I've been investing in property for over 20 years as a side hustle and Ibrahim is absolutely right. In the next 10 years property prices will double! I studied with Ibrahim he's an intelligent person.

@@zaidahmed9527 My father, grandfather, and great grandfather couldn't afford to buy property in their younger days either - they inherited some land and managed to build a mud house at some stage in their lives. Our children, grandchildren...will do something similar (probably 1% mortgages where they're enslaved to lenders for the rest of their lives). May Allah preserve their lives and iman (both a far bigger worry than property for Muslims in the West). As for 'fairness' don't expect it from a people engaged in full on mass slaughter!

South Manchester really is the best place to invest in. House prices are always high thanks to the top free grammar schools and the convenient metro link transport system. Some Cheshire towns are absolutely beautiful with great diversity and many masajid, and Wilmslow Road and the Trafford Centre are extremely popular with the Lake and Peak districts very close. The city is a great legal and economic centre. You will never miss London!

If house prices double in 10 years then who will be buying these houses? I guarantee earnings won’t increase at the same pace; we’ll be lucky to see 30-35% growth of earnings in this time. Besides property isn’t the best investment, no inflation adjusted return over 15 years, very tax inefficient now and a lot of ball ache.

I’ve been a property trader based in Cardiff for over 20 years having flipped 1200+ properties, I’m having exactly the same conversation with other experienced hands, Ibrahim makes very valid points, I’m selling disproportionately to buyers moving from the SE of England to Wales, I expect prices to increase strongly within 12 months.

Do you have guidance on young people in their 20's-30's who aren't on the property ladder yet, don't really have experience with investing, but want to go down that path? I'm recently married; I work as an engineer and my wife will work as a doctor inshaAllah after her UK PLAB exams. We plan to save and get into the property ladder ASAP, but don't know how to, or how much money is needed. Do we look at other investment opportunities in the mean time? If so, what to do when you can only start out small in the 1000s, or even 100s of £££?

Given the current global situation and the looming fear of war, I’ve researched and found that no home insurance companies cover destruction caused by war. I don’t mean to sound negative or morbid, but I would like an honest opinion about proceeding with a house purchase despite these concerns. While I understand that no one can predict the near future, my eagerness to own a home is being hindered by the current news and the fear of war. What is your opinion on this matter? UK is inevitably moving towards flats, most people won't be able to afford houses any more and flats is the only way to solve this problem. Investment in new builds near rivers might be a good investment

As the lone bread earner its a struggle to purchase a house at that price. Would appreciate any advice you can offer and would be good to catch up with you in Manchester!

We sold our inherited home in old Portsmouth for £500,000 7 years ago. It was in very good order but not touched for 30 years although pretty modern for its time. An identical house in the same order and with the same same size garden is up for sale today for £520,000 in old Portsmouth. 100% proof that house prices are the same as 7 years ago and the ONS and Land registry are cooking the books on house prices. In industry that would be called fraud but this is the government doing this and it is a disgrace.

The government House Price Index (the only true measure of house prices) is a con. Look at the wording of it and you will see: 1. They only include 15-20% of all the sales they could include each month. Read it and it is stated in it 2. They included all sales from January one year to all the sales in the January in the next year. They included 13 months of rises in each HPI and called it 12. Read it and you will find the facts. One month in January 2022 it stated yearly rises of 15.5% but in truth it was 10.4%. It was a con and 400 billion over reported. The Ponzi scheme. The HPI has been taken away from the ONS and given to the Land Registry and they are still using fraudulent false statistics. True drops 25% but hidden in 80% of sales they do not include. All facts but do the sums and come up with your own mind.
