Resale Versus New Homes Performances
I am very sure. Many of you will say. “Alan, there are so many resales versus new homes videos and articles. What makes yours special?” Here, I am not going to cover just the plain vanilla like the pros and cons. This one is very easy and I assume most of you would have known. What I want to cover is data, numbers, and most importantly their performances to date.

Hardly surprising that both resale and new homes appreciate in value but mostly outside of CCR and they both have their own market of buyers (one who can afford to wait and the other cannot). What would be interesting to know is how older resale properties fare e.g. 15 yrs or even 20 yrs and above.

If possible should also compare earlier years eg 2008 to 2013, 2013 to 2019. Many property owners were under water in 2018,2019 if they had bought during the peak of 2012-2013. But due to covid, everyone is a "property genius" and price increases during this period is an anomaly, even the worst property is making money.

Yes. Everyone huat...but some huat more than others...impt is stay invested. Any turn in Market condition can catch even the most savvy investors off guards.

After adjustments for Inflation, Maintainence, Taxes, Agent fees, CPF accrued interest. How much do you reckon the realized profit on these olders condos are? $300K-$400K on $2M - 3M after 5 years (1.5 of which were high IR environments) seems like peanuts compared to SPY or other instruments no?

Return on equity based on leverage. They didn't buy full cash down

⁠​⁠@@PPI317the SPY return is unleveraged, so should compare against unleveraged property returns. Otherwise, if I use margin/leverage for buying SPY, the returns would absolutely crush property returns even before accounting for the transaction costs, which are much higher for real estate investing.

@stephanieteo91 true but how many dare to leverage 80% on S&P or ETF, even for investment grade bonds at 250k a tranche leverage can cut me both ways. For ppty it has better risk adjusted returns because it doesn't evaporate into nothingness. I will choose leverage on ppty anyday even if returns are lower. Best option is to have position in both, ppty is a must-have asset class in every investor portfolio

Sadly. That is a lifestyle condo that is designed by a foreigner that don't really understand the practical living space here. Look iconic from outside but not functional from the inside. Plus driving inside to reach those blocks near the waterway can go insane...

Alan , i m presently resided in a masonette ground at pasir ris for 30 yrs today . Bought when 5yrs Mop . My gains is good . Now only 3 pax residing n wish to sell to upgrade or dwngrade . Locality is 44× , with minutes to amenities n unit facing the park . Its like a landed corner with only a neighb upstair . Its a 5 storey blk . Is it A Good time to let go if price is right ??

Alan, i understand you are agent but cant use past performance to entice buyers like that. Your other videos are much better as you portray the honest outlook for properties which is overpriced. It may not drop much but as it is overpriced it is likely to remain stagnant at best. Better to use money for reits and tbills.

Thank for your feedback. But I think this is the best gauge to compare from a base point with differ locations. There is no best way to compare. But I think I have covered the essentials.

@@alanweeproperty yes you have been mostly fair. But sentiment and climate has changed which is what you have been preaching for last 1yr. Renting is better now imo. I stay in big bungalow and pay no property tax
