This guy gets $4.5 Million just to sell that house... my throat is becoming extremely tight just thinking about that commission check

Real estate agents crack me up how they make it seem like selling a house is some form of rocket science. These guys are just used car salesman with much bigger commissions. The only difficulty is getting listings With the internet, homes pretty much sell themselves. Yes basic negotiating skills are needed but that is easy to master.

They also have to please their clients at this level. For example, if a client from out of town is lookng for a school for their children, their agent will most likely arrange an interview with the top schools in the area

Either Glentree & their publicist didn't do a particularly good job at selling Heath Hall or the high end London real estate market is completely f**ked. Heath Hall only sold for 1/4 of its original valuation at £25m in March 2015. Bear in mind that Heath Hall is one of the finest mansions in London, down Billionaires Row and has nearly 2.5 acres of land - practically unheard of in London! This is the canary in the coal mine. You know something is seriously wrong when a canny property developer like Andreas Panayiotou loses money and lots of it!!! There are other properties still for sale in Hampstead (on the market for 2+ years etc) that are less grand with no gardens and in far less desirable locations areas valued at £30m+. None of these have the slightest chance of being sold at this level. In fact, most of these wouldn't sell if 50% was knocked off their valuations! According to a recent FT article, a small boutique estate agent carried out 37 valuations in March 2015 for owners of high-end homes who were thinking of selling up, when their normal level is between 5-6 valuations. Thus, think how many valuations behemoths like Savills and Knight Frank have done in the same time period! It’ll be a lot! The party looks like it’s over…Russians, Arabs, and even the Chinese are flooding towards the exits. Now that they’re all trying to leave at the same time, they’re essentially creating a bid-less market which will eventually cause prices to collapse dramatically as supply far exceeds demand.

+I really miss Cybertron... - Stuff between £500k-£3m is still selling like crazy but everyone knows who's buying...foreign money!!! The top end in London is still incredibly flat. Nothing has changed in the last 7 or so months except prices have dropped and still nothing is moving! Absolutely fuck all is moving at the top end. The first market that's showing huge stress already is the South East - namely Surrey. McMansions in Weybridge and Oxshott are not even selling for 70% of their original valuations. Incredibly long drawn out sales process - most top end houses in Surrey are taking at least 1 year to sell. Look for this high end market to drop significantly in the next 12-18 months. London will follow suit when it does. Expect to see all the major McMansion builders to struggle such as Octagon, Royalton and Consero. It's not looking good.

Ther'es another property on Bishops Avenue it's HUGE in size externally, with lots of land I don't know if you've seen it, when you're coming from the Kenwood end end and turning in Bishops Avenue i'ts the masnion on the right hand side as you go just a little further down. The Mansion is very far in deep in the middle of all the land.

I was the interior foreman on this project its such an amazing building. the chav palace finish on this video doesn't do it justice. I agree 100% with your comments. I came back to the project a year or so after it was finished and was amazed to find the guy house sitting was the Romanian guy who used ti look after the site stores when it was a building site!!! he went from sitting in a shipping container full of screws and glue to sitting in this place !!!

10:45 discussing the 'Arts and crafts' architecture while ACRES of Motel 6 white paint is being highlighted in the background by ugly purple uplighting! Half the light bulbs are soft white/warm and the other half are GLARING ZENON WHITE, my retinas hurt just watching this. It's a horrid post 80's reno in the 21st century that never should have happened and I'm glad somebody lost money on it!

Apsolutaly beautiful mansion. £100m is allot of money. People don't know how Lucky they are who actually live on the bishops avenue.

think of it this way, this house shouldn't cost more than 40 million pounds. if they can sell it for 100 million pounds, giving out 2 million in commission isnt really a lot. plus they still haven't been able to sell it and now they've cut the price by 35 million pounds.

***** - Property Developer Andreas Panayiotou lost £25m on Heath Hall! That's got to hurt! It sold for £25m in March 2015 - 1/4 of its original valuation. Something very wrong with the high end London real estate market.

+Alex J Omg... Why did he even accept such a deal ? That looks like giving it away for free. 25M must be hardly enough to cover the fees to make and maintain this mansion...

TheSanarossOne - Heath Hall is a 100 year old mansion that Panayiotou comprehensively redeveloped. He bought it at £18m, sunk over £20m into the redevelopment and tried to sell it for £100m initially. Unfortunately for him, the top of the London housing market has been dead for years despite what you hear in the media. As for the money lost, he'll just write off as an expense in his company's tax bill.

greedy fucker...thats a huge mark up. Property is only worth what the market is willing to pay.
