Sir I am not an advocate but maine ye plots ki puri info liya hu. 7/12 pr ye plots abhi bhi agricultural plots show hore so kya basis pr ye NA plot bolra. Kuch plots may surakshit kul bhi laga hai itaar adhikar may. And main point national banks loan kyu nahi dere ye plots pr ( because they knows everything) And bhout se legal issues hai ye plots may Overall ye sab scam chalra hai, innocent peoples ke paise stuck karane ka. So i am requesting everyone don't invest your hard earn money in such fake scheme otherwise you will regret in future.

Ok now let me try to answer this one for you. There is a notification from the Govt dated 4th Mar 24. Earlier it was for Khopta Township but now it will be 124 Villages and will be developed by MMRDA. They have now asked for objections from the villagers which will be addressed by the govt body. Unfortunately this is the comment section hence cannot share the screenshot. Now because this area is in the notified zone hence the transaction happens in NA. Now The real challenge, it's the time it will take to develop. Need to have atleast 5 to 10 years horizon.

Ok everything is fine Then plz clear this doubts They are saying plot is NA Just checkout survey no of the plots they sold its NA or agricultural plot ( it's still agricultural ) If they are selling on the basis of NA then on paper where is NA And what about the kul issue In future if there varas comes on 7/12 who will take responsibility. Why Navi Mumbai builders, powerful peoples not investing here ( they don't want such huge returns ) Why is any national bank not providing any loan ( they don't want interest )

Surakshit kul issue i will explain to you 7/12 pr itar adhikar may surakshit kul ka name cut bhi huva hoga too uske varas old 7/12 ke basis pr bol sakte hai ke hamare dad/grandfather ko ye plot se forcefully remove Kiya Gaya We want this plot for farming purpose under the kalam 32G And once the matter goes to court then it takes a long time to settle it. Currently the same issues happened with my family, now it's more than 10 years but still the matter is in court. Legally bhout issues hote like river ke near se if blue line nakashe se jaari too 50m tak construction not possible. And so on and so false.

Sir is mai bahot sare prosess hai farmar certificate chahiye ye chahiye wo chahiye maine booking ammount dekar fas gaya hu ham log farmar nahi hai so farmar certificate kaha se layenge ..ab inka kahna hai ke farmar certificate bana padega jiska apko 30000.rs lagega

All of these documents are not delivered immediately post registration. These get released from the sub registrar office after a few days. The company collects it and then delivers to customer. Hope this clarifies

Navi Mumbai me cheater log bahot hai. Pls think twice before going for a land investment. Hum total 10 investers ko broker ne cheat kiya hai. Court case chalu hai. Duplicate owner hamare samne laya gaya. Unka aadhaar card bhi duplicate banata tha. Unki team hai jo duplicate papers banati hai. Wo sab log abhi jail me hai. Hamare money bhi nahi mile and land bhi nahi. So pls be careful.

This is fraud of another level because generally aadhar is validated by thumb impression and only if it matches then the sub registrar authorises such transactions.
