Old flats are actually sitting on a goldmine, i.e. land underneath them. Land is the expensive and ever appreciating resource and old buildings have a quite lower FSI and subsequently high UDS per sqft of the built up area. When these buildings will go for reconstruction, owners will realise they have got a jackpot. This factor hasn't come into realization of real estate prices as of now except Mumbai. At places I have seen old flats being sold at a price lower than their UDS land price. I would recommend to grab these flats (land actually) on a discounted rate if you can wait for long term 20+ years. Meanwhile, keep enjoying the rental income and then you will get real value of your investment at the time of reconstruction.

Sir, is it true about south delhi too, all of the dda construction is about 25-30 year old and there are no projects with gated societies with new constructions except the ultra expensive ones. Is alaknanda or kalkaji extn. still worth buying a house.
