Real estate is always a winner. I purchased 8 acres 25 yr.s ago for $500. an acre now its worth well over $200,000. It's on a river. There was a double wide mobile home on it. I lived in it while we built our house i now rent the mobile home for $1200. a month.

Great!! My wife bought (name your favorite stock) at $12.00 !! It’s now over $385.00 per share and continuing to up ! Am so thrilled and proud of her!!! Sure she invested $35 thousand at the time of purchase but suddenly seems like a drop in the bucket!!!!

the hurdles and barriers to get into land and real-estate are so much higher than simply buying stock... so if you are just starting out with a few thousand, I doubt you can afford/ find anything in your price range.

Dividends are important for more than income IMO. 1) stockholders own the company. It helps keep management on point paying the owners. 2) paying dividends reduces the cash available for the "management" to dream up stupid ideas ro spend it on. Trust me, they will. 3) if things get tough, the dividend can be cut to keep the banks from stealing the company. 4) unfortunately a lot of characteristics to be a C level officer in a company parallel the traits of psychopaths and attract the most ruthless. Letting them play with YOUR money ( dividends) can hardly be considered wise. 5) Their argument, dividends are taxed twice. True. But once in your hands, after tax, the money is safer. 6) Any available money will find a use, trust that. Even well meaning earnest and capable management will use YOUR money ( dicidends) to pursue "growth " opportunities at lower and lower rates of return. Denying you the use of that money for other investments you find with higher rates of return. 7) How likely would it be, that you bought a private business for cash, hired someone to run it, told them to keep investing the profits and marked your value in it, based on what it MIGHT sell for when you need your money back? If you wouldn't do it for a private business, why do it with a share of stock as a passive minority interest in the company with almost zero control to change things? 8) nominal risk reduction. You pay $20 for xyz. Xyz pays you $1 dividends. Each time you receive $1, your risk of loss of principal is reduced by that amount. 9) dividends grow over time too 10) dividends make share prices more stable, as noted. A decision to cut dividends has stock price repercussions that immediately impact " gods gift to enterprise leadership " aka the management, aligning their overrated value with yours. I didn't need this video, but I endorse this video. Toby did a great job of summarizing a complex topic mystified with subterfuge in media into a graphic display that is easily understood in under 7 minutes. America will do better with more financially literate citizens. But that's another topic.

Nice viewpoint. Key points are that dividends extract equity from the company which reestablishes investor capital and (optionally) can reduce your exposure, and it prevents mal-investment due to overliquidity. I'm not sure about share price stability causally since one would expect that only more "stable" companies could afford to pay a regular dividend in the first place.

I bought at SFR in 2020 and it’s not cash flowing,… I even put 25% down … Property taxes increase yearly and management fees are taking everything

First of all, you need to include a comparison between real este growth and stocks growth, too. I've watched tens of such comparison videos: not a single person accounts for the real estate management costs and time consumed (which becomes like a second part time if not full time job, while with stocks you can have a separate job or run a business at the same time. When you accoint for all those real estate costs, the real estate is barely half the stocks performance. Likewise, mist peoplecompare your expert real estate investor who manages everything property in the smallest detail to make a comparable return with the stocks, while assessing a beginner stock trader with returns of 7-10%. Well, an experienced stock trader can go up to 20%+ on his yearly returns. So, all in all, that's a return many times more than property.

First 100k or so in Div-Growth-Stocks (Single or ETF), after that focus more on RE if you like RE, otherwise stay with stocks. Just my 2 cents.

Dividend stocks can also provide cash flow and its less work than real estate. But real estate has other major benefits.

You messed up . People’s own residential house can’t be counted as investment. Rental property is used as investment.

There’s no money like real estate money. The majority of all owners of professional sports teams made their fortune in Real Estate. The determining factor is whether or not you have access to a lot of Capital vs. the average person working 9-5. A 9-5 person may only be able to invest small amounts and play it safe over time in stocks. If you have access to Capital and you buy properties at the right time ( when markets crash), you can get wealthy pretty quickly. You don’t have to wait 20 years. Your harvest can spring up in 3/5/10 years easily. Real estate is King! Period.

You can get the same returns in the market as you do in real estate with growth as you do in real estate. Fewer people know how to so they say “stocks” are low returns.

While continuing to recognize & appreciate your overall financial acumen, if I HAD to choose, my investment vote goes in favor of real estate, based on two items: 1 - In addition to almost certain value growth, real estate (in the form of the owner's home) also provides a place to live. 2 - To a great extent, a property owner "controls" the return on investment -- needed structural enhancements & improvements inexorably increase the worth of the holding. In terms of stock ownership, the holdings' worth is dependent on assessments of ALL the others buying in!

I don't see it as one being better than the other, more like one being more adequate for what is going on with the market, I hold real estate dear to my heart as it has given me all the benefits of a very stable asset, but when there are revolutionary worldwide events that you believe in (in my case it's genomics and EVs) it is also pertinnent to drop some money in these sectors and watch it grow exponentially, the key to both types of investment is knowledge though, please don't jump into either one without first learning as much as possible about it, and good luck.

I invested in the S&P 500 when it was $1480.00 per share! It’s up to $4300.00 a share now. I made $2820 per share. I paid $220.000 for my home 10 years ago. It is now worth $575.000. I don’t know what to do next.

Take it from someone who's in the midst of divesting (i.e. sale of my primary dwelling): Start prepping NOW -- it's never too soon to begin "the great cleansing" in anticipation of the eventual disposal of your beloved (and over-cluttered) residence!

Nice to have equity but cash flow is king. Suppose you end up needing assisted living that for one person is $4000 to $10,000 per month or more? Make it $15,000 with a spouse, or more....How long will the profit from your house, stocks sold, etc last you?

Dividend stocks provide cash flow while still growing long term value. Rental property done right also provides cash flow. Saving and investing is great, but cash is king.

Stocks takes longer imo , real estate can make you a millionaire in a few years, I bought my house for 900k in 2020 it’s now worth 1.9 obviously depends where you buy but your house can go up by a large amount as opposed to stocks it can take you 20 years to reach a million

Verizon has a 5% dividend. If you invested in Verizon on the COVID dip on March 2020 Verizon has only increased by 4%. The S&P has doubled 100% in that time.

Great breakdown! Just subscribed. I have an investing channel and I prefer stocks just because I'm way more passionate about researching companies and doing fundamental analysis. For me it's building a business education that will lead to a higher return in my career and other facets of my life. I know some people feel just as passionate about real estate. Toby, you said in the video that the percentile value is divided by 72. I believe you were unclear or misspoke: Rule of 72 is actually the other way around: You divide 72 by the percentile value and it gives you a rough number of years

@@DanielRojas-nw3mv Serkan is saying you can keep your mortgage as a source of cheap funding for other investments (eg, instead of paying off your 4% mortgage, you take the excess cash and invest in stocks, rentals, etc, which target more than 4% return, to leave you with profit above your 4% mortgage)

That's a BAD comparison. You CANNOT compare your house with stock investment. You should compare a TRUE real estate investment, like a rental, against stock.

I would take a serious re-examination of gold at this time and study it. It is now a tier 1 asset. It has no counterparty risk. And there’s a thing called Basil 3. Seriously

Take a look at CINTAS, AOS Corp., Apple, Microsoft. All dividend paying stocks just by way of example, and all have price appreciation, dividends, and dividend growth. There are hundreds more just like them.

That's excellent, but it's not a million you can spend yet becasue it's not liquid. If you sell it and take all that money as profit, you'll probably have to purchase another house in the same market that you sold it in. ...Or if you keep the money and don't buy you'll pay taxes on the gains. If you are a real estate investor (beyond your house) you've got tenants, repairs, agent fees and hassle. Funds & stocks on the other hand are liquid - you can get out & sell way faster. CHeck teh historic growth of real estate and stocks. I own my house too, but for growth I do good ol' index funds that grow with the market and I have zero hassle.

I have one small rental property and at least 3-4 times a year I'm having to fix something and dealing with a bunch of other minor issues. Ok that's not so bad but what if you own two or three or more properties? I can buy and sell stocks anytime I want. I can turn off my phone and go on vacation for a month or two and nothing will change. The dividends will keep coming in. Can't do that if you have rental properties. It's a job at that point. You have to be available all the time answering phone calls and emails and dealing with minor/major stuff. Yes there's probably more money to be made in real estate but is it worth the headache? And there will be a lot of them, you can bet on it.

You should almost always base your investment off of a companies ROI... Calculate it your self so you don't fuck up... But when it comes to investments... The ROI is why your confused because I'm black... The black pieces bring you victory... Don't fuck this up.

Everyone wants to sell information on some unbelievable stock for a subscription or price? Why should I believe anyone if you have to pay them. Real estate always the best if you buy right. Dont trust any stocks at all.

A couple of points to add to your description of owning stocks. 1) For holding stocks long term you can both protect the value of your stocks with Put option and "rent" your stock with covered calls. 2) You don't mention the returns available by actively trading stocks, which can be very good if you are disciplined and have a good trading system.

You dont manage it yourself, have a solid property management company take care of the vetting new tenants and property. Just have to buy and structure the deal right so you have a small percentage to pay for the property manager

Actually anyone not managing their stock portfolio also left something out and is likely to be hit hard by down turns in the market. It may nt involve physical labor, but proper investing is always a job.

@@randalllimburg6410 Randall I sold mine along time ago when it wasn’t going anywhere. One silver isn’t rare it’s almost abundant as Copper. Two yes it’s used in industry heavily but it not effecting the price because there’s plenty of it. If you want to make money in metals invest in Palladium it’s quadrupled in price in the last 5 years. I’ve tripled my 401k by investing in Palladium.
