A double close is not feasible when only making a wholesale fee of $5k-10k. You would have to pay additional closing costs which essentially eliminates any profit you would have made.

He offers proof of funds to help get the money. Technically you dont jeed money. As long as you do a double close.

Get it, trust me, because they are even going to prevent wholesalers PERIOD from doing any double closings and anything unless you physically bring money to the table unless you are an agent. Go get it. Worth it. I'm working on that as well as we speak.

I just called a title company yesterday that said “they no longer do assignments.” So then I called another title company and they said “we do assignment agreements.” And they answered more questions that were a Go as well.

Thank you for this positive feedback. I think the key is to find the title companies that still do assignments and bang out as many deals as we can. It seems kind of hypocritical if I'm being honest for Jerry to come out and say he no longer supports the signing contracts yet he's left all his step by step tutorials on how to assign contracts and the benefits of assigning contracts on his channel for the last 2 months and hasn't taken them down knowing that those assignment of contract videos are sending tons of people to his flipster software to buy it because they think it's so easy. Oh well the guy offers a ton of value so what are you going to do. Probably how is that b pressed them a little bit and he started feeling the heat so we had to put this video out. As a civil rights activist I like his approach about creating a national wholesalers group so we can fight back

Being a very honest, straightforward and transparent wholesaler myself I never had to worry about being accused of “shady practices“ and I am also an accredited member of the BBB here in Connecticut, A+ rated… I do believe that one or two bad apples ruin everything for people like Mr. Norton and I! I do and will support a wholesaler association. Also I am a legal business entity here in Connecticut with my LLC directly related to my real estate aspirations of being a successful wholesaler!

If you have a good deal and a strong buyer list , it’s pretty much guaranteed that you’ll close. If you lock up the property for too much , no cash buyer will overpay for it therefore an assignment becomes pretty much impossible to do. I’m just gonna say it Jerry , while some of your points are valid but I think you’re also taking this as an opportunity to market and push your funding program.

Though your point may be valid; however, Jerry is a biz man and offers excellent products, goods, services and guarantees and a game changer as far as I'm concerned. The 8 week academy definitely the best I seen compared to many programs out there and its FREE too. He gives more to his product for you to have to better equip you for what is ahead. Having his system sounds pricey but not compared when you no sources of any kind. Having his system...you lack nothing and its all at your finger tips. Much more expensive in penny pitching a biz when you can pay a little more to all it all. I think his Funding Program is great for people like me. I invest in me first before Jerry.

I recently was in a Lee Arnold training class, and he touched on these same issues; the fact is that the laws have begun to change in the last year in several places, and there is chatter out there pushing further change...Maybe Jerry's smart enough to direct his business in the new direction before it hits critical mass.

It is about legality to me... I am afraid of breaking the law and being accused of fraudulence which is why I use the assignment method.

I stand with you. I am concerned about limitations and regulations, but I've been sure to view any laws/regulations in my state before even learning about wholesaling. I plan to try and execute a deal within the month of November and if so, the credit goes to you and a few others that have gave me advice. I am also considering opening an llc beforehand too.

Jerry you are a flipping genius with years of experience, lots of cash, and countless business contacts. I have none of those things. Getting access to funds to do double closings is challenging. Even your program is challenging to get into. I know nothing is easy and everything cost. It takes so much work to even find the deals now we have to go through hoops to get them closed. Why isn't anybody going after car sales man who can give you pennies for your trade then turn around and sell it for thousands. What about the retail stores that get the good for cheap and then turn around and sell then to us for outrageous prices. Why does it matter what I make whe. You get the price we agreed on. People bye things at yard sales for 2$ and turn around and sell them for thousands. The whole market of the exchanges of good is built on reselling. That is all wholesaling is smh.

Good insight into this ever changing business. One thing that wasn't mentioned with a double close is the short term capital gains tax you'll get smacked with. Not a total deal breaker, there's still good money to be made. Just food for thought.

Short term capital gains is the same as ordinary income. Assignments are ordinary income so taxed the same.

I am only doing assignments on my first few deals so I can fund EMD’s for double closings. I plan on wholesaling REO’s so I need to be able to double close those. I just need a couple of assignments to get the ball rolling and I am good to go!

We stand with you and would love to help you help us. We have only had to double close on one transaction out of many and don’t mind paying the 2% in fees to close it but would be kinda hard on the skimpy deals we sometimes take but we’ll still support doing so.

Jerry have you ever had a county in a state tell you that they don’t use DocuSign? My partner and I are asking because we called this title company in Florida to see if they were an investor friendly title company and the lady mentioned that: “Not all counties allow DocuSign, especially if the new cash buyer for the property wants insurance for the property like a warranty deed.” I just wanted to ask you Jerry if you have ever encountered this with a title company in Florida or any other state before Jerry? Where they say: “not all counties allow DocuSign?” Have you ever encountered that before Jerry?
