Renting apartments in Dominican Republic can be quite different than what you are use to in your native country. The apartment renting process if you don't understand it completely will have you thinking you are being scammed when really this how Dominican rent their properties. In tourist area you may be able to find the process a little different because of the understanding of what foreigners are accustomed to when renting. However, in the bigger cities don't be alarmed if you are asked to put up 3 times your rent amount just to move in. Enjoy!

We rented a place at a good price in Santiago. We paid the 3 months and got a legal looking document. When we went to pay our bills they wanted the legal document but it wasn't signed. They had just photocopied the papers and didn't use a lawyer. The nice girls who take the payment said that we could bring the signed paperwork later but it never happened and we eventually left after a couple of years. Everybody seems to understand that you give a months notice and the saved rent goes towards that.

This is why I normally watch different serious vlogs about the DR, Dam Norberis you sure know how to explain things well. I have to save this one . So it’s about getting the right and CORRECT information about what you want to do. And not having INCORRECT information then cry that your being scammed🙄.

My next trip to Dominican Republic I will rent an apartment or Air B&B. My last 2 visits I stayed in Cabarete and it was nice bu the hotel had to many rules. Loved the video.

We do the same here in the Bahamas, except 1 month is security deposit and the other two are first and last months rent (that way you have a free month before you decide to move). My family owns numerous rental properties here.

Yes you can open a bank account before you move there but you need to be there in person to open it. You can't open it online. Yes I will make a video this I promise. When im there in December I will get all the information together.

Hi Noberis, great info and very informative! Thank you. However... just my opinion, but I noticed you spoke very very fast English in the introduction. But because of your beautiful Dominican accent (same as my husband) it's a good idea to speak at normal speed. Speaking English too fast with a foreign accent sounds like you are running words together. Just my opinion tho. Usually you are very articulate, so this was a first. Again, just my opinion and because I'm an English tutor I can't help but notice. Lol, love your videos.. they are great! : )

Very good content. I have an apartment in Torre Alta and the 2 + 1 came up and I initially thought the same thing until my novia explained it to me. But my question is, if you signed a one year lease and you decide to move out before the lease is up, will you receive the full deposit back when you move?

That's a great question. I will have to look into that. My guess is it could be at the owners discretion since the person didnt fulfill the contract commitment. But I can ask.

Actually is 2 deposit and the +1 you lose it, is for the lawyer to make the contact and the person that is helping the owner to find a tenant.

@@NorberisR that is great,, because here paying first(1x) last (1x)and security1x), when you move you only get the security deposit back, which is 1x the rent, the first and last month of rent is gone You said in many of the places there you will receive 2x (security) back when you move out which is unheard of over here.

Good and clear information on renting in RD ! But, since renting Furnished is mostly done by foreigners, why is there a fee so high for Admin./Lawyer ? Do Dominicans renting UNfurnished pay Adm/Lawyer fee ? Do Dominicans renting UNfurnished pay 2 months in advance ?

How do you most foreigners rent furnished apartments? Do you have data to support that or you just guessing? ALL DOMINICANS follow the 2 plus 1 PERIOD! That is they way we rent. Are there some exceptions or exceptions that can be made of course as with anything. Still doesnt take away the fact this is the way we rent.

@@NorberisR Norberis, in ALL countries of the world , NON-foreigners ( nationals) in their majority rent UNfurnished apts or houses because they want to save money as well as reflect their own taste ( furniture, special needs like TV size and quality, inside wall color paint, etc). Most North American states or provinces do not require an Administration/Lawyer fee as there is a formal state or provincial lease form signed by both landlord and tenant.

Im just providing what the process is for those who want to know. I don't care what other countries do. Everything America does isn't the right way its the American way. Just like this process is the Dominican way. Don't like it don't come. It is what it is.

Yes this is correct. But this is typical when moving in a typical Dominican neighborhood. In most tourist areas this is not the case. Its typically one month deposit and first month's rent.

Make sure that you do a walk through of the apartment and video the walk through before you move in to document any issues with the apartment. Your landlord will certainly try to charge you for everything that they think they can to keep from giving your deposit back. Just saying

I agree, however, this is not just exclusive to DR, that happens in the US also. Doing a walkthrough when renting anything cars, homes, apartments, and equipment is a part of the person's due diligence no matter where you live. This should be universal.

They will need you passport or some identification to draw up the contract. Other than that nothing else.

Yes you can rent Usually they ask for job information, bank statement and most of the time 2+1 (2 deposit + first month rent) depending on the area that you are renting other properties owners do 2+1 where is 2 moth deposit and the + 1 they use it for lawyer and other fees involved to the rental.

You can possibly find someone for 6 month but mostly the leases are for a year. Anything less than 6 month Airbnb will be your best option.

I had a question I bought a apartment brand-new in Santo Domingo este does any one know how long does it take for the electric company to turn on your electricity after you have submitted that paper that you get from the Real estate agency someone told me it can take up to a month is this true ?

That is not true, they give you up to 6 business days. Did you call or when back to electricity company to ask why they have not turn it on?

That will more than likely not happen here. You can offer them a reduce rate for 12 months and see if they accept it but free in DR doesn't typically happen.

@@NorberisR first he asked if I was rich or going to marry Someone there. He said those two are the easiest ways. Then he said I can travel to the DR, invest in the country and then declare the Investment by coming back to my country and showing them how I did the investment; like buying s piece of land. Then I can apply for citizenship and also show bank statements to show that I am earning income

Who said pay 3 months in advance before you move in? These are deposits you get back at the end of the lease besides the plus 1. Listen to what im saying instead of trying to poke holes in the process. Whether you agree or not its process and lived there, I don't have verify if this information is correct. I said the first month is due at the end of the month not when you move in on the first of the month. You still get to move in. And yes Dominicans pay the same thing. I just rented a space for my restaurant and did the 2 plus 1. I'm Dominican...lol! Again trying to poke holes, the average Dominican is not paying $500 a month the rent. Most apartments in a average Dominican neighborhood is under $250. My mom pays $175. That's a total of $525 to move in. My aunt just rented an apartment for $100 and that's $300 to move in. But of course the prices are in pesos not dollars. You're looking at the $1500 and saying Dominicans can't afford that and that's just an example. I also mentioned in Tourist areas they do things different at times. Please to understand and not to criticize.

The admin/lawyer fee is exactly what it say it is...its equivalent to the your monthly rent but its not a month's rent. There are apartments here in South Florida that charge $150 per application fee for all adults. Whats your point?
