I am going to talk about Selective En bloc Redevelopment Scheme or SERS for short. I will discuss the latest SERS project along Ang Mo Kio Avenue 3. What are the benefits and compensation for a SERS owner? In addition, I will also openly share the next SERS potential project right in the heart of Singapore.

interesting video and I tend to agree with you. This is prime land next to river valley/robertson quay. But how about blk 51 to 53 of chin swee facing the court and even nearer to the CBD and people's park (up for enbloc so many times but failed).

that is a mixed development....an iconic part of chinatown...plus planners look at sense of idenities. if they tear down everything like old national library. they will kana...so why bother?

The Spottiswoode HDB are very old, location superb and underutilized land. Very surprised they had not been selected for SERS. Even the privatised few blocks were not enbloc too. What do you think is the reason?

For the pte. I don't know. I never really go n study...likely lease issues. I not surprised the lease is own by some stat board. As for the hdb part...better don't play play. U sers. Later like AMK sers kpkb...can lose seats one...let's it decay better n u come find hdb when VERS is ripe.

@@520chris i google n it mentions they are built by PSA. so I assume they own the reversionary lease. same for some condos owned by MOF...

@@alanweeproperty but previously I also read somewhere that the ownership had been tsf to HDB. And half of the bigger units actually got privatised.

This is a perfect example how sg government takes care of its citizens. Old flats - they will refurbish, upgrade, rejuvenate. Also HDB has good intentions to ensure every singaporean has not only a roof over their head, but also a chance to advance themselves financially. Every flat in sg is worth something. Most if not all HDB estates are well maintain. So much so that some of the older condos should be put to shame. There are condos who look more rundown and worse than a old HDB estate.

Interesting video on SERS. I thought Jalan Batu estate near Mountbatten in D15 also stand a very good chance to SERS. 😂

What if the SERS flat unit owner owns a private condo ? Will they get compensated with a replacement flat ? If they are compensated, do they have to sell away their private condo ?

Yes. If I can recall. But they have to stay in their hdb flat and cannot rent it out. As for the pte property. I can't recall. May have to sell it away. Maybe others here can assist

Many HDB rental flat are in very prime or very plus location 😂. Our government are very compassionate.

What are your thoughts on the chances of SERS for the HDBs at Hoy Fatt and Lengkok Bahru? Plot ratio is 2.8 but only 12 storey currently.

I just sold one 1 room at hoy fat. Face CPIB. Really 50-50. Left less than 50 years. Prime location...but land plot small n neither here nor there. Unless they tear down ABC. which is highly unlikely...else MP go where to meet residents Next GE? but the other side are rental flats...big logistic nightmare for hdb officers yet land optimization is low. Anyway. Govt of that day will decide.

Definitely feel that the land is not fully optimised and it’s not just the side that is nearer to ABC, the area that leads to the 70 series of Redhill is a sizable plot in my opinion to be redeveloped. But I guess it boils down to when it is best to be fully optimised by the Govt.

There are even more attractive sites for hdb to chose from...unless they are going to dig a mrt nearby like in west coast to AMK...else they wouldn't touch. Anyway. They already build bto behind Queenstown SC and demolish the sch...so this mean they have other options. Maybe in time to come...it will be your turn..but with a depreciate lease that is of concern...

Maybe another 10 years down the road....upper east coast got empty land for plus flats. Why bother to SERS MP?

There are some blocks for sale...You no worry. Hdb has been doing this magical chair since 1990s.

What do you think of those old flats at upper cross street, near the hong lim market? What are the odds of sers in the next 10 years?

i am not HDB leh. i cant answer on their behalf. but this mixed used has served its purposes for decades and will continue to do so. the land has been well used. maybe 10 years later...i really don't know. the Govt of that time will decide. @@hilaryeng567

Very disappointed of our government, why are there so many areas keep getting their sers, but very very less at marsiling drive. As for marsiling drive many HDB are more then 45yrs old. By now only few blocks of marsiling drive near causeway are going to demolish after 5yrs. But there still many older HDB at marsiling drive. Marsiling drive are very near to Malaysia.many Malaysia people enter Singapore from marsiling drive woodland. Hopefully Singapore government can make this area more outstanding. Can also give more older people staying at MARSILING area house some beninfit. More HDB to under sers.🙏 😅

dont need to disappoint with them. else 99% from chai chee to taman jurong to chin swee all waiting in the Q. that is why they say got VERS. u own self own SERS. Aka u come n find me. so dont expect huge payout....
