I’m building a house and I’m paying an inspector to check each stage, he sends me a report then I send it to the builder. Then I go through with the builder and make sure he is going to fix the items, then I check items are fixed before they are covered up. But iv found it’s the home owner who has to make sure the builder fixes the problems. You can’t be hands off on builds these days.

We had 4 inspections done 3 by the realestate agent and owner and all 3 said no problems, got our own inspector and the list was 2 pages long and he even said don’t buy this house. For us it was a case of awesome views and a nice area so we ended up buying it anyway with the thought we can knock it down in 10 years and build a house we like. Always get a independent inspector from another area to come in as most all work hand in hand with the realestate agents.

Height restrictions are probably the culprit. You want an extra floor or split level then there is not enough height to have a functional peaked roof. So they put in flat roof.

@@abettertomorrow5928 the reason is cos water won’t pool on a pitched roof now for flat roofs all you need is wind and rain and it can go places you wouldn’t think I’m a roofer in Sydney and all I do is flat roofs nowadays but I haven’t had a single leak on any of the roofs I’ve done

You've knocked the nail on the head in one for almost everything we are watching. Designers are drawing things that are not able to be built with the available local skill levels. A designer working in England for a project in The Gambia has to consider the skill level available to build whats needed.

@@Nikforallthesereasons - they simply make a "unique" - ish, plan / layout - the rooffline then gets forced to go along for the journey. All the gutters have to be hidden and give the house a "hacienda" / castle / manor house vibe. (the ultimate in "future failure" is a dead flat parapet roof with polymer membrane and multiple internal drains... (maybe fine in Arizona, if you and a roofer are on a first name basis) - fantastic for condensation inside walls and under the subfloor...

@@kadmow The developers backed by banks are "throwing up" all over Arizona (everywhere else too). 30% unoccupied commercial property in the USA and still building for a bust. Mortgages by banks are not based on the condition of the structure.

Hey @site inspections mate are you able to put details of which builders are the best in each and every state so we can choose who to build with, I think you need to partner up with builders, so when people build they know who to build with.

Looks like the only compliant section of the property is the superb playhouse at 19:11. What annoys me is that he got an inspection, it is also frustrating the waste. This house should have lasted decades, even a lifetime. Poor guy.

Price doesn't equal quality. Have every phase of new construction inspected by a privately hired inspector. Have existing dwelling inspected before purchase. Have contingency escape clauses drawn up by a lawyer on all signed contracts (inspectors don't have x-ray vision). The realtor is not your friend. By law (usa) they are required to disclose known defects but they don't. Stay out of court by covering your bases. Cheers.

Long before ever watching the "tictoc inspector" - I have hated box gutters - they are nearly never highly performing - and compromise the dwellings integrity... Multimillion mansions without full time roofer/gutterer/plumber onsite are a big F...

Can you get a solicitor involved in some of these inspections to talk about liability and what the outcomes and what the options are for the client? I'd love to hear what they think about all this. If I purchased a home and it was this bad without me knowing about it, I'd be looking at suing.

At the 29 min mark was that the aircon condensate going into the top of a sewer junction? That air con going to stink or if it blocks up poo poo in the air con drain. No air break

That's way more than $100k of roof rework. Several hundred k by the time you have to re-do all the downpipes, many of which will be inside the house.

Such a shame to see a house that looks so beautiful be riddled with so many problems. A lot of these could cause some serious health problems too e.g. mould / water leaks - hopefully a good builder can get stuck into it and get it all sorted so the house can be enjoyed how it’s suppose to without the added stress 🤷🏽‍♂️

Basically it will eventually fail and leak. If it’s not installed per the engineered specs, it will not do what it’s supposed to do which is efficiently drain water. Might look okay to the eye but you gotta install thoroughly and per the engineers specs, and with some damn pride and consideration for the people paying you money to do it correctly..

it's the first step to litigation with the builders and with the previous inspector - you usually have to get a few reports to confirm issues. This will end up either in QBCC mediation or court.

i think lot of building problems are caused by bad design.the amount of steel and structural things in modern design is crazy. you should build house from ground up but design from roof down
