Great video! Going through a HMO refurb myself now and thought it was only Shawbrook who would do the refinance so will look at Paragon as rates are better!

One issue with HMO in some areas, is lack of parking. Especially outside of cities, where people are more likely to want to drive.

Great vid. Very interesting. Mitch clearly very switched on! Quick question, what is the minimum bedrooms required to do a commercial HMO val?

Thanks very much! 100%, he’s incredibly knowledgeable. Minimum is 7, or at least 7 occupants. Bit of a grey area, but ideally you’d want 7 beds with en-suites / or clear signs it’s a commercial asset.

Some lenders will do an investment/commercial valuation on a 5 bed HMO. It does need to be highly adapted however, so kitchenettes and en-suits in every room. Basically it would be difficult to convert back to a single dwelling.
