Right next to TRX which is the brand new financial hub of Malaysia, right opposite IKEA and MyTown shopping mall, also 5 mins walking distance of the MRT station and Sunway Velocity, the location for One Cochrane Residences is just incredibly convenient. It just allows the project to tap onto the highest earning workforce within KL City.
However, I realised that this particular project was heavily affected by lockdown. The entire entrance experience was spectacular, from the entrance lobby to the floor plate, then facilities... All were great until we went into several final treatments of the project. There were angular voids that were water features are now filled with artificial grass. Then all the facilities rooms are bare and empty. And the worst part is the last minute partition between the residences and the common area to the carpark and facilities deck.
Personally, I was about the book this project several times previously because of it's great investment potential. But now within proximity, there are easily another 5-8 more new projects coming up.

The fridge being visible as you enter the unit is such a bad design. Layout decision is not good for an almost 1k psf unit as its inefficient and still doesn't give you the luxury vibe.

RM950 psf in a right shit-hole of an area ? What’s the rental value ? If you are a couple or young couple there is better value elsewhere. Please check density and ask for the JMB or MC minutes of any apartment you plan to buy if you are buying a developer unit or if are looking to buy off the secondary market. Please check the psu price of the unit

Same. Also almost pulled the trigger for it back then XD. Correction Sean, you technically can walk to Cochrane MRT via the mytown mall (a U-shaped walk though)

The two treehouse thingy on the entrance is suppose to be some sort of lounge area, intended to be air-conditioned if you see how they model it in their show room. But honestly because the dev is owned by LTAT and they're both not doing fine, i personally think thats why some corners are cut. Especially with the finishing and faci area.

Been going this place before, I like it because is very near to TRX, but the design of the unit are Ultimate weird for me, no common sense for dinning table and kitchen, hard to design for partition for cooking (Unless cook maggie la ) The privacy issue can install those tinted , but noise leh, I have no comment, Unless you already "biasa stay near with highway" la

Location wise, I see in terms of vibes, easy access to MRT & true convenience is actually on AEON & Velocity Mall area. Perhaps Lavile, Una or Velocity are much better.

RM3k to RM4k for this seems to be asking a lot, I get it that this is aiming towards those that works around, but how many of them (staff from the mall?) will be earning enough to comfortably pay that amount every month.

My conclusion is property investment in KL nowadays unless is for own stay or good rental returns, all d ones I invested since 10 years ago all selling at cost or at a loss!…property prices appreciation is dampened by d oversupplying n choices of abundant new developments by greedy developers!…tread carefully before one dive in 😢!

I almost booked this unit during soft launch. Knowing the weird layout due to the earlier completed piling/foundation work (originally catered for bigger unit design). Original selling price was not attractive comparing with few others projects which launch at the same periods.

Yea this unit design wasn't a very good endorsement for Makeover Guys. Maybe provide context on the budget for this one - say this was a $20k design or whatever it was. But then the bigger question is why do you buy a 1k psf property just to do the bare minimum.

well this project dumbfounded a 6 months freshgrad back in 2019, it was the first property brochure I took after grad from U. me in 2019: HOW THE HELL KL HOUSING PRICE CAN COST A FORTUNE?!?!

The layout of unit isn't too bad... it is the interior designer's fault for not doing his job well. But maybe the reno is meant for "rent only", that explains the reno budget is low and result is disappointing.

Well the team merely furnished the property in accordance to the original intent of the developer and architect. For eg, the fridge position, the narrow entrance to the masterbedroom, the overlooking issue from the neighbour of the same block… No amount of interior design can fix those:/

"walking distance to mytown/ikea" crossing 6 lane busy road? the correct way is to walk to the traffic light to the left then cross.

I am laughing at the Rm950 psf Banks are now lelong this starting from 620k, even bank value just 840k for 950sqft, first hand buyers gonna cry in their sleep

This unit rent max should be 2-2.2k at max. If its 3k there are maaaanny apartments/condos that looks waayyy better than this one

@@steventan5618 talking about build quality and all. Its not even that fancy, i live in drapport and i pay for 3.5k permonth it is way look better than this one. Seriously search more, there are a LOT better place with better furniture as well in KL. For 3-3.5k this one looks cheap. Just look at the kitchen and the fridge placement, and also the floor and worse theres no balcony. Overpriced

@@drthiru86 do ur self a favor to do a research. KL is small no matter where u live, u only need to spend 15-20mnts to commute around with car. Iook at the build quality, the flooring, no balcony, weird kitchen, and its 3-3.5k?? I live here in kL, i know exactly bout the price. This one sorry, it looks cheap for that price
