5 reasons you shouldn't invest in a REIT:
Why Private Equity Real Estate Funds Are Superior Private REITs
1. Fees to Promote funds. Private REITs have been notorious for their high fees-and many sharing 10% with brokers. This upfront expense becomes almost impossible to recoup and offers no value to the properties or investors. In fact the Financial Industry Regulatory Authority (FINRA) now requires private REITs to provide statements to investors showing this drop immediately. This disclosure and public awareness apparently had a negative impact with the public with private REITs raising almost eighty percent less in funds.
Meanwhile, more cash is flowing into private equity real estate, like Cardone Capital. I refuse to pay any fees or commissions to brokers, reducing ALL the cost of middle men. My company uses social media crowd funding to create awareness of the deals we are investing. That way ALL of the investors dollars are invested in the properties.
2. We Buy Then You Invest. With a REIT you invest money upfront before the properties are purchased and most of the time you don’t know what property you are invested.
With the REIT the theory is you buy a diversified pool of properties, but in practice, REITs don’t start off with a pool of properties and they must start paying dividends to their investors so, REIT managers have the propensity to invest in properties to generate dividends to pay the investors.
3. Tax Advantages - With a Real Estate Investment Trust the investor is invested in a convertible stock certificate unlike the private equity investment that makes the investor a partner in the property, with the full backing of the real property. In a private equity fund you are a partner in the property rather than a holder of a piece of paper.
The tax implications (to be covered in a bit) provides a massive benefit to the investor of a private equity fund over REIT.
4) Monthly Cash Distributions. Private REITs typically pay every quarter whereas a good private equity firm who manages cash flow and is personally invested in the properties is motivated to pay investors out monthly as they are motivated to pay themselves.
As a real estate operator investing in a property I want to be paid monthly. If their is cash flow I demand we distribute monthly to the investors.
5) Private Equity Mentality vs REIT Mentality - The mindset of of private equity fund manager is about investing in real property not the day to day value of a piece of paper created by the Wall Street smarter chemist.
In REITs profits take a back seat to Fees. REITs generate most fees through transactions and the SEC warns that deals can be struck just to generate fees.
The private equity fund manager is driven by finding the right real estate assets that can produce cash flow over long periods of time and create appreciation for the fund manager and the investors. Whereas the REIT mentality is fee driven whereby they get to keep their jobs and fees are based on trades not the asset itself.
6) Taxes - One of the great benefits of real estate investing is the number of tax advantages provided through depreciation and long term capital gains.
REITs do NOT share these tax advantages with its investors and instead each year send you a 1099 form, as though you work for them.
The private equity firm passes all tax benefits on to its investors, including depreciation and capital recapitalization, while REIT payouts are taxed at an investor’s higher ordinary income rate and no depreciation deductions are passed on.

Mr. Cardone If folks invest with Cardone capital (or Fundrise etc), they lose control and liquidity. They can't get their money back unless Mr. Cardone is ready to sell the property. With REITs, people don't get stuck. They can liquidate at will to take care of any emergency or alternative opportunity.

Liquid investments are highest in risk as they are 100% exposed to the vagrancies of the behavioural selling pattern of the mass population. You need to stop watching CNBC news and get your head out where the sunshines! Real Assets are backed by physical specimen and their value is protected by their being 'illiquid' in nature. You need liquidity park you cash at the bank. You need an investment buy commercial real estate, and or own your own cash-flowing business.

Due to ups and downs in the roller coaster economy and an individual's changing circumstances, there are times when one is desperate for liquidity. Cash is king. No disrespect intended.

Agreed. U have to be careful with these private REITs because that's just what it is, despite him not calling it that. U can't liquidate your funds if u want to and one should be able to because it's their $$$. 2nd u may not get a return up to a year or more , so it could be 5 years before you see anything worth your monies. 3rd the 5k buy in people. Please stop. 5k think about that, u could do your own research and find great ways to spread that 5k around to make passive income. Even Jay Morrison trust is $500. Which I don't fully trust. I'm ONLY dealing with public traded trust in this field because of the protection you get. If u go private to hella research

Bullshit, It's not the education so much as the contacts you meet in college. also it weeds out the lazy fucks. I would bet 99% of the most powerful people in the world have formal educations. Many of which are in groups like the infamous skull and bones. Same shit, no difference with a REIT. REITS are obligated to at-least distribute upto 80-90% of the cash flow generated from the properties. Also approximately 80%-90% of that cash flow must be coming from the properties and not from other sources of income. Nothing is different here folks. Only difference is the free content Grants gives us, Which I highly appreciate. What Grant is doing is raising money for his real estate portfolio. Because I highly double it that if he liquidates any of the properties you buy in, he will write a cheque and share the profits with the investors.

You can leverage a REIT 100% if you buy with 0% APR business credit cards via an LLC and roll through 0% APR offers indefinitely on regular purchases, balance transfers, and cash advances. You can also use more leverage on top of that with margin, in other words you leverage up 200% for intraday positions!

If he made 25% every year for 35 years as claimed, he would be turning away money and not begging for it. Warren Buffett hasn't made 25% annually on average.

He's referring to ROE (return on equity), or ROL (return on liability, i.e. debt), not ROIC (return on invested capital) or ROA (return on assets). Assuming Grant Cardone controls $1 billion in real estate, and his capitalization rate is 5%, that would mean he has $50 million in net positive cash flow annually.

There has been more than 120 attempts to tokenise this industry. All failed to reach critical mass but within a month there will be news about a platform with huge capital invested in real estated tokenisation.

Yes you buy the real estate. Mark it up 17% or more. Then sell it to Cardone Capital. That seems steep. I can see 8-10 percent. I’m worried that the SEC is going to fine you. Hopefully not prosecute.

5 Reasons you SHOULD invest in REITs (why is he conflating these weird online RE investing sites and public REITs? Not same!): RE private equity (Cardone Capital) vs RE public equity (REIT's).... 1) RE private equity has historically underperformed quite a bit compared to public REIT's 2) public REIT's are liquid RE private equity is not 3) hold REIT's in IRA to protect your dividends, reinvest everything, tax issue solved 4) can hold REIT's in all kinds of different styles and markets, with different management teams, in order to diversify, and 5) There are REIT's that pay monthly, just like Cardone does. bonus) Cardone seems to be mostly in multi-family....there are MANY other types of real estate out there that can all be accessed with normal, public, liquid, REITs.

Of course REITs are not for Grant Cardone, but remember there is only one Grant Cardone in the world. A lot of REITs are backed by real brick properties. Here in Brazil investing with Cardone would be a logistical nightmare, so I will stick with my portifolio of 30% federal brazilian bonds, 25% br stocks, 34% brazilian REITs, 10% real state and 1% emergency funds. However, if I lived in the USA I would alocate as much as 3% in Grant Cardone offerings.

REITs definitely have a lot of problems. However, what is the difference between DSTs and Cardone Capital? They seem pretty similar to me, especially considering they give you the same tax advantages and monthly cash distributions. You can also do 1031 exchanges with DSTs. Can you do 1031 exchanges with real estate investments in Cardone Capital?

because rich guys understand that his investment fund is a REIT same as Rich Uncles or Fundrise. Rich people have no reason to invest in this - better buy an own property and have essential control over it.

You can buy REITs and fully leverage them with credit cards at 0% APR indefinitely by rolling balance transfer offers, and further extend leverage on top of that by way of borrowing from margin accounts, and insuring them with dividend collars (i.e. long protective put option and a short covered call option) and extract the value of the dividends (the worthiest of REITs pay at least a 12% annual dividend yield or higher AND have monthly dividend payout dates).
