Builders in general try to trap first time flat buyers more as they are easy target. Since experienced buyer, has good visibility how real estate market is not real these days and builders are able to sale everything with robotic brokers(channel partners) via token system by crating FOMO. Each and every potential buyer should carry out due diligence, have a look at the sample flats and clarify every doubt before locking any deal. Only buy flats if you are seeing the building.. even if its on 1st or 2nd floor.. Thats how there will be minimum risk.

Thank you SaudaGhar for the CAUTION when investing in a dream house. Real Estate is a tricky and risky gamble for some. In spite of checks and due diligence reports, for new projects for which nothing is on the ground, the purchaser can be a loser. Also, the Developer can be a loser, if he does not get the clearances from the Competent Authority. He loses money, goodwill and credibility. Actually, it is best to purchase when the tower is halfway complete and the flat for occupation can be seen. Then the chances of getting tricked are less whether by the Developer or the Govt clearances. We may lose a few lakhs from the pre-launch price, but the chance taken is more safe. There is also a factor of destiny. In Mumbai 32 storey tower Apex, and 29 storey tower Ceyane were demolished by explosives in August 2022.

Bhai be careful. Pune is comparatively safe but builder lobby won't be happy with such informative content.

What is the use of maharera if people are going to give tokens before the project gets all clearances from government? It is only helping increase the rates and forcing people to increase their budgets. Funny thing, some sales person will tell you they have maharera and actually if you check maharera, it will either be a proposed tower or the clearance is received for only first few floors. There are some builders who will give you this information but everyone wont. So as consumers we need to be aware.

Hello, I booked a flat @vtp hilife, wakad in feb2022. At that time maharera possession date was july'23 and as per deed agreement paper it was march'23. Now already both the deadline crossed and vtp got extension by maharera 1year . Now as per Maharera new possession date is july'23. Now I felt trapped , i booked the flat considering possession will be soon but it got delayed by more than a year. Few towers are handed over and families started living there. Can i file a complaint or any short of compensation expected from builder bcoz as per registration , possession date was march'23 which already crossed by 7-8 months. Thanks, kindly respond
