I’m buying a condo in Los Angeles right outside of Down Town in westlake. The condo was listed for $299,000. I negotiated it down to $290,000. I’m putting 3% down, the bank will match my 3% down. Plus the bank will cover $7,500 in closing costs. My interest rate is 3.1%. I plan on living in it for at least a year with a roommate that will pay me $1,000 mo in rent? My total expenses for the property are $1,900 /mo (Mortgage, Tax, Insurance & HOA that includes all utilities) Eventually I’d like to rent it out and move into something better. I can only rent it for $1,400 / mo, so I would be paying out of pocket $500 per month which would basically cover the principle. California is known for its high appreciation. Is it worth buying it now, locking in this low interest rate and renting it out later at a loss? Or keep saving and put 20% down on a different property in 6 months to a year from now? Should I buy it or walk away? Would love to hear your thoughts on this.

Sounds like you have done your homework and have a sound game plan. A few things, locking in a great rate is good especially now rates are higher and will continue to rise. I would never base a game plan on appreciation. If the numbers work, and you are comfortable with the numbers, then make your decision based on that. The hardest part about california is getting in the game. So if you like the numbers, the home, and can manage things without being overly stressed, then it could be a sound decision. You're right but tbf it seems the whole of California is turning (nay turned!) into a woke puke fest for leftists crying for attention just to fill the void that daddy left! It's what we get when a whole generation is raised without ever hearing the word "no" or without any values in life that supercede and pertain to their own self. Shame cos California is is so beautiful and the houses really are next level!
