Rent prices in Yerevan skyrocket as foreigners fleeing Russia, Ukraine increase housing demand

Since the start of the Russia-Ukraine War last February, many Russians, Ukrainians and Belarussians have come to settle in Armenia. According to Armenia’s Economy Minister Vahan Kerobyan, about 75,000 Russian citizens and 4,000 Ukrainians have arrived in the country in the last few months.
The increased demand for housing has sent rent prices soaring in the capital Yerevan.

This is a problem of sudden growth population in Yerevan and this problem will be fixed as free market will deal with issue where investors will see opportunity in housing market build more houses

Making new houses takes few years. After few years there will be no such crisis because the war is over.

People need to understand everything in this world is like an auction.... It will go to the highest bidder. We are all competing with one another for those goods, services, or in this case apartments in Yerevan. If you can't afford the market rate, you need to move away from the center and live there. No one wants to pay higher rent, but now locals face competition from outside people that have higher purchasing power, hence the situation we're in.

The only 'Ukrainians' who would possibly want to relocate to Armenia (rather than neighbouring European countries) are Armenians with Ukrainian passports or pro-Russians who are worried about facing charges for treason in Ukraine but also don't fancy experiencing the effect of economic sanctions in Russia.

Yerevan has no capacity for such migration and as usual some taking advantage of these. people who rented the apartments are getting kicked out. Heartbreaking situation Indeed.
