As requested, I've checked out their latest launch right after visited M Centura. Shout-out to the team for accommodating to my request, anyway for any appointment arrangements, do contact them directly for their latest launch next door:

In this episode, we visited different junctions within the main road in Sentul, Jalan Sentul Pasar. Here we get to observe the transformation of the address, from that community based neighbourhood turning into a brand new urban address. It's also evident when we look at the townplanning strategy where the new blocks are way higher in density and they are matched with new infrastructures.
For M Arisa, that first impression of the block facade is not as great but when we learn more, it's actually 2 blocks. Most likely they combined the blocks together to maximize space and construction cost. Just like M Centura, that density allows them to price their products really affordable yet having great facilities with it, especially their vertical green strategy.
Personally, this is attractive to me as an investment product as the room rentals around makes a lot of sense along with the low entry price. But just like their previous product, most of the customers here are buying for own stay purposes. The larger 3 bedrooms units are the one best selling currently.
This is just so cool as we are documenting the transformation of Sentul as an upcoming address=)

There's plenty of affordable housing out there unsold. Just developer being greedy only and keep building... That's fact :)

im staying at one of apartment residence in kerinchi, even a high end apartment got so many maintainance issue even only after 6 yrs of vacant, cant imagine an apartment with really high density oocupant 😅

Hi Sean, do you actually believe MBPJ or DBKL is doing any studies? I personally feel, that as long as they are getting paid under the table they will approve any development anywhere...

Traffic jam every workday morning from Sentul Point area going out to Sentul Boulevard takes 30 mins in 2022 (without jam takes 8-10 mins coz need to drive slow from all the bumps and potholes, or dodging parked cars at the schools or market area). Really wish got better pedestrian or bicycle-friendly lane that can connect to the train stations. Supposedly the army camp is going to be redeveloped in the distant future, maybe by then there will be a shortcut to the Kentonmen station... but this is only in 20 years maybe ...

One thing Im interest to see in the next 5 years is the neighborhood itself in those affordable projects. 10-15 units in a same floor, how it is going to look like if there's noisy, dirty, inconsiderate neighbors in it. Of course im not saying they are those, it's just that given the high density of the project, i's more likely this will happen around.

Wound be great if MahSeng build a simple bridge to connect M Centura and M Arisa to Sentul Point where some commercial units are located. Both sides will benefit the connectivity as on M Arisa side there is Maxim Commercial

the traffic is already crazy at 6.30AM. i cant imagine how worse jalan sentul will be when there are a few more of these apartment opening along the road

Empty land can be used for small mall. This side if town has no malls anyway. Will be a great project since the population density is high and good road connectivity.

Same like M Vertica Cheras.. So many unit made the workmanship very bad.. Unit inside leaking here and there

For Jalan Sentul, if only DBKL can make the roads to be more pedestrian-friendly such as wide walking paths with plenty of shades, and a universal design for the disabled, then Jalan Sentul will be more convenient to walk, either to schools or eatery or banks. It is very sad that DBKL instead widened the car lanes to make car traffic goes faster (more accidents yay) and more dangerous to pedestrians hence why people still need to drive out even though the destination is just a stone's throw away.

Car owners want more and wider lanes, pedestrians ask for wider walkways, both are competing for space which is already very limited, not easy to cater for both if the buildings and amenities around don't move away 🫤

Anyone know about the probably 3 acres or 2.5 acres land infront of M Arisa is owned by who? I saw many people rumours about is owned by OSK Group.

i wont even think of buying a property with such high density... just imagine when maybe its 10 years after and some of the lifts are broken down... if u stay high floor, tough luck. rental wise, with so many units, unless ur unit are fully furnished and with competitive rental price.. finding tenant is going to be difficult

Went there last few days, the road conditions quite bad, with these high density but no train connection is not a good one, imagine peak hour the entrance gonna be jam

It works the same. There are standard requirements from units to the fire escape, then to the open area. That's why most of the apartments look the same. What's worst is landed house which modified the facade with grills and massive locks at the back door hahaha. But thanks for watching

I think its not true, im owner of mcentura, im really satisfied with the price and outcome of the project,different people got different view of course, sometimes feels that some owner dont have bit of tolerance , because when buying high dense project should expect what will be the things tht need to be considerate ,as far as im consent, this is 1 good project, for the price u are getting freehold full residential kl address, with walking distance to the bank, branded coffee shop, and 2 mc d. The location is positively developing, and future of the area seems bright. Hopefully, they can squeeze some international school there, and also improvement of the road access on the location in future. Anyway, mcentura is my 3rd property. @@topville370 i suspect many buyers from previous projects that are not happy with the developer maybe. Its hard to say also sometimes developer is ok but if the contractor is not ok then project quality will be bad.

At 1598 units over 3.3 acres, it’s over 484 units per acre. I’d like to see you do an educational piece on plot ratios and what is bad, worse, unlivable standards. As it stands it looks like you’ve glossed over this future slum.

To keep the development cost and maintenance cost later low, there is no option for developers other than build high density. Many people also dont realise higher density developments are more sustainable for the planet as the amount of land destroyed per capita for housing is much less and it reduces urban sprawl. Since its nearer to the city the carbon footprint of residents from driving will be less also. The only thing I wish this project had was a direct mrt connection that could help manage the high density factor.

Please la, don't talk about planet sustainability when Malaysia has 4 million unsold units. Guarantee 50% of these units somemore are sold to investors and not first time homeowners. Has absolutely nothing to do with sustainability, just maximize profit.

@@flyingfox3766 They are the same issue. What are you, a property salesman? You cannot talk about planet sustainability without addressing the rampant overconstruction. Build massive unsold properties creating massive waste, then market it as "good for investment" and sell to investors. That's why developed countries have strict zoning laws.

The fact that even this new phase is almost sold out means that there is a lot of demand for it. Unsold units are plenty but these are caused by a combination of bad location, bad design, bad pricing etc. why are you targetting a proven sellable project? So your solution seem to be no more high density projects? Later you complain about high maintenance fee and high price pulak. And no i am not property salesman lmao

Why is sentul area is expensive? I mean theres no LRT/MRT passing by, but the price is expensive.

Got but not at this stretch. It's at the front closer to the jalan sentul area, also there was a proposed station for MRT 3, but the uncertainty for that project is just you know lah hahahaha:)
