Report her late payments and nonpayments of rent to the credit bureaus, also the eviction. It will hurt her credit score and her ability to rent again and do this to another landlord.

The woman was a front person for her buddy who couldn't pass a background check for renting his own place. This is why she was asking about sub letting.

Worst renters we ever had checked out too. She was a social worker for DHS and he was a police officer. They left the biggest filthiest mess I have ever seen and over $10,000 in damages. You never know. It's a crap shoot.

My grandma use to rent two homes. She felt bad for people who struggled and rented cheap. They destroyed the homes and were a pain to deal with. People like that are just free from a conscious and don’t care. They just move from place to place doing the same thing.

I've heard the same. My friend rented out a home...they stopped paying utilities...electric and water got shut off, so they decided to make fires in the living room to cook...

In poor areas in middle Illinois, tenants are known for insurance scams in which they set up Renters Insurance, set the place on fire, and collect. I met a dude at a bar missing a leg and thanked him for "his service." Turns out, he lost his leg due to a purposeful house fire set by his parents when he was 8....

@@emilyhess7816 My poor neighbor rented out to a couple who did not pay. Water was cut and electricity too. The couple went to the neighbors and asked for wood. Nobody gave anything except we. They were forced to leave. The house owner were forced to pay thousands of dollars for those squatters. Poor woman. She sold the house.

I've been a landlord for 22 yrs in a big city. Your tenants will make or break you. My husband & I have ZERO wiggle room on our very high standards. Not because we are snobby. It's because this is a business that could cost us EVERYTHING if we take the wrong tenant. If a prospective tenant asked me if they could sublet the home, I would say, "thank you for viewing the place" and NOT rent to them. Their questions and comments tell you a lot. Also, YES!! The cheaper the rent, the worse tenant you attract. That's been our experience, anyway.♥️🇨🇦

In my experience if they ask that type of question they automatically are suspect and will probably do it if they are asking. The worst is animals will tear a house up, and tenants will sneak them in. One tenant tore up floor because his pet snake got loose. Told the landlord he smelled something electrical ‘’burning.” Truth came out. AND, he was behind on rent!

​@@shirleydenton4747oh, we've had people ask about pets, too (though the ad clearly says "no pets". When we bought one of the places, it was wall-to-wall cat urine and YES! a dead snake. I used to work for Canada's largest landlord before we bought rentals. That helped. I've seen the worst case scenario (human feces stuffed in the electrical outlets, ketchup bottles sprayed everywhere and the plug put in the sink & tap turned on after an eviction notice!) BE CAREFUL who you rent to.

I allowed small dogs up to 40 lbs, but a German Shepherd or a Pitbull, etc. are not allowed. Not because I dislike them or some stupid reason but most insurance companies will not insure a rental property that has "bully breed" dogs. Even Rocky is considered a bully breed which is why I purchased a house right away instead of renting. Nobody would rent to me with Rocky.

We had one bad renter also and like you, had put in our own blood, sweat and tears during a renovation. We actually decided to let the property remain vacant, rather than accept another financial liability. People that criticize landlords have no clue what we have to put on the line.

I used to be a people person. I've been in property management for 23 years. I am now a regional property manager and hate people 😂😂😂😂. I don't really hate people. But I could write a book and people wouldn't believe half of it. Thank you for being a responsible landlord. I hope your next residents are awesome ❤

Several years ago, I had to evict someone and she actually defied the judge TWICE! Took me several months - she paid no rent - then she had trashed my house! Oh yeah - that reminds me she stole (and probably sold) my new Jennair cooktop! After that tenant - I found a professional property manager and had no issues! Have your property manager put a clause in your lease that they will do inspections throughout the lease!

Sell it. It is not worth it. We had six properties and my husband and I put our sweat and tears into each property making sure they were perfect to rent out. (Just like you did) Each property was destroyed. It is not worth the lack of peace. A cop told us to sell them after a drug bust at one of the properties. SELL! SELL! SELL!

It goes the other way too where some landlords are going to keep your security deposit for any reason. I moved out of an apartment and the landlord kept my deposit bc he had to clean the bathtub, $400. They know you won't fight over that amount. Like I said years ago.

Renting out at a lower rent will atract a lower class of renters, it's how it is. Also don't rent out furnished. Certainly don't include utilities, ever. They can leave ac running at high as possible 24/7 , they don't/won't care. Also don't include washer/dryers ever, just more headaches.

My folks had 10 apartments when I grew up. Not once did they advertise for renters. My mom worked at the high school and they only rented to (single) teachers. Some lived there for 20+ years. I went in and painted about every 5 years as a teenager/young adult. I set up a system where they all opened their blinds by 10 am. If not, someone would call me and I’d go in and check on them. This was set up because one of the teachers fell and I happened to be painting in the unit next door and hear her. My folks were lucky. On the other hand, I have friends who had rental properties and had horror stories to tell us.

Cameras on the property?!?! No way would I rent from someone who did that! I am expecting privacy and paying for it. That’s extreme, crazy and probably illegal.

Security cameras on the outside of the property, not on the inside. That way you still have your privacy as a tenant. & the land lord can see who's coming & going.

I worked for a property management company. We had a tenant that pulled off all the door casings and baseboards and burned them for heat. Being a landlord can be a nightmare.

My sister works for a property management Co. She's tenacious. If someone says they have no pets, she checks their Facebook. If there are pics of pets, she refuses them. Oh, the stories she tells me. I don't get it. When we rented, we treated our homes like they belonged to us.I once broke a piece off a microwave while cleaning. I told my landlord, but he didn't charge me. I asked why, and he said because I told the truth. He told me some of the stories that people have told him over the years. Unbelievable.

I feel your pain. I've been playing this game about 12 years and just had my first eviction. Although they left the day before court made it easy, and didn't have to go full-blown sheriff lock out. Dont be discouraged, sometimes they get through the cracks. Screen, screen, screen. I'd rather have an empty house than a shitty tenant.

In NYS they have restricted what things can be screened for. Believe me, don't trust a real estate agent to do it either because all they care about is their commission.

My FIL owned several rentals in the Bay Area, now being managed by his younger daughter and her husband. Knowing what they’ve dealt with in terms of destructive tenants killed the idea for me of ever becoming a landlady. It’s a shame that some people don’t appreciate what isn’t theirs and ruin it for others.

My mom had a beautiful property that she rented first to friends (mistake). Then they moved and she got a property manager (she knew this person) and rented the property out again. The tenants destroyed the property and the property manager never did anything she was hired/contracted to do. It was an absolute nightmare!! Lessons learned the hard way.

My landlord has the same school of thought as you. He rents me my house for half to 2/3 less than what the going market is in my area. He should be renting this house to me for about $1,700. He charges $750 I'm so grateful and I take care of his home like it were mine. I've lived here for 8 years and have had no problems. So remember, dream tenants do exist!

I rented my house out and will never do it again. They trashed my house, every inch of it and stopped paying rent. It was a horrible experience. Lesson learned.

I've been a landlord for 30 years and have 203 units (that is more than enough) and I have to chime in. 1. Renting with furniture is usually a big mistake. Not only is your furniture at risk of being destroyed, but you may also be attracting people who are ether short term or people with nothing because their lives are a mess. And keep in mind that a fairly high percent of people looking for a place to rent live,, live lives of chaos and leave a trail of destruction behind them. 2. You do not know if you are making money till after the tenant moves out because a turnover can cost you a year or more of rents. 3. Most properties only make about 7% or so on the capital invested. It's called the Cap Rate. 4. I only rent month to month because I can terminate the lease for no cause with a 30 day notice. 5. Only buy properties that your can enormously push the profitability on. 7% returns is how you stay rich. It is not how you get rich. Pushing the profitability of a property involves raising rents. BTW my 203 units are mobile home lots in my mobile home parks. I have owned apartment buildings, office buildings, a strip center, a theater, a large industrial building. Mobile home parks are by far the best. The tenants own the homes and it is none of my business on what goes on in there (within reason.) My job is to see that the lawn is mowed. The average tenant in a MNP stays 14 years. You get more units per $$$ in mobile home parks than any other real estate. in most part of the country. So that when I do a rent increase it is X 203 units X 12 months. The numbers get real interesting when you do that.

After renting property for about 30 years, I always have the same question...why can I live in a property for 20 years and my window screens are still intact. Let a renter move in, and the screens are destroyed in a matter of weeks. Always the same. Almost every renter I had over all those years. Renters hate window screens!

Just as an aside to my previous comment. When we were selling the condo, someone wanted me to lower the price of the condo because she was a single mother with a child, and she wrote me a letter to see if I would do that because she did not have enough money to buy the condo. NO!!! I sold it that next week to a veteran who really appreciated the lovely place we had he told me that he had never lived in such a nice place, and he thanked us for selling it to him at FULL Price. He did get a great deal as everything was brand new and spotless in the condo.

Prepper Princess - If legal in that state, have your property manager put a clause in your lease that they will do monthly or quarterly inspections throughout the lease! Works wonders! I also paid for quarterly pest control so the company was in there every quarter and could let me know any red flags!!!

I’ve rented out the little house we built for my mother for several years since she passed. People complain they can’t find a place to rent. They don’t have criminal histories and promise me whatever I want to hear. Most have been co-workers I thought I knew. Once they get in, they trash the place, bring in all their worthless friends to squat, barking destructive dogs, crapped out cars and expect me to “understand” when they can’t/don’t pay rent. The list goes on. I’ve owned my house, that house and the property we’re on since 1983 and rental income would help me to stay here, but I’m in the hole instead. I’m in the process of packing up and will sell and leave. I’m disillusioned with the human race.

I rented a small house when I was working in Northern California. It was great. The landlady and her family lived next door. The family literally adopted me as one of the family and had me over for supper from time to time. The week before I moved out, the family took me out to dinner at a nice restaurant. You are one of the family, the landlady said to me. Come visit us whenever you are in town.

I like the fact that the benefits of a property manager goes both ways. We rented in Colorado and we had a dream of a landlord. Sadly he lost the house due to divorce. Our new landlord tried to go against our contract and made our life miserable. She decided to fight us by going through a property manager. She even tried to still strong arm us even with the property manager. When our lease was up, we opted to leave and she tried to keep our deposit and tried to charge us more. We left the house looking better than when we moved in and had pictures to prove it. Thankfully, the property manager stepped in and handled things legally. They even stepped in and helped us find an affordable rental with much better landlords.

I am a great landlord , have been treated like a dog, lied to consistently and literally had my house destroyed twice. Yeah that advice was b.s. AND by the way you get lied to by property managers consistently also - especially if you live in a different state ..

I have a friend from high school. She and her husband have been investing in commercial property rental for years. They decided to rent their home out after they built another house. They had it for 6 months before deciding to sell. They said residential rentals are nightmares. We had one rental home. Never again. They destroyed it.

Why rent furnished? As a renter I've never rented furnished because I don't want to use stuff others have used. It's gross. I have my own things, my own taste, etc. I don't see the appeal. And as a landlord... Why risk people trashing the furniture?

Because she didn’t want to take the stuff with her or the hassle of selling everything. Also probably felt it would help rent the place faster. I have no doubt there IS a great renter out there Princess can trust - it is just a matter of finding them. Someone could make millions if they started a ‘renter rating’ business where good renters are vetted to the max - and a landlord could count on renting to any person/family on the list. There are some folks who don’t want to own & will rent forever - the good ones need a publication acknowledging their responsible behavior.

Very grateful for a fair, responsive landlord. We’ve been in our house/apartment for 7 years. ALL of the same tenants are also still here. Meanwhile, all the converted houses around us are in a constant cycle of people leaving and new people moving in. We are lucky.

We rented the same house for 13 years. Great landlords who lived next door & became friends. Rent was cheap enough that it made sense not to buy a home. We handled most repairs & improvements ourselves, & when we did finally move, the house & property looked much better than when we moved in. Sorry this happened Princess, & hope you get some quality tenants.

I've been a landlord for 28 years. I'm selling my last piece at a reduced price just to get out from under it. It's to expensive to maintain and to much aggravation. I have no idea where the morals of people have gone?

The first home (duplex) my wife and I purchased we had to owner occupy in order to get the low down payment financing. The unit we intended to occupy was inhabited by slobs. The lady smiled and assured us she had no problem leaving. Then she attempted to extort us for $5,000 for undue hardship even though she was month-to-month and knew the place was for sale. Luckily, a legitimate threat of eviction letter from a lawyer got her to leave and actually leave the place in no worse shape than it was when we purchased. It's going great now. We moved out and have both sides rented. We learned real quick that the quality of person in your home is probably the most important aspect of being housing providers.

I'm sorry that happened to you. Landlords have a thankless job. Tenants often hate you because in their eyes you hold the power, where all you're trying to do is make sure your asset isn't being trashed. My brother sadly passed away in a rental property and wasn't discovered for a few days. He was an alcoholic and a chain smoker. As soon as he finished one can, he'd throw it on the floor and open another. There was a mountain of beer cans inside the apartment. The property was declared a biohazard and needed specialist cleaners. The landlord was so kind when I spoke to her. Her only concern was for my brother who'd passed away. It must have cost her thousands to bring her property back up to standard so it could be let again.

Many multi-unit, high-rise, residential buildings do it. Cameras everywhere...outside the building, inside lobbies, elevators, garages, hallways, laundry rooms, gyms, outdoor recreational areas, onsite property management offices, etc. Some even have security personnel onsite. Many folks are used to it and appreciate it.

Thank goodness you had a property manager! My friend lucked out and had great renters, so she was able to be 'that landlord'. They kept the place immaculate, always paid on time, so when one of their kids became very ill ill she graced them three months rent, which they paid back when they left even though she didn't expect it. Tenants after them was complete opposite, a nightmare!

I was recently a womans very first tenant in her very first rental property. I didn't last a month. The last straw: she wanted to know when I had a visitor, okay. I advised her. She wanted my friends information so she could decide if she was going to allow me to have this visitor visit.

My husband and I own 40 rental units (Canada) , and mange them all ourselves. We know exactly what you are going thru. The stories and lies tenants tell are unreal. The damage they do can be unreal. We also have a bunch that are furnished and include utilities. One rental is our former family home...and the damage the first tenant did was about $17K (in 2008). After you get experience, you will see the red flags. When they ask if they can sublet...give them back their deposit, if that is what they are worried about. I'd like to say it will get better, but it really is a numbers game. Every tenant has the potential to be as bad as the last, no matter how well they present themselves.

I've lived in the same apartment for about 5 years now, and I've had 4 different sets of neighbors in the downstairs apartment. All 4 of them smoked pot all night. 2 of them had been selling drugs from the apartment. I do think these types of people would not be interested in the apartment if my landlord would install security lights and cameras outside. I can't handle another bunch of bad neighbors, but cannot afford a house. I am preparing to live in my car before the next set of scary folks moves in. I would honestly feel safer and more comfortable in my car. And it definitely will smell better than 2nd hand pot smoke!

My advice to anyone considering becoming a landlord in today's insane world, "Don't do it!" Buy a house and "flip" it, but never become a landlord. People who don't own their home will rarely take good care of it.

The renters next door to me were druggies. When they finally got kicked out the owner came over and opened the garage door of the two-car garage. It was full of those white kitchen trash bags. AND, I mean full! Floor to ceiling, front to back, side to side. He got a U-haul to remove the stuff. But wait. My druggie neighbors always complained they had no air conditioning. The owner told me the house had AC, but I relayed the druggie's assertation that there was none. After a quick inspection, we found the outdoor AC compressor was gone. Cut off at the wiring and the refrigerant tubes. Guessing they sold it for cash!

Husband and I were landlords for 3 years and we r not doing this again, too much headaches , I’d rather do dividend stocks, no property managers, no tax, insurance, repairs, clogged toilets. I remember when they left there was food splashed on the kitchen cabinets and the ceiling, unreal.

If you live near a military base you can rent to solders. Not saying that some aren't as bad as others but you can go to the housing & make a claim. They will garnish their wages & correct the solders.

I also have had tenants from Hell. Over the years, my husband and I have had a furnace stolen, kitchen cupboards stolen, I could go on and on. The police ask if we have any proof the tenant took these things. We told them they were the only ones with keys, besides us. That didn't seem to matter to them. We could write a book.

No tenant is going to care for something that they do not own … I rented a home I had in Orlando out and it turned into a nitemare. The kids left gum stuck all over , broken washer , broken garage door opener ( not the clicker the actual mechanism) they left garbage in the attic etc. They moved out in the middle of the nite … thank god !!!!

I remember being a renter. Before I left, I washed the walls, shampooed the carpet, deep cleaned the refrigerator and bathroom. Not everyone is a bad tenant.

​@@PrepperPrincess I started renting an apartment in 2019 for $1000 that is now worth $1700+ where I live. My landlord could easily raise the rent or try to evict me and get a much higher monthly income at market value. However, I've never been late on rent ever, am a working professional, and I do all the maintenance myself and when the landlords came in to view the property last year they were so impressed by how immaculately clean and maintained the unit is. I believe they don't decide to raise the rent or get me out to get someone in who will pay a lot more because they know the risk involved in that and are grateful to have someone to rent to who they've never had an issue with in 4 years and who treats the property like their own. So yes it is possible to have great tenants, and they're probably the minority so when you find them, it's less time money and hassle to just treat them well and keep them

Our friend rented his home for decades to a single mom. She was the perfect renter -he didn’t raise the rent. When it was time to sell, my friend offered to sell her the house at a greatly reduced price, because of how she took care of her home. A happy ending. There are good renters out there.😊

I've been a landlady 28 years. I'm selling my last house because of the poor quality of tenants the last 5 years. Even the ones who check out great are bad. If I were you I'd take the furniture out and sell it before it gets ruined.

In your contracts make sure you have a clause that states "NO persons other than the Leasee can be in or on the property longer than 60 days" with the approval of the Property Manager" Have an Attorney draw up your Contracts rather than just a "Boiler" plate......

That was in the lease but it was 14 days, not 60. Didn't seem to matter. If someone is not following the rules, why would they follow what is written in the lease? They won't.

My small opinion is that if you provide a furnished home, you are attracting tenants, who own no furniture or very little and then you’ve got to ask yourself why do they need a furnished apartment? Just saying.

Furniture is for short term renters, cheapest stuff you can get (my landlord sold furniture) when I started I had my own bed and nothing else

Always put it in the contract that any misrepresentation on application is grounds for default in contract.

Now I know why several landlords begged us not to leave, we always left our rentals in better shape than when we moved in. Hubby being a carpet installer, he got free carpet when they had overstock so he'd change the carpet in the rental, put in new tile in the kitchen, he always asked the landlord if he could, and they always said yes.

I have a tenant that I asked for substantially less rent money since she is an outstanding tenant. I rather get less money from a "known" instead of gambling, and getting much more money, from an "unknown". I have the greatest peace of mind.

I'm so sorry this happened to you. I've been a lifelong renter--in NYC, Houston, Orlando, and Buffalo--and I can't tell you how many times I've been asked by former landlords what it would take to get me to change my mind and renew my lease when I decide to move. This isn't a new problem for landlords. There are really crappy renters out there that give the rest of us a really bad name. In fact, they've contributed to the rental market becoming so insanely expensive and challenging. I've just purchased my first--and forever--home. My mortgage will be about $100 less than a comparable rental in the area because of the &**% 6% interest rate, but that's OK. Rents never decrease, but my fixed interest rate won't increase, either. 🏠🏠🏠🏠🏠🏠

My husband bought a paid for condo in North Carolina three yrs ago and he rented to his niece who stop paying rent 5 months ago we had to kick them out this month no more renting to family or anyone else with out a contract!

We had a couple bad renters and people just don't understand unless they go through it. You own it and walk in to find rotten meat in freezer running blood all over the floor, kitty litter has been flushed down your toilet and now need plumbers and pipes, spray paint, ripped floors etc we don't rent any more it's just our kids now.

Renting property is one of the riskiest ways to make money -- I highly do NOT recommend. There is NO WAY to know your tenant/s until it's way too late.

When we sold our first home, the buyers asked us to take a second mortgage. It wasn't a huge amount of money but within a year it was in foreclosure with the first bank. The relator that listed the home said they took the shed, brand new kitchen cabinets and anything of value out of the house when they left. He said he never saw a stripped down house before this.
