I dont know what state that you are in, but in CA we are not allowed to photograph someone's ID

Im in VA, but yes always follow your specific state handbook. Some states do have additional rules that you will need to follow.

I know I’m in PA. And we are allowed if they don’t have a copy of their ID already. We are supposed to ask them to make a copy before we get there.

So you don't explain any of the docs? How often are the signers ok with signing all these papers they've never seen and don't know what they say?

So we do not explain the docs but if they have questions they I do answer some. So we can answer the what questions but not the why questions. Most signers do already have the main idea of what they are signing before you arrive.

Are reverse mortgages the only "signing" we don't personally sign anything and stamp?

You still notarize documents in a reverse mortgage. This particular lender just did not have many requiring notarization.

Always sign/stamp exactly where it is asking you to!

Thanks Vanessa! So on this example, you didn't do much explaining of the documents to the signer. Is this typical for a Reverse Mortgage, or is this pretty much how you go about every loan closing? Thank you so much!

This was an example of how I do the closings. If they ask questions, I will tell them the "what", what the document is, and explain to them I can not tell them the "why".

@@Notary2NotaryUSA Awesome. I only ask because I come from the LSS program, and Mark teaches the point and sign technique, where you point out pertinent information. Whereas you show that you just state the document and show them were to sign, which seems to go much smoother and faster. I'm very interested to see how you would go about having a borrower fill out forms, such as PCOR and Certification of Trust. Being that you have a fast presentation of the document, I'd love to see your style of walking through the instructions to the borrower so it doesn't take so long for them to understand the form. Do you have videos like this? Thanks for the great content. I'm learning a ton from you :)

This is referred as a “point and sign” signing. The notary doesn’t have an understanding of the documents at all. The notary is only reading off the name of the document. Not preferred by most professionals. The video is not educational at all.

You are able to show them their numbers and how much money they are getting if they chose to get money at closing

@@jds0084 this video is very helpful. I have never done one and it shows the general of idea of how this should go. If you didn’t find it helpful that’s you. I found it to be very helpful. I’m not as apprehensive about doing it now.

It’s very educational because it give the general idea of how this should go. It’s not our job to explain. You are supposed to read the name of the document off and if they have questions then they are to contact the lender. I’ve never done one. I’m new. But this helped me a lot. Speak for yourself. It helped me be a little more confident in doing one
