The Elder Scrolls IV: Oblivion gives the player the choice to purchase a house in all its major cities like Anvil, Skingrad or Bruma. If you don't have the money to buy the Arborwatch mansion in Chorrol, then perhaps Bravil with its wobbly shack is the better option. I ranked all the properties for you real estate enthusiasts on my custom tier list. The worst spot is the Adoring Fan. So take a sip of your Skooma and check out Cyrodiil's best looking homes.
This is not a tutorial or guide, more like a lore focused documentary with gameplay of Bethesda's RPG Oblivion. Either you're a true Nord from Skyrim, a Khajiit from Elsweyr or an Argonian from Blackmarsh: You will find your dream estate here! From NPC to Emperor.

It's a real shame that the only home you can get in the Imperial City kinda sucks. It's understandable that the cheapest one would be there because it's where you are when you start the game, but they really could have given us a second more expensive option. For houses I usually go with Skingrad because it's my favorite city and the house there is pretty good, but the Battlehorn Castle is usually my favorite place to live overall if you count DLC.

I would've loved to live at the market district ! I mean mods do what Bethesda didn't, but still I prefer vanilla. Imagine we could buy a house of someone we murdered 🤭

Skingrad is also my favorite, but not because for the best house but because I like to play as a destruction mage and Mage Guild in Skingrad specialization is destruction magic.

I can't believe you did the Waterfront Shack a dirty like that. Sure, it's a glorified shed in the middle of a stinking neighborhood wracked by poverty, but it has a single chest to store all your totally legitimately acquired gear in and is just round the corner from the best inn in the game, plus at only 2000 gold it is easily the most cost-effective home in Cyrodiil. Excellent video btw :)

I ALWAYS buy the shack outside the imperial city as soon as possible. It always serves me well early in the game. It works as a good place to store stuff and a quick place to get well rested. Plus armand Christophe is right behind the shack too...

Chorrol use to be my favorite home. But last I played ... Leyawiin really spoke to me. Also, the waterfront shack does have a charm to it.

I love the bruma house becuase of the snowy region. But how could Bethesda have a home in a cold region and not have the fireplace lit. First mod I downloaded was lighting that fireplace 😂

If there's one thing that Leyawiin has going for it is that if you happen to be a furry- Sorry, a cat- Sorry, a Khajiit then both the city and house you can buy will feel like home. Why is this? Beacause if you've ever looked at a map of Cyrodiil you will quickly notice that Leyawiin (Along with Bravil..) are in fact attached to the country of Elsweyr and not Cyrodiil. Why are they then legally a part of Cyrodiil and not Elsweyr then? Beacause the Empire loves taking things that don't belong to them. Guess they are rather like Khajiits in that regard!

I always thought the waterfront shack was cozy , with a lovely view outside , tied with bruma because thats my favorite city. DLC is a tie between Frostcrag spire and thieves den (pirate ship) depending if im doing a thief or mage run (or both?)

I generally don't understand the point of homes in RPGs. The main thing you're doing is running around the world exploring, fighting and solving quests. The home is purely for storage. Skyrim added a few cool features like decorating, where you actively gathered resources and also got useful things in your home. But tbh once that's done, you only return each few weeks to store your cool items, not even saying hello to your wife and children lmao. Homes are only with big meaning in games like Sims

The arena gives you enough money to get the waterfront shack right away at lvl 1 . Perfect starting home.

I guess the house in Bravil isn’t really bad though, it just matches the poverty of the city it’s in. So I guess if you’re like a thief character or just like the gloomy, poor people housing aesthetic sure, go for it. But irl that house is what you get for $500k in California

It's usually been my go to on a criminal playthrough, because it has the fence right below. And that's a great comparison xD when I lived in Berlin (Germany) even rent was usually about as high as your wage if you wanted a 2 room apartment

the imperial shack used to upset me when i was a kid i wanted a house like umbacano or something but in my last playthrough i played a more humble character who didnt horde wealth so much so it was a nice little place to stay and be close to people in need of help, also once you upgrade it its a nice little space with plenty of containers to still organize items well.

the prophet and i get into it sometimes. (I wear the grey fox mask fulltime, but I'm not just a thief..) I use a really neat disintegrate weapon spell, and the prophet is less of an issue. He will sometimes chase me into the manor, and no one leaves the manor save him once I get bored and he comes to his senses since he is protected by Cyrodil's savior. My hobbies include: making a crowd of guards shoot arrows at my balcony (i can jump up and down at will), reverse pick pocketing poison apples into: guards, every container in guard spawners, and immortals, resisting arrest, and all around not giving a shit. Im sure all of Anvil wishes that a simple necromancer still lived in that manor. XD

Yes it is dangerous, but mostly for everyone else LUL. I wear the mask fulltime because the game gets stale after all storylines are finished. Wearing the mask keeps it fresh, its fun to brawl with the whole guard at once when you go someplace, guards respawn after a while, and its a good way to level late game. In one playthrough I sat in the corner of the arena were only the guy you make bets with can see without the mask then put it on for a sec. he attacked, I took the mask off and ran to the guard. guards beat him mercilessly for about 30-45 mins before he could flee. from then on when he saw me he would flee immediately, and I could no longer bet LUL the poison apples mostly seem to work when an NPC sits down at a table and eats. I say this because there are usually a couple guards dead in chairs in their watchtowers.@@Treppoo Pro Tip: don't accidentally eat one, you will definitely die LUL. I use the scroll dupe on the apples since they don't weigh anything, and make a few extra Azura stars for convenience sake. you can dupe madness ore, and amber for the best armor in the game if you wish. I also like to push the main story to the point when oblivion gates are spawning everywhere then stop. This makes for some wild and unexpected scenarios.

I played Oblivion as a teenager but not for long, so I couldn't afford any house, but I loved the atmosphere of Cheydinhal and wished I could buy the house there. Well, I finally fulfilled my wish about a week ago because I decided to try Oblivion again after about 15 years 😅 The house feels a bit small inside but I'm still so super happy to have it! And yes I still love the town just like back then😄

Completing that expansion was actually how I earned the money for the Cheydinhal house, I did it before even saving Kvatch😆 Becoming a god just to afford a house... While it's not technially your house, theres a DB quest in Chorrol about Francois Motierre, and after the quest he leaves Cyrodiil, and he just so happened to live in a mansion. It's the biggest house in Chorrol, it has multiple chests, and it's not considering trespassing to walk in there, so you can use it as a house as much as you like. Imo, this is the best "house" in the game.

Damn, no buyable houses outside of the city? I kind of have 200000+ bounty on my head and would prefer living somewhere where guards won't bother me. So far, I live in a tiny shack outside of imperial city, and it feels good. Almost no guards ever come there. It is tiny, though.

@Treppoo Before I mastered stealth spells, they would die if they saw me. Now I am master of illusion, so I can feel safe around guards, but I still occasionally slaughter imperial watch in market district and in any other cities I come to, even if they don't notice me :3.

I’m sorry, but the waterfront house is not bad at all. It’s the cheapest place, it’s centrally located, there are plenty of containers you don’t have to run around to get to, it’s right next to the thieves guild and arena, you can rob the entire market district… I always turn right around and level ip in the Imperial City.

I can definitely understand roasting it (we sure could have had 2 houses in the imperial city), but I've had several playthroughs where I owned every house and still stayed in the imperial city. I think I'll look into which mansions there don't have container reset timers this playthrough... Maybe that's how I'll join the dark brotherhood. How's the Skingrad house for storage space? It will be a while before I can afford that, but I could dupe scrolls to check it out and then reload.

Disagree on the waterfront house, yeah the house itself sucks, but considering its ideal location(thieves guild) its a useful starting spot for you to store your stuff early game.

Tavern life is good life 🍻 having to find a place to sleep before leveling up makes finding a place to stay much more fun

Rosethorn Hall (Skingrad) is obviously the best house in Oblivion that doesn't require a DLC. Rosethorn is a 4-story house with 10 storage chests and a maid. It's close to multiple merchants who give some of the best rates in the game, and Vigge in the Mages Guild charges magical weapons. It's the most expensive house and you have to have 15 Fame to buy it (and around 50k to furnish it fully), but that house is always my home base for every playthrough. The downloads have the best homes in the game, but I use a PS3 so I've never gotten to experience them.

although i like the cool satanic basement, i think the anvil house is super overrated because the design looks uncomfortable and bland, and lightning absolutely is trash my favs are bruma, chorrol, skingrad, and the imperial city waterfront home. the only thing that is below c tier for me is bravil.

@@Treppoo for me, i'll always prioritize coziness over space. which is why i'm a fan of the comedically overly-priced waterfront home and even at that point i still like bravil because it's got that poor working man aesthetic. i love the detail you mentioned of smash the wall to make a fireplace. and leyawiin has all those colorful and interesting paintings... all of the worst houses seem to have some kind of strength in spite of many weaknesses one thing i really dislike about bruma house is the unused fireplace. that alone brings it down one tier. anyway, that's it for me rambling incessantly about houses in oblivion. i think they're all pretty neat in some way. anvil is definitely one of the worst for me.

@@blunderless I could listen to you deconstruct oblivion houses all day :D It's true, they somehow never let any place be a 100% cool. But unique in its own way and no copy paste. Hole in the wall fireplace is of course OG stuff xD
