I've had my cleaning business for 16 years now and the very first thing I learned from my very well off mentor was to ALWAYS charge by the job a flat rate! I have never and will never work by the hour! You make the most money by the job...unless you have no clue what you are doing and take 6 hours to clean but I have found over the years almost every house takes 3 hours to do..I try to get $100 a house which comes out to about $35 an hour..now some homes take 2 hours... That's the benefit of not being hourly..You would not want a client to know you charged $100 for only 2 hours work but again, They have to realize you are not their employee..they are not paying your taxes or benefits..they do not get to dictate how much you make per hour!! You are like a plumber or other home service contractor providing a service! Look at what a plumber charges..$100 for 15 minutes to unclog a drain.. You are providing the service of cleaning a home..You are paid to perform certain tasks and clean certain areas...Once that is done you are free to leave whether it took 1 hour or 5 hours...This has worked quite well for me and enabled me to usually ear $1,000 or so a week alone...doing 2-3 homes monday thru Friday..NO WEEKENDS..BTW..the clients that ask for weekend cleaning are the ones that will give you the hardest time and micro manage you...I won't clean a home full of people..if they are home I will empty my bleach spray in the shower so the strong smell drives them out!!! Sounds bad I know but look at it like this..How would you like it if I came to your work and stood on your desk while you were working???

I've decided to do the same thing. Im just starting out and hiring workers. I cant figure out if they are supposed to be contractors or employees when it comes to taxes??

Chris Reed Happy new year!!! Would you please share with me your way to clean fast? I do clean a house every two weeks 4.000 sq ft only vacuum it takes me about 3 hours so total is 8 or sometimes 9 hours I get pay $ 130 no matter if I work 8 or 9 hours please please give me some ideas thanks have a good day

I did exactly this and it worked perfectly! I now have grown my business exponentially and charge $40/hr! People are loving my service and are happy to pay :) I never realized how rewarding this job and business can actually be. Glad i took the leap! @@jcastro91235 some are well off, others are high to medium income. I service all types of clients. One thing I've learned is to never lower my prices but always deliver above average service and genuine care for my clients.

@@jcastro91235 for my existing clients, I give them a month or 2 notice before raising my rate. And I usually only raise it by $10. So if they were paying 25, I would raise it to 35. Or if the whole clean was $90, the new rate would be $100. All new clients are $40/hr with a 3 hr min. Most people seem very comfortable with that rate. I was nervous to raise my prices but I havent had a single person balk at my rates. :) good luck to you and your business!!

I have been cleaning for about 5 years and I love angela. I must say that she is right about everything. She is suggesting an hourly rate to those who are NEW to this business. $25 per hour per cleaner.

Thanks for this video. I had a costumer asking my hourly rate for cleaning...I charge $30 Canadian dollars per hour. So she answers (by text message) that she has a person that goes for $25 cad... I felt annoyed as I don't understand why some people want to put a price to my job. And actually 30 cad is pretty ok! It not fair for me of course to lower the price because it's a heavy work and it requires many skills, is not fair for my other clients either as they pay what I charge and many times they tip me.

We have been operating for 8 years now and enjoy your videos. You give great advice! We price by the job as we find it keeps everything straightforward. It ensures that we understand what the customer has requested, the customer understands what they have requested and we can make sure that expectations on both sides are managed. We have a gained a good reputation working this way and it also helps us keep our employees happy as they have clear guidance. Everyone works at a different pace and even a hot day can slow you down a bit. We focus on getting the job completed to a high standard, not watching the clock. When you go to get your haircut you don't pay by the hour, the emphasis is on being happy with the outcome, not the time taken.

I clean an office once a week and the owner pays me $50 for about 3 hour of work. She wants me to clean her and her dad's house. We did a walk through but didn't discuss payment. I'm not sure if I should charge by the hour or for the job. I also heard you should charge by the job because if you get good at it and fast, you won't make as much or some owners think you're taking your time to make more money. She wants 1 bedroom, kitchen living room, bathroom with tub and shower upstairs, and finished basement set up for her handicapped son. It's an open room in the basement with a bed, cabinet with Nick nacks,, bathroom with big shower, fridge, seperate laundry with litter box for 4 cats so lots of cat hair. She had 2 girls that cleaned a week ago and said it took them about 31/2 hours. They didn't do a good job. I saw tons of cat hairs all over and between the steps. Her dad wants 1 bedroom, 1 full and 1 half bathroom, living room with an addition added on, dining room, kitchen done. He collects tons of stuff so lots to dust and clean. He's a widow so not very clean. I have to bring up payment but not sure what to charge. She loves the work I do at her office. Any advice would be appreciated.

I haven't started yet so I'm a bit curious how it turned out, noticed this was from a year ago. As a newbie I was thinking maybe by the hour the first time since there was a lot left by the previous cleaners and once you've set a standard and have the initial cleaning done, charge by the job? I'd love to hear what you decided!

I'm thinking about starting my own cleaning business. I had know idea what to charge clients. I thought going to my next door Neighbors ,and give her a free cleaning session would be a great way to start. Foolish me! I'm glad I found this video before advertising my labor for free. Soon I will love to contact you and I will love to share some tips on how I do my job, to be honest you may not have millions of views in your videos but your videos are the most close to the reality the we leave day after day in the bay area, I seen some videos where people supposed to training people to do this business but they are inside in the showers with shoes on , that's not right people is paying for a cleaning not for you to get there houses dirty but it is what it is, in what part of the country do you have your business ?

@@AskAngelaBrown i have been cleaning for over 20 years on and off. 3 years solid now. I specialize in DEEP cleaning. (It satisfies my OCD) So no job takes me 4 hours. Never.. Sometime i need a second day to complete. If i charged by hour i would never get the job. I do feel i low ball myself all the time but i dont want to lose the bid.

Oh dear, we need to have a quick sidebar. $25 per hour is pre-pandemic. The going rate anywhere in the USA now starts out at $50 per hour with the cost of inflation, supplies, insurance, labor, PPE, Fuel, equipment, etc. $50 per hour per person is your new starting (introductory rates). 👍

I agree here with this thought process. I also find my flat rates take advantage of the situation. Add on’s, rooms not tidied up first etc. Whereas my hourly clients, not so much.

Hi Angela! I was hired (first time house keeper) I went in head first with absolutely no experience and the bosses own a company and I was hired through the company at $15.00 an hour and I am required to work two days / 10 hours a day I have been there for almost 3 yrs 2018 and I get a dollar a year raise when he this year will be at $18.00 an hour- because I am part time I get no benefits from them, it’s family owned and other housekeepers are paid via the company work full time with benefits. I choose to work only the two days. We live in Houston Texas, it’s interesting to know the going rates!!! I am also a babysitter, pet sitter, bather, feed 5 cats all for same pay!!!! Thank you for enlighten me

I stumbled across this because I was asked to help someone prepare for a home sale and move. Lots of cleaning, some packing and helping move things to storage. I LOVED the work. It's so fulfilling and satisfying. I'm going thru a divorce after being a stay at home mom for a decade so I have zero official work history tho I've been busy. This seems like a great way to jump in to keep from going into panic mode and make very reasonable money.

I am in Australia and am trained in age care but I love cleaning and organising, it's my thrill in life, I turned 40 this year and decided to finally set up the business I really want to do. have been thinking about designing housekeeping packages from basic to whatever a Luxe package would be called. I will be offering cleaning plus dishes and laundry,ironing, bed linen and Cooking, meal prep and fridge and freezer organisation. I have ordered your book today to read before I start planning.

Love this topic. Whatever you charge whether its $25 or $50 an hour, you will always get clients who can afford it. That's the reason they hire us to help with chores they can't do or their work schedule doesn't give them time to do it. Like the Law of Attraction, like attracts like. If I charge $50 an hour, I'll attract clients who can afford $50 per hour vice versa. Plus, if you hire someone who charges $35 an hour and doesn't do a great job vs someone who is experienced who charges more. You get what you pay for. Quantity over Quality. We always get jobs that was cleaned by another company and we gotta re-do it because it wasn't done correctly or efficiently. That's my 2cents...lol

Absolutely right. Always do your best. There are clients who appreciate it and will pay you accordingly. When a friend was severely disabled by surgery, she hired a woman who only had one reference . They lived in a remote area and cleaning workers who would drive 20 miles were hard to find. So she offered very good money for the deep cleaning job and travel. The woman showed up with her boyfriend's seven year old son, who immediately went to the bedroom where my friend had locked up her pets for the day. He teased and poked until they were barking their brains out and trying to claw through the door. The cleaner didn't say a word to the kid. She filled up the kitchen sink, and proceeded to wash antique knick-knacks, including some fragile collectibles, without asking. She never got near the windows or the sole bathroom. The woman had been hired for four hours of deep cleaning, not milking the clock by bathing porcelain figurines into a coma. So, Instead of being paid for six hours and a bonus, she and the uncontrolled brat were sent home after one hour of unorganized playing. My friend was willing and able to pay for a deep clean and maintenance, but this unprofessional screwball messed herself out of a generous client.

Idk, I would have to say quality over quantity in my opinion always. I don't care if you clean for more time(quantity) vs. If you clean for cleanliness(Quality). I would much rather pay someone for a job well done then paying them for goofing off and taking their time and half assing the job

Starting at $25/hr is good advice. Once you have signed up one customer at that rate, start bidding at $30/hr. If you do not get a customer in 5 bids, go back to $25. When you get a $30/hr customer to sign up, bid the next one five dollars higher. This is the fastest way to discover what the market will bear. Then, you start studying how to sell and close, and you discover that the market will bear a whole lot more!

Hi Angela. I have really enjoyed your videos. They are all informative. I’ve been in housecleaning 27 1/2 yrs Feb being my 28 yr Ann. Self employed, one employee(me😁). At the beginning I charged by the hr, took 4 hrs as I got “my system” down packed, I started charging by job now takes 2-3 hrs. If you do a good job your name will get out there and you will get your jobs word of mouth. I’ve never had to pass out cards(saves money) or had to advertise. This is also good because this keeps you with people you know you can trust. I do all the basic cleaning, I could name them but will take too long. Lol. I just wanted to mention. I don’t do windows, as you have mentioned there is professionals out there to do this. And because these will take the 3 hrs at a home I don’t do ovens, inside refrigerators, carpet cleaning or stripping floors. The homeowners take care of these and honestly they don’t mind. I’m sorry I’ve written alot🤦‍♀️🤣. I really wanted to mention and maybe you can do a video on this. It’s very important to claim your business on taxes too. You are hurting yourself if you don’t. I know a few doing this job that doesn’t claim and they make more then I do. Thank-you for all your input. I just watched your video on caddy’s, I’m going shopping for a new one I like that you mentioned. Happy cleaning!

This is my dilemma now. If I should charge by the hour or job. I clean an office and she pays me$50 for about 3 hours of work. She wants me to clean her and her dad's house. We did the walk through but didn't discuss pricing. Not sure to do hourly or by the job. I'd love your input.

Yes Angela very wise what you teach us. I have clean for almost 30years and now I even can tell customers who want a professional cleaning service and no want to pay for it. they want to pay cheap labor it make me mad that I walk those rouds. but I'm no longer acept that. I know now that im very valuable because of my expirance and I have happy satisfied customers that I earn over the years😊

Hi Angela here in the Bay Area house cleaning is we’ll payed, I charge 50 per hour when customers want per hour but most of my customers I charge per the job and I have a big list of happy customers, I’ve been doing house cleaning for 17 years and I will retire in 4 more years with a retirement plan that I planed since the beginning, since I don’t work for a company I have to have a resource for my future, thank you for all your advice on all your great videos, We speak the same language as house cleaners, love you!!!!

I definitely needed some pointers in the right direction I've done this off and on for many years now however I never actually wanted to Branch off and do my own thing until a few years ago now I am motivated and also encouraged to go ahead and charge someone 25 to $35 an hour. Wish I really knew this question. Because I do house cleaning. I started at 25 per hr. (Now I'm locked into a large 7room home at only 25 per hr) but, another home I charge 30, but I use all my cleaning supplies. I charge 35 per hr for commercial locations. (Usually is because of scale and using my own supplies)

Pricing has changed in the past few months due to inflation of all cleaning supplies, cleaning equipment, PPE, fuel and more. You'll have to raise your prices to stay in business.

I know this video is older but I thought I would offer my own advice when it comes to pricing. I don't recommend hourly at all. The reason for this is simple, the customer will be on top of you the entire time and a lot of times it does not allow for a proper cleaning due to the time constraint. We have been in bussiness for a few years and price by ranges of square footage, which works pretty well overall. It does have downsides such as having to check to ensure the proper square footage is reported by the customer, but it is a trade off worth taking in my opinion. Know your expenses and break even point and then charge at least 2 times that amount to make a profit. Most importantly, collect data on how long it is taking you or your employee to clean each home so you can hone in your pricing.

Hi Nick, You are correct. Long term the best pricing is done by the job. That said, for cleaners new to the business I still recommend charging by the hour due to the new cleaner having no structure, no systems, and not knowing their own skill level. Being paid by the hour triggers a series of steps that will naturally drop into place a "to do" list that will either force them to become a business owner or force them out of the business. Being paid by the hour is the quickest way we have to find out what a cleaner is made of, and they get paid for the education in the process. Being paid by the hour is an introductory price and is not a long-term pricing structure.

@@AskAngelaBrown I do not agree. It is not the customer’s responsibility to pay for an inexperienced cleaner to learn on the job. In my opinion, there should be a flat fee. Perhaps more for the initial cleaning if the house has build-up, then a lower rate for regular cleaning.
