In the northern part of Penang in between Tanjung Bungah and Gurney, you have this seafront marina/commercial area, Straits Quay. It's designed in colonial architectural language and it has became a favourite spot to hangout for the locals. It's also partly due to it's convenience as you have grocers, international schools, cafes, restaurants, gym, salons and etc.
Straits Residences is that final tower in within that development and I'm very impressed with the built quality and design. Right from the drop-off, you have a well designed lobby with concierge, then to lift lobby and unit, the entire experience felt connected due to the bold black lines design. What surprised me would be several things, that unique room for your laundry and the application of QR codes and smart locks. That just adds more possibility to the property.
In contrary to the common area which are splendid, the roof top facilities felt standard. Of course you still have that great view and it's totally functional, just that it's inferior to the other spaces. There I have my concern of this private area where the developer can either sell or rent to F&B operators. It makes sense financially but in terms of privacy and security, I'm not sure.
Then another concern that's only applicable here would be that never ending claim of 'seafront'. In proximity there's a huge piece of reclaimed land and it's coming up real soon and it might affect the value and view of seafront properties.
