what happens when a fridge, stove, tv, etc needs to be replaced ? Who picks what make of appliance, how pays for the appliance? This questions applies at all furniture

Contents of One Beach Street condo units are covered by your monthly HOA payment. So for example, say you owned the fractional months of March and April in a unit, you would owe 2 months of HOA payments per year. Your HOA payment along with the other fractional owners in your unit pays for your common area amenities, property tax, cleaning in between rental stays, checkin & checkout, utilities, contents of the units that need replacement, as well as other items. This is very interesting, but could you clarify exactly how time sharing differs from fractional ownership?

Thanks for your comment. Your question is an important point that needs emphasizing, this is not a time share. Firstly, as a real estate agency Coldwell Banker does not sell time shares. Unlike a timeshare, when you buy at One Beach you are purchasing a deeded portion of the property, much like if you and your brother or cousins were to buy a boat or aircraft (or condo). Each of you are listed on the deed and it never expires. Unlike a timeshare, your fractional portion of the property is a real estate asset that you own. You can lease it, and you can sell it at anytime. You can also name a beneficiary and bequeath your portion to your heirs. When that person inherits the portion, it is theirs for life or until they choose to sell it. Timeshares have none of these characteristics. Also critical to note is that this property will continue to appreciate in value (as per local market conditions), something that timeshares do not do. You can also choose to sell your portion at any time and enjoy the profits from the increased equity. Please feel free to reach out if you have additional quiestions.

@@GaryShirkPV So in timesharing you don't own anything of value, the property is owned by someone else. All you own is say a month's access every year, sort of like a guarantee of one month's renting? But in both cases neither the time share owner nor the fractional owner has alot of responsibilities, correct?

@@dovygoodguy1296 Yes, that's correct, and you make a very good point. Unlike a timeshare, fractional investing gives you all the advantages of ownership, but lessens the responsibilities and expenses you would have if you owned the entire condo. Additionally, in One Beach Street, your HOA fee will cover many expenses that owners are normally responsible for: Utility bills including electric, internet, property tax, common area upkeep, cleaning service, checkin/checkout of guests, and unit upkeep to name many of the items that are covered

Based on some previous comments, it seems that ownership applies to the specific time period of the year, e.g. Apr 1 - Apr 30. Is this correct?

A lot of the reviews of One Beach Street mention it's a bit dated and needing updating. Are there any plans for this? Would owners be hit with a fee for this?

Thanks for your question. Yes a scheduled update of appliances and kitchens is scheduled for next year. Repainting of the building is scheduled for as soon as the rains stop.

@@nikvalcic1875 Will this be an additional fee for owners or the Association has saved the funds to do it? How would they choose the timing of, for instance, a kitchen renovation? Obviously that would have the potential to hurt whomever owns the time-frame when renovations are being done. Thank you in advance.
