Let’s lay out the scene. You’ve started your first vacation rental property and things are going even better than you thought. Guests are happy, reviews are excellent and this whole hosting business is.. dare I say, easy? I mean you could totally start managing other people’s properties as well, right? Lots of people do it.. So it can’t be that hard. But before you start designing your logo and ordering business cards, hear us out because there are some downsides to property management that you might not have thought about. The truth is that sometimes? Property Management SUCKS.

We just fired our PM and I learned soooo much as a result of that whole experience. At the end of the day, the incentives and the penalties are not aligned in my opinion, but I'd love to hear your take. Thanks for sharing.

The problem is the tenants hate you for paying rent AND the owners hate to pay your fee. BAD news all around.

Great video and love this channel for all the honesty and actually showing the less glamorous parts of airbnb most people neglect to discuss! How do you guys manage other properties while competing with those properties with your own? Wouldn't that almost be a conflict of interest situation and woulndt it affect your airbnb because you would be competing against yourself with someone else property?

I currently don’t manage anyone else’s properties. I’m trying to decide if it’s something worth doing. We currently own 7 of our own STRs and it’s crazy juggling all we have now. And I just can’t see it worth taking on someone else’s STR when we can make 100% on our own properties. I mean if I didn’t have to worry about the cleanings and handyman I’d probably be interested in doing the rest. But our cleaners stay pretty busy with our properties. I don’t think they could take on more. Yeah I could hire a 2nd crew but don’t know if I’d want to deal with all that. Also our handyman/ pool guy stays pretty busy with all the work we already give him. I love dealing with the guests. Even the chatty ones so if that’s all I had to do I’d be game for something like that! Not sure if I’d seek it out though.

im looking at a career change from a tech role to vacation property rental. Do you think it would be super challenging for someone new to the game? I do have 3+ years of managing a team daily.

I have prepared well to co-host/property manage. I have my credentials, my insurance. I watch youtube videos about 3 to 4 hours a day. I read everything I can get my hands on. I just can't find an owner who needs management. How do I find them? Also, I have a lot of addresses of owners that may need it. Is there a letter template that I could use to send to these owners?
