New custom tiny house built in a cabin style, its a 10 x 24, full bath and kitchen, two lofts, fully insulated, wired and plumbed like a site built house with rv type hook ups.
We build a variety of sizes and layouts and will customize to your needs and specs. This unit as pictured at time of listing is $22,500 We also do "dried-in" units that are shells finished on the exterior including all trim, windows and doors with all interior work to be done by the buyer, this particular unit in a drie-in version would be $9,750

I never saw or thought about a lower sleeping loft. This is genius! I felt instantly as giddy as a little kid building a fort :)

Yes, we can put a larger fridge in, also we typically do a portable two burner cook top, microwave and large convection/toaster oven which both hang from the overhead cabinets to save counter space. Thanks, Scott

We will install any appliance or anything that the customer wants, I am familiar with the combo ovens you mentioned, they do pull a lot of amps. Our typical kitchen set up includes a portable two burner cook top as mentioned, as well as a large toaster/convection oven and a microwave, both of which are usually mounted above the counter just under overhead cabinets which frees up space. Every unit we build is custom so we install whatever the client wants. Thanks, Scott

We have used corner sinks, sinks that mount in place of the toilet lid, we have done a large variety of shelves and storage in the bathrooms. Its all about what the customer wants or what the budget will allow. Thanks, Scott

Stairs or ladder, porch or no porch, these two things are the most common things I find with strong differences of opinions. Both are possible and it always just comes down to what the customer wants, some people cant really climb ladders and prefer steps, others that can handle ladders ok don't like to give up room for stairs, I understand both views and we are happy to accommodate either set up. Thanks! Single sink, bigger fridge, w&d are all standard inclusions for us, no problem at all. On demand water heaters are ok as well, usually have to be propane due to the 110 power that the houses are usually set up on. We can easily do 28', in fact we can actually go up to 48' in length on units built on trailer systems. We can arrange the layout to install the w&d in the bathroom. I *really* love this one. I've been looking at tiny cabins for about a year now and I'm pretty much convinced I want to live in one. I love the double staircase!

Great layout! You could put drawers in the staircases for extra storage. So far, this is one of the better laid out floor plans I have seen for tiny houses. I do like this one. It does not look cramped or dark. This is a keeper.

Most of the time these are not strapped, they are much heavier than a mobile home. I have had some units go through some very severe storm and in one case a multi unit modular set up that went through a tornado with no movement or damage. With that being said, they can be tied down like a typical mobile home or tied to concrete footings as well. Thanks, Scott

Hello Melanie, thanks for your interest. This house is quite easily moved, its built on skids and can be moved on a low heavy duty trailer simply by raising the house and backing the trailer under it. We can also build this same house permanently on a trailer if it will need to be moved often. Thanks, Scott

So far we have only ran into one place there was a problem to set up a unit like this and it was in a private development with a 1200 sq ft minimum. Most places even in cities have been no problem, many times anything under 400sq ft is just considered an outbuilding and requires no permits at all. Other cases require these to be built permanently on steel trailers to classify them as park model rvs which skirts around some zoning issues as well. Thanks, Scott

Yes, there is more than enough room for a king size bed in the loft, w&d are easily added in several different spots, we do this quite often. We insulate each unit to Dept of Energy specs for the delivery location. Heat em with a candle!!

Again, when building custom units we do what each individual client wants. Not everyone needs the same things. We install single basin sinks quite often but many people prefer double basin sinks, personally I like double basin sinks and I like a larger fridge/freezer than the dorm room size but we cater to each case individually. I love the staircases rather than a ladder. As we and our pets age, who wants to climb a ladder?! How would my pets sleep with me with a ladder? Thank you for designing with ladders.

Thanks for your posting, yes we will use any product you like, that's the great part about building custom units. If you want full blown drywall it will be more expensive unless we just hang and you finish after delivery, or we can install the drywall, finish it as normal but trim it with wood, this will be about the same cost. Fittings and fixtures, the best plan here is probably to let you pick out what you want and have them shipped directly to me and I discount my usual cost. Scott

This reply is to a comment made by DannysCam, normally I do not reply in a negative or stern way at all about a comment made but in this case I feel compelled to reply to the comment that he can build this house for $7K. I can confidently say that is not possible, not using the materials and building a safe sturdy house, with professional electrical, complete house, just isn't possible. You may build a house for $7K but you will not build a duplicate of this house for that price. Scott

Thanks for commenting. We can easily get it to Cali for you. This unit is over legal height, I think we were just under 15' when loaded but this isnt an issue since it had to be permitted due to the width anyway. Of course the distance to California would add some dollars due to permits neede for each state. Scott

Once the client is set up on site - they should add a front porch and porch roof to soften the lines and add charm. The inside is lovely. You do such great workmanship. My only change would be to make the wood kitchen counters formica for easier cleaning. The home is a real beauty! Well done!

A porch roof is the plan for this particular set up, that's the reason for the added 6' of concrete slab in front of the house. We also now build fold up porch decks and flip down porch roofs allowing these units to come with porches and still be transportable down the road. Thanks, Scott

Bookmarking. Husband and are are in the planning stage and we really dont want to climb UP to bed- so that lower sleeping space is awesome! I see theres still stairs but I can imagine other uses rather than going up to go to sleep. Great lil business you have- looking forward to more vids and gathering info. Thank you so much!

Yes, this unit is a larger version of the Acord Flip which had the low ceiling on the lower level in that end instead of having two low ceiling lofts to give a safer place for young kids to sleep. Scott

We use a variety of different trailers depending on exact house and delivery location/distance. Most all the units we build are delivered with a one ton pick up. We can arrange shipping anywhere. Scott

They do very well, I have had several units go through some very rough weather including tornadoes with no problems. If you want to add some security you can set these units on concrete slabs and anchor them to the concrete or even a footing. Thanks, Scott

the design of this unit is very unique, you put the loft bedroom on the bottom so you have real stairs instead of a ladder to get to a raised living room. very clever!

Thanks for your comment, it is possible to install dishwashers, we do it from time to time, usually a 24" wide model. We are located in north central Arkansas, Mountain View Is the town. Thanks, Scott

Hi Carolyn, I think the living room was 7.5' at the peak, just over 6' at the wall. Lower sleeping loft (under living room) was 4' Of course we can change these up in anyway needed and we can come up with more accessible ways to maneuver in a wheel chair. Please feel free to share any ideas about this at any time and I will be glad to work up a floor plan to accomodate a wheel chair better, this is something important to me for future builds. Scott

Many people have installed wood burning stoves. You just have to run a flu either through the wall or roof, in this particular design setting it in the raised living room area makes either outlet for the flu ok. Thanks, Scott

This is my favorite layout of all the layouts that I've seen. It fits my lifestyle perfectly. Both myself and my relative housemate could live comfortably in our own spaces with so much storage. I love it. Too bad you aren't in Northern California!

Yes, we could ship this as a kit with some prefab work done, this is something we are currently working on but I don't want to offer this until we are able to do a really detailed assembly video to go along with the kit. Thanks, Scott

Hi Shenue, thanks for posting. The living room had almost a 7' tall sidewall height with more in the center of course. The upper loft had nearly 3' at the sidewall and the lower loft under the living room had 4' of height. Yes, all houses are customs built and we can make any changes at all, including roof changes. . Thanks for your comments, I understand the roof overhang comment but its the most certain way to insure a good covering seal that will hold up for transport.

$22,500 This unit had a standard home toilet but we can also install rv style toilets or composting toilets It is actually a dorm style fridge with small freezer, we also install larger top mount freezer fridge units.

Height was around 12' from slab to roof peak, just under 15' when loaded on the trailer for transport. House is 10' wide and 24' long Scott

As of now the only financing available is through local banks but the houses have to stay pretty close to my location for this option. I am currently working on securing some finance companies to come on board but its still a work in progress. I will be happy to do that if you place an order. There are some compromises in a tiny house and close locations of kitchens and baths happens often, we can of course place them anywhere, however I personally disagree with going outside to get back into a bathroom that's connected to the house, may as well save the room for the house and build an outhouse. Just my opinion of course. Scott

We usually just try to match up the recommended R values for your delivery location as set forth by the Dept Of Energy but insulation as with any aspect of a custom home can be changed to your requested specs. Thanks for posting.

To save space in a bathroom, try a corner sink without a vanity. Store towels and cosmetic baskets on narrow shelving over a toilet.

The lofts wouldn't have to be shortened at all to build this on a trailer, it was delivered on a trailer to its location, permits are required but that's not a problem, it already requires permits due to the 10' width. Thanks Scott

The functionality and ergonomics of these homes is really coming along. There are combination convection/microwave ovens for sale. I don't know how well they work, and I bet they use a lot of electricity, and I think a portable cooktop or burner might be good for these applications. freeing up some space under the kitchen counter for storage.

Little over 4' in center of sleeping loft. A king size bed will fit with quite a bit of room left over. A small w&d can easily be added in several different spots, we are currently working on a unit with this same basic layout with a w&d installed where the closet area is just inside the door.

Thanks for replying. The ceiling height in the living room is almost 7' at the side walls, closer to 9' in the center. You cant go any taller and still be able to transport the house. Thanks, Scott

No problem on the full size fridge, in this particular case its more of a weekend cabin and since power is strictly off a small generator right now the dorm fridge was all the buyer needed. Scott
