The cost of Toilet rolls, cleaning supplies, utilities and fixing small issues all go up substantially. Charge more than you think you need to.

Very encouraging video and the comments are great as well. I purchased and remodeled a previous AirBnB, actually. I've been teetering on renting the house out long-term or with AirBnB (or similar) to free up my finances to buy another property to live in, remodel, and repeat. @@denynshernandez3073 it works for some. Ask yourself if you would stay there and what you would need. Then check Airbnb or other sites to research and see if people are doing this around you. Ultimately you have to do the leg work to understand if it’ll work. Chances are someone out of the millions of people on Airbnb would like your idea. But also think about what you need to keep operating in terms of expense and operations and what happens if it’s vacant. Hope that helps.

@@biggerpockets thank you! Surprisingly 2020 has gave me more work than any other years. Expanded to 10 rooms and 3 flips in this year. Last flip is currently under negotiation and 4 rooms undergoing renovation at the moment (2 separate properties). Hard work but paying off. 90%+ occupied :-D

Airbnb destroyed the rental market in my city. All apartments owners became Airbnb. Prices are crazy high for students, workers and families. They offer only short rent solutions, but now there is no common apartments available in the city. There are waiting lists on the rental offices, and only who earn really high salary can rent them. For example for renting a 30m2 apartments they ask for at least a full contract earning not less Than 4000 euros! Otherwise 12 months of rent in advanced! That is a joke... Companies are moving out because there is no affordable accommodation for workers anymore. Students that just got the university diploma are leaving the city because of the expensive prices. Someone have to do something about it...

I couldn't agree with you more! Where I live you would have your choice between properties you wanted to rent. Now there might be a few at most and hundreds of people in line looking at renting the same place. I've been trying to find a new rental since November with no luck. Every house or apartment that use to be in the private market is now an Air BnB rental. It's very frustrating and there should be limits on how many Air BnB rentals can be in one city. I shouldn't have to rent an Air BnB at an inflated price in order to give me more time to find another suitable rental.

lol I lost my thick black mane many years ago. I heard that Elon Musk is regenerating his hair just by concentrating on his crown chakra. Maybe I might try that. Andrew Oke To find out if there is other Airbnb’s in your area just type the name of your town. If there is no one in your area you can be the first no competition that would be great

Can I leave my artwork in my Airbnb or should I remove all my paintings off the wall? I have a house in Center City of Philadelphia and the artwork kind of goes with the neighborhood

I’m not experienced in the field but you want your property to look welcoming. I believe your artwork gives that and beautifies the place. Except you like the art and want it with you, I think you should leave it there. Thanks!

Hi, I'm a fairly new host on Airbnb. I have miraculously been doing most things right so far. I don't know what to do or how to handle guests staining sheets and/or towels. A set of sheets cost as much as a nights stay and I can't use them once they're stained. How do I handle this? Should I charge guests? It has now happened to me on three different occasions.

Veronica Manes I'd add it to your damages disclaimer and hit their CC for replacement cost afterwards, likely to get a bad review though, not that you can't hit them back with a bad one too. Or, take it on a chin, buy cheaper ones next time and move on.

Buy cheaper sheets and ideally stain resistant? Plus it’s most likely just one sheet you need to replace not the whole set.

Again, I tell people that everything is about your comfort level. If you absolutely won't feel comfortable without cameras inside the property, then you need to do it. But you would HAVE to be transparent about that. Personally, the only place I'd even consider cameras is on the outside. Inside is too creepy.

I dont know of a single landlord who would let you run an airbnb. if they want to do STR, they can hire a 3rd party

Hey! great video! I'm about to run a duplex in L.A. with airbnb. 2 units, 2 bedrooms 1 bath each, common yard.. everything is going to be amazing. Just one question, do you do all the business by your self, like answering, managing the account, cleaning the house in between guests, etc... or you work with a company to do some of those jobs? thanks!!

I am doing something similar to this in the Philippines where we will put bunk beds in all the rooms. I want to try this on a house I am buying Harrisburg PA. I need to use the house during the week so one room will never be available. My question is do you have a programmable keypad on the front door or use like a lock box? I did AurBnB in Singapore and picked up keys at a store close by since owner was not around when I arrived. So traveling allot I need a simple way to do this. thanks

Keypads are great and ease the concern some have of people copying your keys. You might also check out smart locks that you can change and monitor from your phone anywhere in the world. They're pretty cool. But I'd have a backup hard-copy key as well, maybe hidden somewhere because the smart locks run off your WiFi. If your WiFi goes down, then you don't have a way to get in. Hence, the backup key.

Yeah, I think the keypad is great for that. The digital version (a smart lock) would allow you to do that remotely from your phone. And you can schedule the change, so a code for one set of guests would go into effect at 3 p.m. for check-in and would automatically stop working at 11 a.m. the day of check out. Again, though, this relies on WiFi, so it's only as reliable as your internet connection. The keypad is not quite as flexible, but is still waaay better than a regular key and doesn't have the issues of the wifi-reliant smart lock. Good luck!

Mr Charles -- Smartphones now have WiFi Hotspot available. So home WiFi doesn’t work, your phone (or your friend's/wife etc...) should still have WiFi capabilities. But keypads is easier and less likely to be hacked.

Grate clip guys. It was very informative and true. For the most part and so far I had a pretty good experience. I only had 2 guest that were not such a good experience. But how I avoid people from them renting and throwing parties. 1. I'm always here and when someone books with me. 2 I do not allow parties. 3 I do not hand over my keys and leave my place. 4. I let the guest in and out. I started doing it. Because, I'm a disabled vet. And needed extra cash for car repairs or to pay bills. But, the issue. I had with the two guest that rented my room I have. My ad said I do not offer Internet or share my data. But still want to connect to mine. To be a comadating host. I let them use mine. But this one guest connected 5 differant things and used all my data. Which end up costing me 150 in dara over charges. When I told him this is why I dont offer wiffi or internet and guest must use thier own. He got mad, left and then came back. Walked right upstairs without me kniwing. Got his stuff and then checked out. When I nicely told him Then he had the nerve to request a full refund. After he stayed 4 days. I was like your kidding me right. The second one was recently. She was a lady from japan. Told me she didn't understand spoken english. But, she could read it in a text. Which I did find hard to belive. If you can't speak or understand English. How can you read it. This lady was to stay 3 days. Checked out only after 1 night. In her review. She said I was lonely and complained about my kitchen counters. Which my place was just remodeled. Im like what could she be complaining about. Maybe, because. I don't have a lot of large counter space. Or cause my mic , toaster, and coffe maker on the counter. New flash I live in a appartment. But, the one problem I have with Airbnb. Is some guest are rude, way to demanding and think they are staying in a 5 star resort. New flash your in someones home. I also ask my guest to soicalize with me. The con I have with airbnb renting to someone. I understand people want thier privecy. But, if your host is thier while your renting thier room. At least enteract and soicalize. Dont stay locked in your room.

Airbnb was cool from 2008 to 2018, but now in cities like LA, it’s regulated to 120 max a yr. The party is over.

I'm strongly considering Airbnb for my converted garage in my backyard but I'm worried about the reviews especially considering things like the barking dogs my neighbors have and the fact that the previous owner tried to do some stuff with concrete that looks pretty horrific, I know the money's better but I just need to make sure that somehow I'm honest enough about the condition of the listing and the area that people don't give me one star and complain about barking dogs in any other weird things going on with the converted unit
