Exactly. The whole universal renting is throwing money away idea is bad advice across the board. It's not that long-term renting is ideal but home owning when you aren't ready is a bad idea.

Yeah, renting isn’t a bad idea to get financially stable. Think about all of the problems you run into while renting, you call the landlord and they fix it at no cost to you. Once you own a house every problem you run into down the line is your problem. So if you’re not in a good financial spot and you buy a house and your A/C goes out you’re gonna be in a bit of a bind there.

My husband was a "dialed in" veteran who used his GI bill to get his masters degree in real estate finance after completing his military service. His education was paid for, we got BAH while he was in school, and now he works for a developer making $120k/year. If veterans do anything with their benefits, please take advantage of the GI Bill. It can change your life!!

First thought should be INCOME. Second thought should be SAVINGS/INVESTMENT. Third thought should be EXPENSES. Don't make plans to spend money you don't have.

Because it’s cheaper than renting. I bought a house on that level of take home income. The less you make, the more attractive a low monthly payment is.

Since they’re also moving back to a new area, it’s definitely good to rent. That way they can spend some time browsing the areas that would be great for them to live in and save up during that time.

I financed a house a few years ago on about 25K take-home income and it’s been one of the best financial and life decisions I’ve made. It’s actually cheaper than renting when it comes to the monthly payments to buy compared to renting, plus you build equity over time and have control over what you want to do with your own property. That being said, I was single at the time. A wife and two kids he said? That might be very tough, but then again renting on that will be very tough too...

@@TheMahonj Being single isn't a plus. It's a negative, which makes it even more miraculous that you were able to finance a house on a 25k-a-year income. When you have a spouse that mortgage gets cut in half when you both are able to pay it. That being said, it would be impossible to find a house in any coastal state for that.

Dave is clearly misinformed about the VA loan. After about two decades of constant war many veterans are disabled and do not pay the VA funding fee. On too of that the rates are typically .5-.75% lower than conventional financing.

Construction is the best way to go for anyone who doesnt know what they wanna do for work, its the only job u will get that doesnt need a degree, and will pay more than someone with a degree

The VA loan is a great loan if you had a certain disability during discharge bc then all fees are waived. We still saved for a down payment on top of it. Just because you don't have to do a down payment doesn't mean you still can't.

This is 100% the same situation my wife and I are in right now. I got out of the Air Force in 2014 and just started school targeting an engineering degree. Our plan is to graduate with no additional debt and once I have a job with the Army Corp of Engineers save up money until we have 20% of the down payment for a house. We are doing this while my wife is pregnant with our first child.

I bought my first rental with 23k income. Saved up every penny for it. Then, I did it all over again, rented the first house out, bought another and now my income is significantly higher. I am about to do it again and have two single family rentals at about 1.2% rent to value for each property. It can be done.

Housing allowance for when you go to is for 36 months. If he hasn't found a decent paying job by then, he in a jam of a pickle when that benefit runs out.

If so, unless they changed it, Basic Allowance for Housing is the monthly issuance to pay for rent and I'm sure it could be used towards mortgage payments as well. If I were attending school right, now that is absolutely where that benefit would go toward.

I would agree 100% ! He should sit down with a career counselor, take a Myers Briggs test which can guide him on the right direction toward a career that will fit his personality, skills, etc. From the results of the test, the individual can create a solid career plan/path which may or may not include multiple years of college (depending on the career). Also, if he buys a home (if they qualified) that is a "fixer upper", they may end up spending more monies trying to fix the home than the home is worth (equity). He should take his time, speak to as many professionals as possible that can guide him and his family in the right direction. Also, if they had $15k in savings, perhaps they should invest a portion of that in a safe, low risk, higher interest account, perhaps CDs or other mutual funds. Good luck !

Make sure you go to the VA and file for compensation after you get out. Also, if you need work you can work as a work study at the VA, as long as you are enrolled in school and using the GI Bill.

We worked and saved until we were 30 to be able to buy a house. We had accumulated $300k to use for a down payment. I wish that we had purchased a home sooner using less money down as prices nearly doubled.

It might be the case for people purchasing with little money down. But for 20% down conventional buyers. It will most likely be lower interest rate. Not including lower APR since VA loans roll fees into it.

The median home price in Seattle, WA is $269,300 and Florida home prices aren't that far off either. Exactly what home are they looking for on a $25k (gross or net) income? That number needs to be at least double net just to make sure he and his family can afford to live and create an emergency saving for housing maintenance costs on top of that.

It would be way better if they had a great down payment. They could get a house if they put down 30% and get a smaller home.

yea if they keep saving til they get the right amount to make their payment low. but without him working that 25k means they can pay a 520per month payment and keep the rules. just pay down enough to get your payment below that 520. but realistically they cant pay no more then 250 a month and live. hes got to work. besides that 15k is the emergency fund he can't use that for down payments

If the cost of living aligned with the minimum wage (raised on inflation), a house should be $113k right now. But because the cost of living has increased so much, it makes this next to impossible. $0.25/hr. for a house priced at $3.9k in 1938. $7.25/hr. for a house priced at $113,100 now

I would see how well his military experience would translate to a GS position or a consultant position with a Booz Allen Hamilton or a Grant Thornton. He could probably double his military salary jumping into consulting with no college needed. Something to think about if he's digging around in the comments.

Good point. Most of my buddies got out then worked for Booz Allen after being enlisted intel analysts. They make BANK. And he sounds like he's still got some oorah in him, but was forced out.

I know most people are opposed to mobile homes and I understand they depreciate in value like a car - BUT - they can be a good stepping stone to home ownership. The costs will be low and will allow you to save toward a traditional build home when you are ready to settle down. And then you can rent it out when you move on to your new home. You could also consider living in an RV for a few years...

As a vet, I would say go to school part time and at least earn some of your housing allowance and get some decent cash flow. At the same time, get a part time and figure out what you want to do. You’re not wasting money if the military is basically paying you to go and take classes.

His NCO needs to talk to him. He needs to stay in the military and keep climbing the ladder. It's all cool, fun, and games to say you're getting out of the Army until you realize that check isn't hitting the 1st and 15th anymore and you lose all the benefits.

Live in a car or homeless shelter until your able to be financially secure enough to buy a home. Not comfortable or ideal, but it costs $0 and is a pretty straightforward and logical solution. Do what you have to do

There are some home in a few pockets of Florida that you can buy for that kind of money but they are few and far between talk to your folks

I don't think Dave knows enough about the GI bill. You get BAH while going to school which is nontaxable income. If this guy bought a cheap house that his BAH covered it wouldn't be that bad of an idea.
