Located on sought after and characterful Holland Park Mews, this three bedroom mews house offers open plan kitchen dining space on the ground floor, as well as a bathroom, utility room and a garage. The kitchen is well appointed and has beautiful stone counter tops and a chevron style, metro tile splash back. The bathrooms are designed in a modern, yet period style to suit the character of the Victorian mews.
Upstairs is the bright reception space, with a gas fireplace and access to the balcony. There are three bedrooms, each with high ceilings. The main bedroom has ample built in storage and the second bedroom has a sliding door to the reception room, creating flexible space. There is a large storage area accessed via a ladder in this bedroom for bulky items or even a mezzanine sleeping area. This house is really bright and has recently been fitted with a brand new kitchen and bathrooms.
The garage is fitted with shelving units and easily fits a medium to large size vehicle. The property has a Harvey's water softener fitted.

Having spent four months in London in the late 80's, I naturally fell in love with London and the UK. I used to fantasize living in a Belgrave townhouse. I'm much older now and one of these beautiful mews homes would suit me just fine. What a beautiful property . Thank you

In such a small home. I would require kitchen wall cabinets to the ceiling. An inter grated dishwasher, microwave & wine cooler. + where is the space for a washer dryer?

Next to the sink, I guess. The question is: Can you fit a bed in those mini-rooms? How do you access to the upstairs bathroom from room 3? Do you need to go through room 2 or 1?

I would move the kitchen to the main floor and turn this entire floor into my personal office/Guest bedroom/gaming room. I would convert the third bedroom upstairs into a kitchen. Its about the same size as the existing kitchen. your right about the wine cooler. I hate having to go downstairs at night naked snacking after playtime when the fluffer is put to bed.

When you 'strip it all back, and do the math, it's 20% bricks and mortar.... and 80% postcode. It's worth whatever a 'foreign' investor will pay for it and 4 times has much to the fool he sells it to!. This has been proven to me in the last 2 years since returning to the UK and viewing many properties. For holland Park standards, this property is not up there with the rest. Some of these 'remodelled' and conversions' (ie fittings, floors, doors and finishes) are high street standard when you 'really' take a close inspection. But the worst of the bunch are the apartment developers price £££ tag vs end product. They all stick to a "fittings criteria' and pre-loaded budget in 'all' of their developments (off the peg cheap produced fittings and finishes) otherwise known has cupcake housing (exactly the same layout and finish has the last one...and the one before that). After a while you will find that you will walk into a property, project or development and know exactly who the developer is, just by their 'trademark' finishes and standards....try it!.

Hi @jcs3330 that is indeed the case for every property in the UK. When you buy a property in the UK using a mortgage, that bank will have a surveyor inspect the property; on that report, you will see a value they believe its worth (i.e. a current market value) and then a value of what the cost would be to build it from scratch in the unlikely event the building was damaged beyond repair, in most cases that value is approximately 5 times less than the sale price, the value is derived from its location and its demand vs supply. The more sought-after the postcode and location, the higher the value. In many cases, the cost of the interiors, including the furniture, can be substantially more than the cost of rebuilding the apartment or house. I hope that helps you.

Devoid of charm; yes, I can see how one, after viewing properties, could easily determine developers, and not to their advantage. For all the uniqueness of the building & area, this interior could easily be in New York, USA or a new build in Milan. Wasted opportunity.

I totally agree and aware with all stated. I was raised in London and never thought that I would l never leave it's wonderful city prior to selling up, leaving and purchasing a home in Spain. And adulthood I was also one of those fools, who purchased my previous, homes and sold them etc (helped by their postcode and proximity to transport links and the 'trendy' neighbourhoods . But I also came to realize that when years later having to return to the UK and have had lived within a property set in a location which would be hard matched in the UK for not only its location but the 'property' itself, I done the math. And learnt from this experience, taking on board when returning to the UK grown and wiser, that with the transport infrastructure (ie high speed trains, and new tube lines linked to these highly used airports and station etc) there was no need to be on top of a tube station or in a 'so-called prime' postcode or department store, when you can have an equally (most of the time better) property on a larger plot, better environment etc) and still get a Costa or Starbucks for the 45 minute train ride into the 'affluent' postcode. There will always be a demand for a 'lesser product' due to that postcode, over quality and build, (most being foreign investors who will never see the property or personally know the area their agent has bought for them) but hopefully these people will grow and learn that if someone offers you a gold leaf hamburger...its going to taste the same has the other without.

No light in bedrooms 2 and 3. At best it’s a large one bedroomed property..

Hi @mikewingert5521, thank you for watching the video. Bedrooms 2 & 3 actually have plenty of light via a double skylight glass panel in each room; it doesn't show that well in the video as the ceiling height on the top floor is over 3 metres high.

Hi Ana, you’re absolutely right. no you can’t. A bedroom has to have a window to be classified as a bedroom. You may have missed the skylights in every bedroom which provides natural light into the room.

Don't like the second floor. Bedrooms without windows is a no no. And also there's a lot of space misused. They should change that floor plan.
