Can someone let me know how to calculate a property arv if the comps lot sq ft is different or bedrooms up or down 1 bedroom etc besides pick a different comp

What is the difference between price if the square footage is a lot smaller let’s say the comparing properties are 1000+ square feet but the Subject property is only 900+. What are your thoughts? I’m pretty sure I got the estimate down. But I would like your input

The home I put into pop stream had no comparable home after I put in the # of Bedrooms and baths sold within a 6 month range. I continued to fill in the info and still no properties. Now at first it had 5 properties before I put in the # of bed and bath , 1.5 miles etc. I also decreased the distance to 1 mile than to .5 miles. No comps. The info on the subject home is a 4 / 2.5, built 1987, 3572 sq ft, **** i put in search for homes 4bd/2 bath min and 4bd/3bath max, "only SOLD homes last 6 months, Residential, single family home, sq ft search 3272 - 3772 sqft for comparable homes. distance I tried .5 miles, to 1.5 miles: after all that ** Still no comps. I even went back as far as 1 yr. So what do I do now since there are no comps?

If you have any cash buyers you have a good relationship ask them what theyd pay for it given the current condition (whatever that is) so the buyer knows the level of rehab they'll have to fund and they'll know how much they'll pay to buy the deal. Then try to lock up for less

Good stuff Max. We appreciate you and Nas both. What do you think about an investment of 477 acres in North Carolina that has been approved by the city to build 7000 homes? With future commercial building and aerospace school.
