Nobody ever said you had to buy a house to begin your life in another country! Renting is a great way to dip your toes into foreign living without major lifetime financial decisions.
When you move permanently to a new country, you will already be busy learning a new language, making new friends, and building a life in a new place... Buying a home is fine from the get-go, but if you’re not 100% sure of the area or even if the decision to live in a foreign country is correct, renting gives you an affordable option to try before you buy!
We have been on a quest to find a personal home in southern Tuscany while we build a small portfolio of income-producing properties. As of today, all the houses that we liked had significant issues.
We have been staying at our rental properties inside the historic district, but they’re renting so well that it is silly to keep staying in them when we can rent a house long-term in the country for a fraction of the rental income. We are missing out on it.

I would love to see more videos on renting, both long term (1 year) and shorter term (3-6 months). It seems difficult unless you know someone who has a property to rent, especially for non-citizens. Any tips and advice are greatly appreciated!

Short term is really difficult other than using a service like AirBnB and choosing the dates and taking a big discount. In the off season that can actually be a great way to find something for a good price (but still more than a real long term lease). For true long term I suggest spending a month in a shorter term rental while you search. Learn some Italian. Even a few words helps you seem like more than a tourist!

That's what were planning on doing too. Even though we want to buy in the hills above Abruzzo, I'd like to take my time looking, getting the feel of a place. My wife is almost there to retire. But she doesn't know what she wants to do next. I said lets rent, travel and check out all 20 regions!

Rent and explore all 20 regions...what a great idea ! We're already expats in Asia and want to explore Europe for 10 years, for up to 90 days at a time, non-resident, schengen. Italy will be our base, I think. Love the culture.

I think I’m going ti start doing a few other videos of nice places to rent. And some videos of how cheap it is here to live. $10/mo for cell arrive with unlimited GB data. Food is so much cheaper and fresher. Just gas is a bit more but pretty close to say California or NY prices. Oh, health care. Wow. Anyway glad you liked it and I’ll try to show more!

Great choice to rent , gives you flexibility to check out a place 1st ! So important, some places look great in pictures and print but actually living there totally different game . I lived in 5 different neighborhoods in Chicago, and glad I did it. My job is there after some time I realized I'm not a city person as I thought I was . I was constantly traveling outside the state to do active stuff like hiking, skiing, snowmobiling ect ect. City people are not really outdoorsy , hail an Uber is their activity or go the lake front to walk around, snore bore ! So I'm leaving big city to one of my outdoor states that offer most outdoor sports stuff ❤️ so glad I was just a renter and leave easily 👍

Thanks Brad for being the voice of reason. So many of the properties are out in the boondocks! others are too touristy, Airbnb hell, or mountains of remodeling.Many areas are beautiful but how does one choose? So it takes time and your suggestions are well thought out.

Thanks for the kind words. I’m trying to get our best life sorted out here. Takes time. So much to figure out! I hope people read this…. I’m answering some comments as I wait for an appointment for an CT scan. Just something that bothers me when I walk a lot and they want a good look. We don’t have our Italian resident insurance cards yet so I opted to pay cash for the CT scan. It was only €240!!! Oly had a MRI last year in USA and the hospital billed our insurance $12,500! Then our insurance billed us the “negotiated” rate of $2750! 🤬 My point is there is a lot to figure out on e you move here. Plus learning the language which is soooo important to really make friends and get along in general. BUT, you are going to find that it is a much kinder and gentler existence here than many other countries. You are on the right track!!! -Brad

Thank you for the timely information. We really appreciate your posts and have been following your tours. We are moving to Central Italy in the near future and have been reviewing many video tours of properties in Tuscany, Umbria and Marche. While we will ultimately buy a house we have discussed renting before buying in order to give ourselves time to look at the options. We are currently pursuing Elective Residency Visas with an Italian Attorney. We want to be able to stay and not leave every 90 days for 90 days. Please keep posting these very helpful videos.

Well, my husband was very happy to watch this video. He keeps telling me to pump the brakes until we get a better lay of the land and suggests renting all the time... but I just want to buy something now!

You’ll figure it out. We basically rented the last year in our own Apts. And before that in so many numerous trips by the day so to speak…. It’s fun to look but even 90 days staying in an area you like is a good idea. If you can’t do that it may not be time to buy anyway. For 60-90 days I recommend booking on AirBnB for a long stay even even if it cost a bit more than a year contract. In 60-90 days you’ll know if the shoe fits!!

Thanks. One thing we really wanted to do now that we are living here is take 3-7 day trips around Europe. This is a great lock and leave place because it is an active farm and very safe area. All of our Italian friends are like “Damn that’s a great price for that rental! Thanks for watching!

When you show a property like this, it really puts things in perspective as to how expensive things are here in Massachusetts versus elsewhere. Where I live, a 1,000 sq. foot apartment is over $3,000.00 a month which is unattainable for most people. Boston is even much more! Looking at what you got for $700 a month is amazing and of course you get to live 'La Dolce Vita'..! Having your dogs enjoying the open space is icing on the cake and probably a big factor as to why you chose this property! 😉

Hey Nick! It was. I’m sitting here with two Bernadoodles right now fill of little burrs but it is worth it. I swear to God they actually sit and smile in the grass at the house they are so happy to run around in the grape vines. The cost of living here is so low! Remember that the house we rented is within five minutes of one of the most famous wine regions certainly in Italy if not in Europe. It would be like renting a house in Napa, California. So think what you can get if you were out an hour or in another province. I honest to God believe you could live here like a king for less than €2000 a month. That’s $2200. Thanks for watching!!

You must a permit and a visa to live in Italy you can't live more than 3 months twice a year.

There’s tons of stuff to rent pretty much everywhere. If you pull up the video with my most recent apartment that I renovated, it was being rented on a year-round lease when we bought it. And it’s prime time in a very busy tourist town. It is true, especially for high-end houses and apartments in a big city, safe Lawrence, or Luca , something inside the historic center you could absolutely rent for a lot more than what you would get with a year contract. But there’s still plenty of things even where we are to rent on a yearly basis. And as you head farther south that becomes even more so. It is a big country with a lot of property. I don’t think you’ll have any trouble finding something to rent on a year contract. And one of the short thought, if you found a nice apartment that was for $500 or even a house, even if you only plan to use it half of the year that’s still only $800-$1000 a month. Just leave it locked up the rest of time. It’s a great way to experience Italy on your time schedule, without making a costly mistake.

Hi finally a Rental talk... I'm 75yrs old and retired +widow. Want to move in Tuscany for hopefully 5 years or more. I can't wait to buy cause the Italian law if you are over 70 you need Cash only to buy. No sale with loan (mutuo) So I'm looking for Rent a 2 bedr. Possibly two batr. And I won't have a car so need close to stores, I'm Salling my car so I can move there, see I am from Tuscany Italy Livorno the city. Left in 1966. Now a want to come back home, for a while! Please help my pention is quite good I can pay up to $700 to 800. But not more because I would like to fly and visit once a year with my grown up kids and G-kids in the States. It's a beautiful fun city. I was very young when I left. My husband was station in Camp Darby military base. But also I'm looking for a Rental 3x2 or 4x4. Not a summer or winter months. The life of a dog. My guy is getting older and doesn't travel well anymore. So we're going to walk down to the coffee shop every morning and get an espresso for me and dog treats for him. Otherwise I'd do the jump just to do the jump.

Just a quick note for other dog owners… Much like medical care for humans here, you’ll find the cost of taking care of your furry friend is just a fraction of what it takes in the US. Our boy, Charlie just had a small tumor taken off his chest. We caught it early and they did a great job on the surgery with no complications. I guarantee you it would’ve been a $3000 surgery in the US in here. It was less than €400 including lab testing in Milan of the tumor! Grooming for the boys is €50 versus €170 in USA. These things add up.

I’m such a dork… I’ve been reading your comment on my feed, and I couldn’t figure out what it meant. 🤦🏼‍♂️ I kept thinking about electronic screens or other pages, etc. Yes, it’s awesome having the screens on the windows. Especially out here in the country there’s all kinds of critters that would love to come in and the breeze up here is just wonderful. We actually just installed screens inside the historic district, and it was a godsend there, too. Helps keep out the pigeon feathers! 🥳 Thanks for watching!

God willing we’re not here that long. He’s asking a pretty penny because of the position and the quantity of registered nobile grapes acres under production. I imagine we would probably be able to stay here until they found something to do with it. Hopefully our house in Texas sells soon, and we can make a move on one of the houses that we’ve identified here.

yes, it is ironic brad that you have been buying rental properties and now you ended up renting one for yourself! As the saying goes in spanish " en casa the herrero , azador de palo" or " in the blacksmith's house a wooden pickaxe " hahaha. But i totally agreed thats the smart thing to do Rent for sometime until you are totally familiar with the area and then buy your home or rental property. Italy is very big so plenty of places to choose from The only bad thing is that i understand is very difficult to find a long term rental for just a few months, and renting through airbnb it will cost a fortune as you know. Thats exactly what i am planning to do when i relocate there. Rent first, buy later , but i am going to need your connections to find myself a long term rental inexpensive! hahaha PS. charlie & kona must be trill to be able to run to their heart's content!

Ciao! I’m trying to add in a little informative general information each video up front. Here’s a couple quick answers to your comment. You can get an elective visa in Italy if you can prove you have ongoing income that’s not related to work you would have to do in Italy. There’s other available this is to like remote working, etc. The threshold is pretty low, around €36,000 a year for single and €40,000 for a couple. And by the way, you can live really nice here on €40,000 a year. I mean really nice. Take vacations, have a car, and cell service, live in a nice house. Italy’s healthcare system is rated number two in the world after France. If you’re paying cash for services, there’s virtually no wait time and I find the care to be very intimate with doctors who can take their time. We went to the doctor for the first time since being residents here And he didn’t even charge us for the visit because our friend is his friend and had referred us so he comped the visit for both of us! He literally said, “that makes his friends and friends don’t charge each other”. If you’re going to move here, start studying the language now. It’s super important to be able to at least have rudimentary conversations in Italian. It shows you’re serious about fitting in.

I forgot to mention how you pay… Cash or credit card until you’re on the government system when you have your residential card. That holds true if you’re even just visiting here. And it’s very expensive. We had one imaging exam done with doctors consult and it was €200! Try doing that in the US…

We sent for some papers for my husband’s parents who were born in Naples, Italy, and waiting to hear back. It’s amazing how little one can live on there. I am excited to make the move in the next couple of years.

Brad, am i right to think that the better deals in buying a home in italy or europe may be found by word of mouth once on the ground? I see so many videos of portugal italy or spain or france where it seems the rural villages are depopulated? is this accurate to say that the ones advertised on websites idealista or etc or flogged by vloggers may be at a higher price than if a person were to rent and live say in italy and ask the locals? or am i totally off base with this?

I think for sure the better PROPERTIES are found by word of mouth, whether buying or renting. Every one of the investment properties I have bought so far were not on major websites like Idealista or Rightmove. I think you can also get a good price doing things word of mouth. Like when you bought that cheap car in college from your friends aunt that just wanted to get rid of it… There are a lot of villages that are depopulated. They’ve been that way for years… One thing to remember is usually foreigners coming to Italy do not have to worry about working. I always try to think of these villages as bedroom communities. Most of them are not too far away from a medium sized cities with all retail services and medical, etc. I certainly would not want to live one hour out in the country from the nearest major hospital. Things happen, you have to protect yourself.

For people with dual citizenship, i want to spare you what i found out the hard way. Not all properties qualify for residency. Please make sure you get a registered contract. These could come with a minimal time limit.

I didn’t think to mention in the video good point. We already had our residency when we rented this place, but you do need to make sure you have a registered contract. That means they take it to the local commune so that they know that you’re really paying the money and it’s not, a scam so that you can show a place that you’re living and the person and charges you a couple hundred bucks. Actually, I think have to pay the full amount of tax owed on the rental once that’s done.

For websites try IDEALISTA.it. They have a good search tool for rentals that allows you to draw a specific area. They also have thousands of listings. If nothing else, it’ll give you a good idea of pricing, and what you should be paying for a long term rental. These prices aren’t indicators of what you would pay for a one or two month rental. Like I said in the video I found this one through word of mouth. I had already been living in the area and knew people. You should put the word out. If you haven’t started living here yet, I would recommend coming in a slower season like late winter, early spring or late fall, it just using Airbnb and check for one month or two months rentals. That way you can testing area and wallet be more expensive than what I’m paying for this farmhouse, it’s quick and easy you can throw it on the credit card and it’ll give you time to meet more people. That’s my suggestion. Let me know if you have more questions! Brad

Hi Cynthia! There are four ways to do it for larger dogs. For dogs under 15 pounds (7Kg) you just pay €100-200 and take them in the plane. 1. For dogs up to ~90 pounds (40Kg) they can safely go under the plane. But be careful which airline you choose. Lufthansa is world leader in pet travel. 2. You can also use a pet forwarding service IF YOUR ANIMAL IS OVERSIZED. I make that all caps BECAUSE what they do for an exorbitant fee is just the same and maybe even easier on the pet then what you can do for yourself if your dog fits in the largest standard acceptable crate. And that’s a pretty big crate…! I contacted one for (Charlie) my 80 pound smaller dog, and they quoted me $4000. In reality, it would cost me $400 just checking them in for a nonstop on Lufthansa. It was the same plane he would’ve going on with the pet forwarding service. 3. If you don’t want to fly them, you can take the Queen Mary II from New York to London. The problem is booking is usually 18 months out for kennel space. It’s the only cruise ship that allows dogs. 4. Of course, if they qualify to be service dogs, you can take them in the cabin with you on any airline. There are some hoops you have to go through. I hope this is helpful. I would never bring my dogs to Europe, except for a permanent move. I’m going to do a video about the paperwork required when I have a little more time.

How long can you rent a place for as an expat? Ninety days? Then you have to exit the eurozone and enter for another ninety days?

You can stay for 90 days out of every preceding 180 days. It moves daily. So you can’t just stay 90 days go away for two days and come back for another 90 days. If you wanna live here more than 90 days at a time without having to leave for 90 days, you need to get a visa. There’s many types.

@@BradsWorld please help me understand how it works out for a year. So after you exit the Eurozone for two days came back for another 90 that’s it your 180 days are done and you have to leave Italy until next year?

It was actually word of mouth. I think the best deals are when you know people around town and you put the word out that you’re looking for something. People will help you find stuff. I know that’s not helpful if you’re in the US and want to rent some thing here in Italy, but that’s why I recommended maybe finding a short term rental for a month or two, getting to know people around town and you’ll find a great rental. I wish I had an agency to give you. But I didn’t use one! Good luck!!

Fully furnished and it's only 700 a month! In my city you can rent out a room inside someone else's house for 700. Seriously 700 isn't shit compared to tucson arizona prices. And for that matter MOST of usa
