Very interesting report! I think the price difference between Donezk and Kramatorsk reflects also expectations on who will win the war. People may repeat propaganda slogans when asked, but they will not invest or move to a place where they expect a regime change. It would be interesting to look at similar price changes in the Crimea since 2014. First there was a price increase until 2021, and now people sell fast and cheap because they want to leave.

The prices also droped in the US in 2008/2009 S/P bank failures and many people loosing their jobs, which is why so many houses ended up in bank "short sales." Now, today, S/P inflation, almost all home prices have almost doubled in value. However, the problem is that rental prices have also gone up. So, holding onto a home and prior mortgage, is now cheaper than renting. As for Russia's WAR against Ukraine, it is a shame that people have to give up their prior "good life" and take such economic, personal, and social losses, just because of the desires of one man to become another "Peter the Great." People are listing housing because they want to sell in the reality of the market, feeling bad for them and not buying is counterproductive. The only time it is immoral to "take advanted" of a situation is if you created the fire-sale to take advantage of it.

First of all, I would advise that Ukrainian people in the surrounding areas come back next spring. They can provide hand and sapan services. Only mothers with small children under 14 should stay, but so much logistics and support for the war machine is needed that every pair of hands has to be filled by Ukrainians themselves in the first instance. All people who want to fight for Ukraine should also do so and get to know the winters so that you can enjoy extremely long hot weather. All these houses are needed for them and not for wartime entrepreneurs. I think it's a war crime. We have a red flag for Ukraine.

The market in Kyiv hasn’t exactly been a fire sale. Not sure if the properties that were listed in the months and days prior to Feb 24 2022 had been pulled from the market or if many were in fact sold. You have to look and see who is buying up the region. Zelensky did mention Black Rock. That’s just something you don’t want! They work in coordination with governments and buy up millions and millions of properties. Allot of Jews and Saudis supposedly buying up the region as well. None of this was a in the best interest of the people of Ukraine. Certainly you can find deals on the outskirts and even new construction. I love Podil and have had my sights on that area. It does concern me as to who is investing there. But when investors buy up an area it corrupts the market. In time of war, you’d think there would be deals there and that just hasn’t been the case.

All the prices in Eastern Ukraine should be effectively zero since Ukraine is getting smashed in that area.

Probably the rents are holding up is because displaced people who are not looking or able to buy have relocated to Kramatorsk, which is a nice city. Slaviansk is less on a street grid and more spread out. I expect these places will be destroyed as they become the next line of defense.

To be honest if I bought a property out there, with my luck, I might as well paint a bulls eye on the side of it ! Its what we in the UK call a bullet magnet. Thanks Olga for this video. It seems how long this war last also depends on what China will do. If China really will play a constructive role in bringing about peace on Ukrainian terms. To me there are two ways to shorten the way, one is send more weapons to Ukraine. The other way is China form a NATO like alliance with Russia on the condition that Russians leave Ukraine with a lease on Crimea. If China takes the stupid route and determined to contribute to Russia's prolonging its war on Ukraine, then the war will be long. If China does nothing to help bring peace, Putin will drag this war pass this year. So, watch what China does in the next few weeks. I feel it is in China's interest to have peace in Ukraine. Its economy is going through what is call in Japan lost decade. Massive changes in China is happening and getting involve in a war in Europe don't seems to make sense. China needs stability more so now than 6 or 10 years ago. It is a little strange to talk about real estate price, but price has not drop dramatically in Kyiv because 1/3 of Ukraine need to be evacuated and people finds Kyiv a good option. Also, Ukrainians are confident with their ability to succeed. So, there are few milestones I would look at, one is China's decision about the war, two is what will happen to Crimea, three is rather Ukraine will achieve durable peace with Russia.

Trust me Olga, you don't want foreigners buying ukraine land. Also Ukraine needs to get their regions back .let Russia keep Crimea.
