BUYING VS RENTING A HOME IN 2024:
-Down Payment
In most situations, lenders will require you to put down 10-20% of the purchase price to get approved.
-Mortgage Interest Rate
Today, that cost is the highest in more than 20 years, at just over 7%.
-Potential PMI
This stands for “private mortgage insurance,” and it’s an extra cost - on top of your interest rate - that you pay to protect the lender in the event you stop making your payments.
-Property Taxes
This is generally based on a percentage of the home’s appraised value, adjusted annually.
-Insurance
According to Bankrate, the average home insurance costs $1428 per year for a $250,000 home - but, when 66% of homes are said to be UNDERINSURED - expect to pay more like $2200 for a proper policy (on average).
-Repairs and Maintenance
Over the long term, it’s recommended that you budget 1-2% of the property’s value, every year, for doing normal repairs.
Home Appreciation:
Even though home values have generally increased every year, most of that increase is simply the result of inflation - and, once you adjust for this - you’ll be able to see that home prices stayed relatively flat for nearly 100 years, and didn’t meaningfully start to rise until 2001, when interest rates began to decline and improve home affordability.
WHEN RENTING IS 'BETTER'
-If you don’t intend to stay in your home longer than at least 10-13 years.
That’s because you won’t need to come out of pocket for closing costs, escrow charges, commissions, and many other miscellaneous charges that quickly begin to add up.
-If you can make a higher return from your down payment.
For example, if you’re running a business - where, tying up $40,000 results in a lot less income - that could be a case against buying.
-If you believe the market is going down or will stay flat.
This means you'll have a larger opportunity cost for tying up capital, paying for repairs, and being tied to one property.
-If you want very little responsibility or upfront cost.
Outside of fixing items that you directly damage, the landlord will be responsible for all property tax and insurance increases, all major repairs, and anything else that goes “wrong” with the home.
-If you value flexibility.
With renting, you can leave as soon as your agreement is over. You can upgrade as much - or as little - as you want.
WHEN BUYING IS BETTER:
-Long term, over 20+ years, owning still tends to be the better choice.
Over a long period of time, housing has been shown to be a rather resilient investment - so, the longer you wait - the more likely you are to come out ahead.
-Locking in your monthly cost until your home is paid off.
Now, even though property taxes, insurance rates, and repairs can fluctuate and will likely continue going higher, your fixed monthly costs will remain the same throughout the duration of ownership.
-The psychological benefit that it's "yours."
There’s a sense of freedom that comes along with owning your home, being able to do whatever you’d like with it, and not being at the beck and call of a landlord.
TL;DR
There is something to be said about the fact that a mortgage forces you to save through your monthly payments. For many people, extra money is spent - not saved - and, under those circumstances, buying a home is a way to build equity.
But, unless you’re certain you want to be tied down to a single property, long enough to save money - short term, renting and investing the difference could lead to a better outcome.

I think this is probably bad advice for most. It may look good on paper, but reality plays out differently. Look at the boomer generation, where is most of their wealth, it’s in their homes. If people have access to money, they will spend it on something. When it gets locked up in the purchase of a house, it gets saved. Why is this, well it would appear that many view investment accounts as just another checking or savings account. When they need money, they pull it out & spend it. Sure you could say the homeowner can do something similar with a home equity loan, but it takes additional work & isn’t as quick. Sure, if you’re disciplined, his advice holds true, but most people aren’t. That’s why buying is probably the best option for most.

Great video! For 2024, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

Purchasing a home is already a very difficult thing to do, unless you pay cash or don’t get a loan from the government. If only my minimum monthly house payment, over the course of 30 years I’ll pay more than double what my home is worth. I purchased before things got crazy so I got a good interest rate. I couldn’t imagine trying to rent or buy right now.

I’m a new dad, I moved from Tampa to Santa Clara a few years ago and I’m thinking of purchasing a single family home there, but with real estate prices currently through the roof, is it still a good idea to buy a home or should I invest in stocks for now and just wait for a housing market correction? Looks like NVDA, TSM and AMD and AVGO are strong buys this week.

Certain ai companies are rumoured to be overvalued and might cause a market correction, I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I making a whooping $738k in Q4 last year.

Graham, your lack of response to your past endorsement of Yotta Bank is exposing what could be a fatal flaw in your character and perhaps your livelihood on KZfaq. I think I have a more nuanced take than many you are likely to see comment here, on your responsibility as it regards Yotta Bank. My issue is not with their freezing of funds, I don't think you deserve blame for that explicitly. The biggest thing that an honest and reputable person would/should have done as it regards Yotta Bank is, the second it became something other than what you pitched to you your viewers as, you OWED them an honest video explaining that instead of a bank it was now just a casino. Yet no such video was published at all, and in fact it seems you're actually actively trying to remove all evidence that you ever said a word about Yotta Bank. Graham, I gave you probably more credit than you deserved for your FTX US debacle, but this is worse, and its worse because it wasn't just a sponsor, and its worse because you failed to inform your viewers (me and your other 4.73 million subscribers) about the complete 180 Yotta Bank had done, and its worse because you're now trying to cover it up instead of face it head on. I don't know how you can go forward from here given the multiple levels of deceit you are involved in. The deleting videos thing is just pure insanity and no apology is even going to be able to cover for that. I don't know what's up with you, but you know you had a moral obligation to tell people about Yotta Bank becoming a pure casino and you didn't do it. And you're probably going to lose everything for that obvious and insane mistake and that's sad. The attempted cover up is even more so. You always projected so much more respect for doing the right, honest moral thing than this and I don't know what's happened to you that you could have decided to betray your own viewers on a central issue to everything you've talked about all these years. Good luck in the future. You're lucky you're already rich, because the gravy train just left town and you have only yourself to blame. It didn't have to be this way, it was easily made right and you decided not to do it and then you decided to try to lie that it never happened by deleting things. Massive disappointment.

HVAC replacement? $15k Appliance replacement? $1-2k Plumbers, landscaping, and other repairs? $? Then, don’t forget that if you own a home, you need to upgrade it over 20 years. Bathrooms, kitchens, floors and paint. Landscaping on top of that. I’m telling everyone: owning a home is far more expensive than it appears.

I agree. Many people omit the high cost of maintaining a home. Also, property taxes can skyrocket if you don't live in a municipality with prop tax cap like in CA. Insurance is another cost people don't mention.

But when your landlord needs yo fix that guess who will pay for it with higher rent? Over a lifetime it is always cheaper to own. The only reason that it is cheaper right now is because landlords have locked in a low 2-3% interest on their mortgage and will not sell.

Buying is great if you find a great deal in great location. It's not really a "profit" until you sell, though. So your networth will climb, which feels pretty good, but you would still have to pay rent or buy a new house if you were to sell. You would have collateral, though, which means you could borrow money for other things. Or you become a landlord like Graham and you get other people to pay your mortgages for your downpayment/investment. But owning a house will soak up a lot of your income compared to finding cheaper rent. Mortgages kind of suck, because they make you pay more towards the interest than the towards the actual ownership of the house.

The pros of buying a home include: Build Equity: Owning can build equity over time and help grow your overall wealth. Many consider it a wise financial decision. Control: You'll gain more control over your living situation, from not having to move frequently to changing paint colors or even having pets.

The problem for me is this... I've been saving to be a cash buyer. However, this was pre-covid prices and I could afford to do it at pre-covid prices. The real jacked thing for me is the fact some of these homes have now doubled, and even tripled in price compared to normal pre-covid inflation. Always check the historical inflation. Some of these homes would have taken 40, even 50 years to reach the prices they're asking under normal historical inflation that our parents and grandparents got to enjoy. This now forces me to either get a mortgage or continue pay rent, it's a form of slavery. I've been saving for years for a market that is now corrupted with greed. A pandemic should have an opposite effect on the housing market... a fickle market that crashed in 2008. This is just disgusting. My grandfather and father (and everyone else's) didn't enlist to protect this kind of BS greed that's screwing over their families.

As someone who has owned multiple properties, I can confirm what Graham is saying is correct. Owning a house is like owning a boat: there are always going to be repairs and unforeseen costs. I left LA last year and am renting in Las Vegas, for $2600/month. It's 3br, 2.5ba and 2-car garage. I don't pay property tax. I don't worry about appliances breaking. I have a property manager if there are issues. It's great. I would love to own a home again someday, but the prices are just way too high even here in Las Vegas. It's not the interest rates that scare me, it's price itself.

the issue with property managers is that they are expensive. You need to set a side at least 10k for maintance. Stuff happens. The recent storm did 5k damage over night.

I paid off my house in 14 years on a 30 year loan. Best decision I ever made. One thing was made clear by the pandemic the future is not guaranteed Layoffs happen And if you have your house paid off, you can look at your wife and assure her that all you have to do is come up with property taxes once a year rather than trying to come up with $3000 a month So your landlord doesn’t kick you out or hassle you for rent or your stimulus check A 3 to six month emergency fund will go real fast when there’s no money coming in

Perhaps the key take away is always have a safety net where that be a very low mortgage which isn’t a thing today, or have 3-6 mos savings to weather a layoff

As a home owner, and real estate investor I've learned you can't trade up to your "dream home" until you start with BUYING your starter house (which no one seems to want anymore). We bought a primary residence twice. Once RIGHT before the Great Recession hit us, and once in the midst of it. Both times buying a home immensely benefited us for different financial reasons. A close family member, however, continues to rent with family and eagerly wait for the "right time" to buy. He'll never get out of a three bedroom overpriced house at this rate having to move every few years. Buy what you can afford as early as you can and trade up eventually. Time and the long game is of the essence.

And there you go. Common sense if you do your due diligence. When you're ready then buy, do it in cash. If I was to buy the house I'm renting today, my mortgage would be over 6500 per month. I'm paying half now. I am able to save and invest long term. If I was to pay 6500 per month, I would not be able to invest at all. BTW, whenever you're financing something, you do not own it. Just like financing a vehicle, if you miss payment, you risk having your vehicle repossessed. If you miss mortgage payments, you fall into foreclosure and risk losing your home. The bank owns your vehicle same as the bank owns your home. You really don't own anything unless you pay it off or in full.

Actually, you do own it. You own an asset (the home), as well as a liability (the loan). If the banked owned your home, they would technically be entitled to a portion of any profit you earn upon sale, but that is not the case. You keep 100% of the increase in your home's value upon sale (minus realtor fees), and are only responsible for paying off the remainder of the loan balance.

My main problem with renting a house is you are still responsible for mowing the lawn, you can’t make permanent changes, you have to wait on the landlord. If I’m going to rent I’m just going to rent an apartment. My ass ain’t going to mow a lawn

and rent control does exist in some places which protects renters, a purpose built rental apartment is the best option. There's also condos and the additional condo fees that can be a huge hit, though obviously that results in much less maintenance, but not none.

My husband and I live in the San Francisco Bay Area and after crunching the numbers came to all of the same conclusions. We’ve decided to rent for the foreseeable future and just save enough to eventually buy a house with cash. I’d rather keep my money than giving it to the bank just to call something “mine.” We’re trying to be smart with our money and don’t need to prove anything to anyone. This is the unintended consequences of rent control and Prop 13, which limits housing supply and leads people to rent or hold onto their properties for a looooong time, which limits supply. It causes people to be prisoners in their own homes.
