding the bentgrass. You need to kill off that old grass first and it may take multiple applications to get it all.

I don’t see how u can be under 8k??? With all the areas u want, including the city property???? Why worry about that area?? They could just come in a break it down without needing to ask u anything. Also the sidewalk areas past the sidewalk from your house are also City property. You cut those areas out to avoid a headache later and you’ll be much better off price wise.

I usually can follow your thinking and argumentation as well can confirm with my experience. However, if "creeping bentgrass" is agrostis stolonifera, I doubt you can control it longterm within your targeted boundaries. I have very resistent spots in my lawn and it pops up like cholera meters away from prior spots, likely tranfered with mower, roler and tools. Will see in 24 month..., hope you prove me false 😅.
