Hi David & Kristy! Just found you. This video just what I needed! You're straight to the point(thx!!), videos are perfect length, & info is grt, useful, insightful. I subscribed & watch a few this evening. Also like how real u are. I was really enjoying how you come across. Also you actually gave fact after fact covering your title heading. Ur my go to now. I feel with ya'll i'll get lots of good info as i cont to follow u. Also loved ur guys sense if humor. Ur timing perfect! It threw in dif things to keep things light, but didnt distract from my fact finding mission! So glad ur doing videos on the Villages!😇🤗🤠

Always rent first when relocating, especially when it comes to the state of Florida. We did and went from "knowing" that we were going to move to SW Florida, but renting first to find the best area. After 4 months of Florida we both knew that Florida was a great place to winter but the negatives of home ownership in the Sunshine State are getting worse every year. We meet people every winter who are fed up with the staggering increases in home ownership and the horror stories of insurance companies offering penny's on the dollar to settle hurricane damages.

@@rethinkcps2116 in The Villages they have a service you can buy where they check your home. There is also private companies who check for a fee. Many of our neighbors have arrangements with their neighbors to watch their homes. We also have "community watch" that keeps eyes in the neighborhoods. I think squatting is a rare event.

@JohnJohn: I've lived in FL 31 yrs. Had 2 kids here, got grad degree at UF. It's a wonderful state. The current challenges are extreme. But they are real. You are correct to take a beat & check things out. We have gorgeous, safe beaches in Volusia & Flagler counties. Plus NASCAR & space launches - and parks with clear flowing springs to float down. Don't miss all that when you visit.... 🎯

I would buy a place, furnish it buy a golf cart and rent it out during those lucrative winter months. During that time the rent would help defray the costs of taxes, insurance, bond, CDD etc. I would travel elsewhere during the winter eg cruising. Then I could live in the house during the late spring and summer. Everywhere is air conditioned, your golf buggy is airy and the early mornings and evenings are beautiful in Florida. You become acclimatised very quickly 😎

@@rethinkcps2116 As a renter, we don't pay school taxes, county taxes, trash, amenity fees, or the bond, that is collected by the CDD (community development district). Some costs surely are passed to us through our rent. We do pay for water and sewer. We are in CDD # 7.

Great video...good information. One con I could see in renting would be for someone who wants to be a "permanent " renter and not purchase a home in TV. If you have rented a home in a certain part of TV for a year or 2, really like the area & the home, then one day the landlord says, I'm putting the home on the market when the lease is up, then you have 3 scenarios. 1. Buy the rental home or another home in TV. 2. Find a new rental home 3. Hope the new owner would like to rent to you. If I do move to The Villages next year...do I buy right away or rent for 6 to 12 months while house hunting? I have a small dog, so I would need a pet friendly rental. I look forward to future videos.

We found the best rate would be with a year rental. It's hard to find 6 months. You need the time to get acclimated to TV's lifestyle and "give it a chance."

There are some rentals that allow small dogs since my cousin went there over the winter and found one. Also courtyard villas have walls around them that are practical for dogs, but always be out there with them because there’s sometimes wildlife such as hawks that bother small dogs.

You have to look at your finances. If you rent, you can use your social security checks to pay the rent. You do not have to put down a large down payment or buy a home for cash. Your money is free and you can invest in other areas instead of real estate. You can use the interest you earn your nice vacations or what have you. Renting is a maintenance free lifestyle. You are not responsible for any of that. This gives you all the freedom in the world.

@@margaretmattason-tw9cc yes I like that idea. . Most people say buy a house because it will build equity but that’s not always true. For example you have to live in the house for x number years before it builds enough equity that is even if houses increase price plus you have to figure out the amount you paid for renovation such such as paying for a new roof, new air conditioning, etc..
