Hi Samuel. This is an extremely helpful video. I have a couple rooms empty in my first HMO and I believe it's because of these two things you mentioned, deposit and length of contract. I've now IMMEDIATELY amended this on the online portals and I have strong feeling this will make a difference.

My question is if I found a 5 bedroom house and convert it to a 6 bedroom HMO, but I live in one of the rooms myself and I let a friend live in another room rent free, Would I still need a licence considering it's still a 6bed but only renting 4 rooms Would massively appreciate any advice 😊 Thanks

I can see renting in a shared house from botg sides of the coin etc Having rented for many years etc because it suits etc i tend to rent a room in a shared house for approx 6 years at a time etc but a shared house with multiple occupancy needs 2 freezer shelves and 2 fridge shelves in a tall fridge freezer per tenant etc A microwave Two cookers to prevent queues Two showers to prevent queues At least a dining area and somewhere tenants can relax in peace and quiet without the T v on etc in case they want to read a book etc and not be in their room etc Washing machine and tumble dryer etc Weekly cleaner of communal areas etc and main the garden etc or provide a maintenance free garden eg gravel etc Landlords want the cash Tenants will rent the best room with the most facilities for the lowest price etc Plus more and more tenants are choosing Vanlife Type Vanlife Or Van tour In to youtube and youll see 1000s of van tours where instead of landlords stating a list of terms aggreements exceptions exlusions restrictions etc and 1 month rent up front and a months deposit which is getting clise if not more than £1k + etc & some landords refuse Pets Couples Smoking etc etc All a tenant has to do is buy a long wheelbase mercedes sprinter or vw crafter and put a bed in it and live in it with no pet or couple or smoking restrictions etc and live life on their terms etc and not a landlords etc Landlords restrictions make living in a decent van a viable option etc because a tenant can either pay towards a landlords mortgage etc and having nothing to show for it or buy a new mercedes sprinter or vw crafter every 6 years tgat they own and can park where they like and become vanlife youtubers etc Plus there are vanlife youtubers that live in vans with 500k youtube subscribers showing people how to live in a van and get free energy via their own solar panels etc More landlords are removing the living room and dining room and leaving no communal space for their tenants etc Would a landlord live in a house with no living room or dining room? Neither will a tenant for very long if they find a shared house with a livibg room and dining room for approx the same money etc

I guess one has to be discrete about ones selection process to avoid being accused of discrimination but I 100% agree with your points. I would expand on one of your points by saying "I'm not in the business of renting rooms; I'm in the business of matching housemates". I would further add that I don't put a room over my housemates' heads; they put a room over my head. Also (and VERY IMPORTANTLY) I am looking for people who are "moving to the area" rather than "running away from some other area". With regard to bedding, if I have housemates coming from abroad, I lend them good quality bedding and towels to save them having to lug it half-way round the world. I truly love my housemates; I've been best man for two of them. Treat the housemates like gold and they will repay you ten times over without even knowing they are doing it. Samuel, I know you're Christian, sadly I haven't yet found religion BUT you will know that the majority of people on this planet, irrespective of race, creed or colour are good. So treat people as you would like to be treated and you won't be disappointed.
