If you are working with a buyer, I suggest that you register them in all the nearby communities, even if you don't visit them, just in case your client goes alone for one day.

I do a lot more when I take a client to new builds, go with clients to first walkthrough, walk them thru loan process, shop the rate, most likely you’ll get a better deal with an outside lender work with lender to get incentives without using there lender, go to final walkthrough and when they sign there loan documents. This is how I get a lot of referrals.

If I work with a small builder and people are inquiring about custom builds, and my builder is happy to do it, how do I move forward, what do I need to say to the buyers agents? Do I need to review new construction contract with them? How do I take the next step?
