One day I noticed that when I pulled off my circuit breaker to fix an outlet that my neighbor's power went off too. I watched at night and turned my power off again. I investigated and found a wire to that home. Found the same with water six months later. Be careful. Water is cheap, but power is costly. Cutting the wire did not work either. Be wise. The electrical tip was very informative to me. I dare to suggest when visiting the apartment and enquirer about your individual electric meter you test the meter by cutting off all the electrical in the apartment to make sure the meter shows no draw on the meter, and turn on all the electrical and check to make sure it actually records the consumption. You want to be sure you were directed to the right meter, not the wrong meter, that way you will know it's your meter.

Hi Reekay! Great video! l married my Filipina after meeting on the internet and coming to the Philippines for two months to get to know her, married her the day she got here 7 years ago! Success story big time! l have a channel here on KZfaq and just made a video about taking her home after her being here 2 years! Its called "Balikbayan Philippines - Wifes First Trip Home" l would love your feedback on how l am doing, l am just learning to edit and your ideas on improvement would be sooo appreciated! My perspective is from the point of view of living in the US with her, she has a good job, l am disabled and we travel every chance we get! Last trip we made back to Ph last Feburary we took a week and spent it in Dumaguete thanks to your influence! We stayed first half of the week at Dumaguete Studio Apartments and second half across the street from the Malacon down town and funny enough we went up the high hotel with the roof top restaurant you recently made a video about and what a view of the mountains, city and ocean and incredible sunset. They had the best halo halo! We had a great time, thanks for drawing us there! Oh, we finally became subs, would love it if you subscribe to us too! I'm a new gal (expat) who will be on my way to the Philippines this Christmas holiday season. I will probably rent a place somewhere for a few months and see how it's going to be--like a try period. I'm from the state and been here since I was a teenager and have a dual citizenship Fil/US. I haven't been in P.I for about five years now and can't wait to go back there again and this time might stay for a while. Anyway, you've given me and others some very good informations about renting and what to look for. Thank you so very much!!

Thank you for one of your most informative videos. I like to have a main living area that gets sun in the morning, but not the afternoon, but your point about limiting sun as much as possible is well taken. Prior to a rental decision, I would spend time hanging out to get a feel for the area, and the people who are about, to check for annoyances. Grab a couple of drinks and chat in the car to pass the time. Maybe talk to a neighbor about how they like it. Peace and quiet is worth the money if you can afford the place. A low price for a place you don't like is a waste of money and then you have to spend on moving again.

You forgot to mention that you will never get your deposit back (its spent as soon as you hand it over) and it is best just not to pay for the last two months. (if you paid first and last plus one month security deposit)

+Itamei Panday yes, they call it "consumable rent" when you're ready to leave. but those usually are not the terms when you first sign up. although when i lived on moalboal, i did receive about 90% of my deposit back despite ending the lease early. so it's a case by case issue. in my case i had an expat landlord and that may have had something to do with it.

Reekay, I wanted to give you a shout out, thank you, although I have lived here in Taguig a year, I always learn something from you... Today's lesson was on PDC post dated checks, it is very common to have a landlord ask for this, simply put, the house we decided to rent from OLX said in caps PDC only... My wife and I viewed it, decided on it and calmly explained that I "don't" do PDC and the reason is not personal, it is because say a landlord does not fix a leaky roof, the court takes a year, meanwhile the landlord can cash checks.... EASY fix, she said ok whatever you want. This was not a "cheap" house, it's a newer home in Imus, Cavite.. so THANK YOU... One more thing, expats CAN get new cars with new a relatively new ACR if they put their minds to it... we bought and I might add financed via BDO with me being here "officially" less than a year at the time... one requirement was PDC for "in house" finance. May I add this comment... people, if you rent a condo, just know the guards will NOT let you move in/out without permit from the office, said permit is permission from the owner of the condo, so.... say you want to move out early, say you want to slowly move over the course of a month to your new place, you cannot unless you get permission from the unit owner... DMCI strictly enforces it so as to give "clearance" to move. If the landlord is behind on their dues, they will tell you that you cannot move out but, that is totally incorrect, they can only contact the landlord and obtain permission to move but they cannot override that unless it is a billing i.e. water that is on your contract that you must pay. What makes this so important is a friend/expat and his wife lived at a DMCI condo and he bought a house.. yes bought ... and casually was moving a few boxes and the guards stopped him stating he was moving out, he was not, he was moving boxes in an UBER/GRAB 6 seater... So after further investigation, it turns out if you have your own car (we do) and we decide to drive boxes out, they will not stop you, however, if you bring a moving truck, jeepney, UBER/GRAB, whatever ... you'll get pegged.

thanks, glad it helped. there is a general glut of available housing in the PH, so it really is a Renter's-Market. the renter can set the terms and walk if not satisfied. plenty of other housing available.

When I finally make my way over I won't have to worry about this at first because my wife owns a house there. I won't be able to take being in that house long term, though, because too many family members live there already. I just want a peaceful, quiet, uncomplicated place.

I lived in a tiny condo in Quezon City, then we moved into a house in Payatas during the year I was there. My wife is from there, and she is a really good businesswoman. She negotiated everything. One month deposit after we moved in. We wanted to move before the lease was up. We shared the electric and water bills with a neighbor at the house where we moved. My wife was comfortable with that, and she negotiated well. We ended up paying about the same as we were at the condo. It helps to have a Filipina wife who knows her way around.

I never do that here in the US but I do see and gathered my family back in the Philippines with my Wife and Daughter and the rest of my families after Christmas and celebrated my New Year with them and stay there tell end of January and flight back here for work again.If you are in Bohol the second week of January this year, we will be there for four days for tour and two days in Cebu and back to Iloilo City witch were we originally live at, but prior to that island visit we will celebrating our New Years eve in Boracay island tell the fifth for January.All the bestAL

Not sure if already mentioned, but always check the place at night for noise. Videokes are one of the most common noise problems and can run late into the A.M.

for sure make sure the meter is only for your place, had a gf with that problem, and she always ended up paying other peoples bills, also yep check the area out, I would recommend at different times of the day, evening mid-day weekends, as when you look, it will probably be at a quiet time.

don't forget to note any damages to the property and have them listed on any lease. take pictures! try to visit the property different times of the day look and listen.

i guess maybe if you really liked the place,maybe give a small amount to the person to hold it so you could check out the place at night as well just to see who is making noise or troubles in the area. Happy Holidays

Water pressure runs about 1/2 a pound over the point of the waters use. A ten foot,tower will,have 5 points of pressure. It takes about 6 to 7 pounds of pressure to work out water heater. That was in our area. The tip on the location of the sun is wise. Thanks for the tip. Gotta love it. Be blessed.

Never expect your deposit back. They will do and come up with any reason to deduct your deposit at the end of your term. It's pointless fighting with them. When you pay the deposit you must have it in mind that that money will be spent straight away by the owner and you will not see it again.

Hi henry , I have a couple things to add to your list for your viewers that has been an issue for me , I stay in Cebu 2 months a year and san diego ca. the rest of the time. Im a light sleeper and NOISE POLUTION in the Philippines is terrible . In Cebu more than half the housing is along or very near the national highways and its horrible. I too prefer barangays away from the highways. Noise from roosters is just something you have to get use to . And the other thing is similar to your direction of the house advice, mine is a lot of places have hollow block walls around them for security but it stops the airflow and it ruins any chance of getting wind to help make your house a little more comfortable , they become ovens. I prefer tall open steel fencing to let trade winds thru. I also second you on the meth- shabu areas, stay clear! of these self induced schizophrenia killers.

my neighborhood in western rural South carolina has roosters up the ying-yang. Unless I'm next to a chicken farm. it would be life as normal.

I plan on visiting friends for 20 days in June. Their house is pretty full already though, and i do not want to be a burden. What would you suggest for short term renting? Is Airbnb the best place to start? This is the first time they have done any sort of house hunting since their parents moved away, and i want to impose on them as little as possible.

Who uses cheques in 2020? I’ve never used one my whole life. One thing to keep in mind: Escape routes in case of an earth quake & structure of the house. And you don’t want to be in a high-rise, 50m up in the air when the earth starts shaking. What I’m curious about: What’s the music used for the intro?

I've been researching the weather in the Phillipines and it seems that both the temperature and the humidity are very frequently over 90. Is this true? Where I'm living now the humidity rarely gets above 50%, so moving to an area with a 100% jump in humidity may be a challenge I don't want to undertake. Any thoughts?

it took me about 3-months to adjust to the humidity. i also lost weight, so that helped. ever since then i really don't mind the heat. even today i was out walking in the sun at noon and it's no big deal to me.

If I'm going to stay in the Philippines for 3 to 4 months what's the most economical way to afford a place to live hotels get expensive is there some other options You can suggest

online, for a short stay, one option is www.airbnb.com . but offline, best bet is to get a hotel for about 4 days and then drive the neighborhoods looking for places for rent in person. often you can work a deal with the landlord for a short-term lease. but you won't find most of those places online.

We are at Camilla Northpoint condos here in Davao City. We have full security. We paid the first months and a deposit. That is, it. I made the mistake of renting a studio apartment that was on the 3rdfloor and set by itself the electricity for the 1 month we were there was 9K which is twice as much as we ever paid for a 2 bdrm. The 1 I regret moving from was a 1 bed rm semi-furnished apt. that was modern inside other than no hot water for 5K & the meter didn't work right Our electric bill ran under 1k & I was running the AC/24/7. It was at the start of the lockdown and I just wanted to move. A big mistake.

Pre-dated checks are not a good idea in the US, same a bounced check is against the law here as well. But as a landlord you really do not want to accept them because if the person dies you are out of money.

Hello Reekay. Super informative video. I have a question about the deposit. You said on another video that one should expect to write off the security deposit - that they are rarely returned (I think it was in your video on getting a condo in IT Park). Well, let's say you rent out two 25,000 php apts (6 mos each) in a year, each with one month SD. 50,000 PHP seems like a lot of money to be out of for a calendar year. Cut forth to 2018, is this still true? Any way to protect the renter here? Your videos are really appreciated by lots of people.

if doing a 6-month stay at a place, i'd highly recommend using www.airbnb.com for that. yah, you'll get a cheaper deal with a mom-n-pop rental. but with airbnb you have deposit safeguards and usually a deposit is not required. last year i got lyn a lease with a boarding house, all written down and legit. a total of a $200 usd deposit, plus 1st-month rent. (i paid the rent all year after our split.) the landlord was a dentist so i was hoping for some professionalism. nope. at end of the year they refused to give back any of the deposit because they, "wanted to do remodeling upgrades" to the room. we all know renters are only liable for cleaning expenses and damaged property. but they kept the deposit and would not make the last month 'consumable'. so, $200 deposit down the drain. would have had to go to court over it and that's another quagmire in the making. so, bottom-line, do the deposit with a condo office or airbnb if getting the deposit back is a priority. mom-n-pop places give a lower rent, but too often pull a thick-faced scam in the end.

What is the minimum term for a lease agreement? 3 months? Probably best to go short term first in case it doesn't work out.

The terms are always negotiable. Even if they are asking for a one-year lease, it is such a renters Market that you can offer them a 3-month or 6-month lease, or even a month to month lease and work out a deal. If they say no, then just look somewhere else.

Do they have building codes in the Philippines? Are they enforced? Are more modern apartments less of a risk from an electricity, water, security standpoint?

i'm not privy to that info. but i can say that when this year's earthquakes hit davao, the other condos weathered it just fine.. except for one. it fell apart and many said due to inferior materials.

Henry-I have a question for you, or some of your viewers here. You say in your video here that it may take awhile to set up a bank account ??? How long is awhile ??- 1 week, 1 month, 3 months ?? . Reason I ask is what if you go there to the PH for the first time with say-$ 3,000.00 cash, or a larger sum-where do you put it for safe keeping ???_ until your bank account is approved. Anybody's advice would be appreciated. 2nd question- how much cash are you allowed to take with U on the plane ?? Would really like someone's input on this-thanks

+Grant Bedard in order to get a bank account at most of the major PH banks (i do not recommend the smaller banks).. you will usually need an ACR card, which you get from immigration. but they will not process that until you've been in-country for 59 days. and then there is about a 3-week wait for the card to arrive. so total you're looking at about 3 months from entry to possibly getting your ACR card in order to set up your own bank account. When i arrived in the PH, i was fortunate to have a filipina g/f who is trustworthy. (i'd spent time with her for 2 years by then) so for the interim i used an account in her name she set up for me until i could get my own.

Grant Bedard I set up bank account with BDO after 30 days, all they asked is passport. They wanted me to be 30 days in the country. If one branch says no, ask another. But these days I don't even set up foreign bank account. Fidelity Cash Management account (for which everybody qualifies) reimburses ATM fees WORLDWIDE. So I just pull pesos out of ATM from fidelity card and everyone ok with cash

I am glad I heard this. I am also in the USA and have a Roth IRA account with fidelity. I will look into it. I had also heard charles schwab is a great place to have an account if you are a foreigner living in the philippines. maybe they do that same thing as fidelity (re-imburse ATM fees). I don't have an account with them but with ameritrade (who just got bought out by charles schwab). so maybe there are 2 options available.

no. it's a few simple forms when you get your PH bank account and that's it. as long as you fill out those FATCA papers, you're fine. but if you don't, it's a $1,000 fine and the account can be frozen.

in cebu.. the areas near ayala mall and it-park are much nicer, what i call, 'uptown'. if you are in the Colon district (near E-mall), it's enjoyable but lots of snatchers and backpack thieves so keep an eye on your things. the lease, they prefer it in your name. just don't write any pre-dated checks. only do the required deposits and rent. make SURE to get a written receipt for any money you pay. for a PH bank accont, you will need your ACR-card, which takes about 4 months after arrival to get hold of. other requirements vary from bank to bank. if you intend to deposit money into your bank account, exchange it into pesos first to put into your 'pesos account'. depositing foreign currency can come with delays.

You had to pay for the damage of the burglars? That doesn't sound right... Any experience with Filipino renter's insurance that would conceivably cover theft? There's some policies out there but it's hard to tell if they're worth the paper they're printed on.

I thought she wanted me. Told me everyday for 8 months. Sent her money to help finish house. 3 weeks before meeting her .. she called off the relationship. Guys be careful. Phillipino will scam you. They will show you all the body parts 9n cam so you think their love is real. It must be 2nd nature to them. Give the guy what he wants.. then he will give me what i want.

i've never had them ask for a credit check and i highly doubt there's a system for checking out-of-country credit status. here, if you have the cash for the deposit and 2 months.. that's all that's needed.

+chris Vinci hot water is a nice luxury. i have a wall unit that provides hot water on-demand, no tank used. very common in rentals and hotels.

LifeBeyondTheSea - Philippines yeah I just say that because on all my trips I didn't realize it was not common to have hot water in houses or apartments since I usually stay at a hotel. So on my 5th trip, I stop by my fiances apartment in Rockwell makati to take a quick shower, and there was no hot water, it came out quite cold. Than I realized it is not common even in those more expensive areas.
