This is very rare 4 bedrooms apartment located in this luxury address of Tropicana, a location that is well known for luxury residence along the golf course and forest reserve. Besides that, the street of Persiaran Tropicana comes with complete amenities from commercial, school, international schools, parks, malls, MSC status offices, conventional shop offices, public transports and etc. It's just gonna be very convenient for the residents.
The design challenge for this project would be to leverage on the golf course view that is facing the west. The design team and architect applied low e glass, wide balcony, and canopy designs to allow residents enjoy the mesmerizing golf course view with minimal heat.
Besides that I truly enjoy the design thoughts of the layout design. First would be the one floor level design that goes across from the lobby to the unit. This is very friendly to elderly, handicapped, as well as children. Also the innovation touches of allocating space for the water filter and hot air zone for laundry drying. My favourite would be the openness of the layout despite having 4 bedrooms, the partitions in the units are kept to a minimum to encourage interaction within the family.
However, the site is located near the intersection to Bandar Utama and Ara Damansara which creates traffic congestion in this leasehold area.

So far, I still like Veo more but this is close, I actually like the floor plan layout alot more and also each room has it's own bathroom with shower is a big PLUS. So its a tough decision better floor plan layout or the Veo's balcony looking over the side of the mountain.

Hahaha. You're right WP. Well it also depends on your lifestyle and work location. This is closer to the PJ and Veo is closer to KL. Also, this will be ready only in 3-4 years time while VEO is ready to move in haha. Thanks for sharing your thoughts yea:)

I wonder how is this compared to other luxury condo like Park Regent in Desa Parkcity. Have you covered that Sean? Maybe it isn't an apple to apple comparison as the size of the project is slightly different.

Hi, great in depth review as usual. But could you give some insights on the upcoming Exsim joint venture project with Mammoth on the Empire city project that also introduces many high rise residential condo? Do you think there's value in the newly introduced D series condo? Is it too dense for 5 condo there with the upcoming development?

Incredible place, shows the difference between the regular "luxury" you get in 500k units vs real high-end luxury. Downside is, you will have mortgage payments of 10k :D Cannoooot.

Actually along Persiaran Tropicana, the only place that will be jam is the traffic light at the Golf Club entrance. Other than that is ok

Opposite is also always congested during morning/evening peak hours. (From Tropicana exiting to Ara Damansara and onto the subang airport)

Hi Sean, as this is just beside Grande, how’ll you see the potential dilution in value? I remember grande was at rm900psf two yrs back, seems like aetas is selling cheaper than that🤔 Enjoyed your videos, thanks for the great effort!

Both products felt different but I think the value is still within that range. We have to always look at the size of the unit. It's pretty rare we have a design with private lobby with proper 4 bedrooms. Thanks for watching Alex=)

Hi, just came across your video. I’ve been staying at condo for 10yrs+. There’s come many problems after staying in high rise condo at city area. No doubt, it is very convenient to go everywhere but, it is also jam everywhere. Now, we would like look for landed property, we checkout Kajang, Puchong, Kinrara, Bkt Jalil, Serdang…all are selling 1m above. The only we saw is at Cyberjaya. Which working area is Pch. What do you think about Cyberjaya area? In 10yrs times, will it be a mature township?

Well for Cyberjaya, it has all the right infrastructure but it just couldn't attract majority of the population. As terrible as they jam can be in other addresses, people prefer the jam over the infrastructure in Cyberjaya. Also, there has been a lot of apartments built across time for that address. But the poor response leads to high number of auction units. That being said, the landed unit are sold really well in Cyberjaya. If it's for ownstay, I think it's important that the current state of infrastructure is sufficient for the lifestyle of your family because no one could really foresee developments 10 years from now. I don't think we can imagine where we are 10 years from now. Is it reality or metaverse oriented?? Anyway, thanks for watching=)

if golf course view is the priority, how would it fare against Jendela KLGCC and Impression U-Thant RSGC?

Well I guess there's nothing much to compare in terms of golf course views but I would consider the location instead. Golf course view apartment in KL versus Kajang versus Tropicana versus Kota permai for eg, the difference would still be the address :) Thanks for watching Chuan Yew!

Is it come with fully furnished unit? How much would be the estimate for renovation like the video?

No it does not. Usually for high end properties, the buyers would prefer it to be bare so they can customize the space to their own preferences. For that cost estimation, it's pretty common for developers to spend a lot on their show unit. I think this unit is easily RM 500k - RM 700k.

Personally leased hold is not a big concern because hardly anybody will stay at one place for more than 20,30 years. Even so you still can renew lease. The problem i have is the no drop level at balcony and bathroom. Rain water will definitely spill into indoor when there is heavy rain, from my experience.

@@iherng It work if the rain flow on the floor. During heavy rain water spill on the glass door and strong wind blows the water indoor.

@@Adam-ut9nt precisely! Flushed level design doesn't work for tropical climate like Malaysia. The balcony may have been detailed with a gentle slope outward but wind driven rain water still seeps in.

Well, it's definitely not for rental returns. But in terms of future pricings, there are still room most probably as they are selling at the current market price within that area. Some projects are selling their products at future prices. Thanks for watching Jaspal!!

@@iherng yes but once the drainage starts clogging with hair and whatnots with frequent usage, the water level will rise while showering. To avoid standing in dirty bathwater while showering, a higher wood platform was introduced by interior decorators to solve this dilemma for older built apartments. However noticed that the new higher end hotels nowadays have bathroom floors with a slanted angle for better drainage of the water. Did the designer used this method for the project? (thus able to have no level drop in the bathroom) Forgot to add earlier: enjoyed watching your reviews ; )

Assuming that a normal Unit is about 3 Million Ringgits with accessories, I would be assuming that you need to spend monthly RM5k for Maintenance + Car Park + Electricity + Assessment's + plus other costs. Assuming a 5 year stay, you would have spend about RM300K ++ (around there) and move on after that.

MCT is infamous for being cheap and give low quality products for their project. All the showroom unit is fake with the actual handover bear no resemblance. Just look at all their past projects for past 3 years.

They usually built their own projects, but they engaged third party contractors for this job instead. Hahaha. They are aware of that concern too=) Thanks for bringing that up Victor!

@@iherng Because being in Tropicana, ppl will tot d developer is Tropicana. Hopefully they are well informed. Buying a property in Malaysia, who is d developer is important as well. Not all developer are perfect, just how they treat their customer after VP. Thats important as well. Recently there is this EdgeProp property award. Choose from one of them, you have lessen your risk a lot.

Well.. I agree to the part of well informed. But I don't really agree on the awards. Every media platform has their own award, so which one should we follow. And most of them are just mere fund raising activities in my opinion. How could a project win awards before even fully constructed?
