RS stock price basically cut in half over last two years. The offerings (dilution) which happen fairly regularly is concerning and whether dividend will be cut or suspended.

That was good information particularly that depreciation incurred on a REIT is paid to investors as ROC (Return ON Capital, not Return OF Capital). Nice!

Hi, if I understand right, total amount of preferred shares on total amount of the fund gives the leverage! Maybe I get it wrong (English is not my mother language!) , but I was on the impression that the leverage was defined by the total amount used to invest in preferred shares (loans, margin, etc...) on the NAV of the fund. Information to calculate that leverage is in the financial statements for the fund. Maybe I did not clearly undestand the explanations. 😁

ENS is looking juicy. look at the NAV vs the Stock Price. Obviously investors have not woken up to the huge value proposition and disconnect. but they always do with time....

I have NWH.Un and SRU.UN. Kinda sad about NWH these days. It seems like everything has gotten a lot cheaper in the last week, probably due to the US congress and possible shut down...so not related to the actual business case. Well, NWH has a lot lotta debt, I guess. MREL seems interesting. It is going on my watch list and we will see what the US congress gets up to in the next few weeks. That whole closing down the government thing sure looks like lousy way to run a country.

NWH.UN has me disappointed as well. I invested pretty heavy in there...and people did warn me about the cut and unsustainability...but I thought I would take a chance. Getting burned now. It will recover...but take a couple years. Im really disappointed

I am still not clear how to derive the percent of leverage of a split fund because the guest speaker mentions the value of the shares but I am not clear whether that is the current NAV or the NAV when the fund was conceived. I would think that the current NAV is not correct because that would cause the leverage to fluctuate every day. I had always calculated the leverage from the initial public offering of the split fund. So when I get that information from the Middlefield website, it shows that there are 1 million preferred shares @ $15 and 1 million Class A shares @ $10 per share. I think the number of shares is not relevant unless there is more of one than the other in circulation (as sometimes happens over time). Since the unit NAV is $25, the leverage of Class A shares is 40% ($10/$25). Is that correct?

Middlefield announced an overnight offering this morning on RS class A shares at a price of $13.40. That’s a high premium right ?

So...your TNT holdings blew up? 💥 Sorry. 😅 I'll let myself out now. But seriously, you have my empathy. My portfolio is looking like the aftermath of a slasher movie. It's a tough time, but hold on. Real Estate will bounce back when Interest Rates go back down. Additionally, I'd recommend encouraging your friends and family to vote Conservative or Republican and put back Leaders into Government who put the Economy and Citizens first instead of Woke Ideology, Unsustainable Immigration, Unsecured Borders, and endless spending on Ukraine (most corrupt country in Europe). People don't vote, yet they keep complaining. When it comes to the Economy, there is a massive difference between the Right and the Left. My 2 cents. Good luck.

But, are REITs which hold a large number of Office Spaces and Retail Spaces in their portfolio a good investment? With white collar workers resisting returning to the Office and Amazon single handedly decimating the need for Brick and Mortar Retail, does it make sense to hold REITs which have many Office or Retail properties in the portfolio? If Elon Musk sets the tone for other CEOs than yes. Office Space will see a comeback as presence in the Office becomes mandatory. If Retail Spaces can innovate and become Retail / Entertainment centers (think Edmonton Mall), then I think Retail can come back too. All depends on righting the Economy with Business First, Economy over Woke Ideology leadership. Meaning Trudeau and Sleepy Joe gotta go.

My wife went to West Edmonton Mall yesterday; no customers so businesses are barely hanging on. And downtown Edmonton is overrun with crackheads; until this gets solved, Edmonton City Centre Mall will remain a ghost town...

they can be.... high risk = potentially higher reward. But MREL and RS barely hold any Office REITs at all.

@Edmonton_Gord I see...that's disappointing. The advent of the Shopping Mall did away with Mom and Pop shops. Now the advent of Online Retail is doing away with Shopping Malls. The Cycle of Life one might say. Still, Shopping Malls are well designed spaces. There might be another use for them. Probably Entertainment Centers would be the most effective use. Live Entertainment experiences with friends and family can't be duplicated online. Edmonton sounds like so many cities with Progressive Policies. Criminals favored over Citizens. It's all part of the goal to divide people against each other, and make them want more Government authority to "establish order". People just need to speak out, and vote for Politicians and Party that believe in traditional Western values, like Personal Responsibility and the Rule of Law. In Canada, that would be the PPC. In the US, Trump is my guy. Enough with the Wokeness. Bring back common sense and common decency. Phew. Sorry for the harangue there. 😅

but that's 100% normal , what is there to talk about? its the day the distribution is subtracted from the NAV. this happens for every fund on their ex date

it won't be 100% correlated as RS is a CEF. CEFs can move in weird ways. Its really the NAV you should follow. Not the stock price
