Same here--when I moved out he wouldn't sell the house and used it to try to control me for two years. We had a contract but it didn't stipulate what would happen if we broke up. It was the most awful time of my life; never again.

A good friend of mine did this sort of...except she and her boyfriend didn’t want to get married AND her name isn’t on the house either...for some reason though she thinks that it’s okay to help pay his mortgage payment anyways, even though she has no equity in that house. Desperate is what she is and a user she’s involved with. Doesn’t believe she can do any better even though she has all her friends including me yelling at her that it’s a bad idea and that she can do better. But she’d rather trust this one guy over her friends who loved her before and will still love her after this relationship. Some people....

I heard this last Friday when I got some pizza at papa johns and I still feel the same way. The only way I would be a house "with" a buddy is that I completly own the house and he's just living in it.

I've rented with my ex, turned out she cheated so I kicked her out since I was the main renter now she's bitter and I'm getting along really well so it turned out good for me bad for her

Dave is right. The son is not going to hear a word of this because that mother has been on his back about them living together and the whole relationship for ages up to this point. You can just tell by her tone. She may be right, but young adults do not want or need to be parented and it's the quickest way to get them to stop listening to her.

I agree in most cases this would be a bad Idea, but it really depends on your situation. I bought a house with my boyfriend just over a year ago and it has appreciated close to 100k already. We are just as happy together now as a non married couple as before we purchased the home. In this situation the mom seams distraught and disapproving of her sons relationship more than anything.

My sister was married and her husband bailed on her. She still had to get his signature. He put the screws to her by saying he wouldn't sign if she didn't give him a large lump sum of money. smh

I was taught to never live somewhere I could not afford on my own. I own my own house. Lived with a guy once and he was mad when I kicked him out because he was an occupant on the lease but the lease was in my name. I was fair about it and gave him time to put it in his name. He was a big time philanderer. Would never buy with someone I was bot married to.

Just happened to family friends, they bought the house and just broke up. He was able to keep the house, but it is hard to get her name off the mortgage.

@@moma5501 It's less of what's happening but more of what can happen. You are not legally his next of kin so you would be fighting over his assets with his parents, if they don't like you, they can prevent you from seeing him in the hospital if he gets sick. You won't be entitled to alimony if you separate. Marriage is more of a practical thing to do to protect the belongings between the two of you. You can go to city hall and get it over with without paying thousands on dollars for a ceremony to entertain a bunch of people you don't really care for.

@@moma5501 if something happens to him medically you cannot take any decisions. it happened to someone I know. She has been in a relationship for 20+ years never married. Her husband got very very sick, the doctors needed a regarding treatment and the longterm girlfriend had no say since they were not married. All medical decisions had to be approved by the young daughter (only 19 years old) since she is considered next of kin.

Does it sound like a good idea? No. Would I do it? Definitely not. Does this mom need to back off and let her son make his own choices? Absolutely. She has “issues” with them living together? Not her business. Also, some people don’t want to get married. I’m married, happily but it’s not for everyone even if they want to be together.

I can see where a parent can and should still give advice with their adult children, not in a controlling, authoritarian way, but rather as a kind voice of experience sharing wisdom. . Example: "Son, I know you feel in love right now and buying a house with Susie sounds like the best idea in the world, but having been in a long-term, committed relationship with your father in the eyes of both God and Man for 20+ years I've learned a thing or two about doing things in the best order to help you have a life-long, successful marriage....and buying a house before being married is not one of those things." . I fully intend to manipulate....err, I mean "act as a positive influence on" my kids well into their 40s (and beyond) *grins. As my parents have done with me. I appreciate their decades of experience, and I've learned some good things from them. But in the end, they know and respect that it is my decision. I get the feeling the mom in this video does too. It would be interesting to look back now that this is 6 years old and see where it all ended up!

Agreed 100%, I was rolling my eyes right from the start. Parents need to back off and learn to disentangle themselves emotionally when their kids make dumb choices because some mistakes they just need to make on their own.

My fiance and I bought our house before we were married. We bought it after we got engaged, but were looking before. The difference is that I put the house in my name. I guess i don't understand why people put the house under both names? This way, if we ever need something in the future, she doesn't have the debt attached to her name. Or if something were to happen with us, the house is still on my name, so i could sell it and get out of it.... Am i missing something? She gives me money each month to help the mortgage until we have a joint checking account. But we are also getting married in Sept, so she is the main one saving for the wedding and i'm covering the house and utilities. its only an $88k house...

ah, I did not know that! :-) Now that we're married and just refinanced, I believe her name is on the house now. But we also have legal shield, so we're pretty safe if we get sued. :-)

+Rich Conrad also, if one dies the title automatically goes to the survivor. you should check to see how the title reads. There are different ways the title can be issued. Most common is called some thing like right to survivor .

We are living in unstable financial times, a post credit crunch and a bad real estate market and escalating national debt. Banks should not be allowed to give mortgage loans to unmarried couples. Its too risky for all parties.

Unstable financial times, a post credit crunch, a bad real estate market or escalating national debt are irrelevant. Why would the bank care if you're married or not? The loan is no more "risky" for them one way or the other. If the loan isn't repaid they foreclose, sell the house and, if they so choose, sue all parties for any shortfall. Exactly the same thing happens if a married couple defaults. if anyone is taking any additional risk it is the buyers.

Correct tpcs. That way BOTH people have equal claim in the propriety. Wouldn't you want that for the one you love? Unless maybe you want to keep your options open just in case you want her (or him) out of your life after a few years. Bad thing to do.

lol I guess we got lucky it worked out with us. We bought our house at 20yrs old, didn't get married until we were 26 and now we are about to celebrate 5 years of marriage! We just sold our home :) we are off on the baby step 2 owe 8,000 in debt but we will pay it off by December 2017.

Unmarried couples SHOULD NEVER get a mortgage together UNTIL they see with each other THROUGH A REAL DECENT amount of time ( 3+ years) that they can stand living together and they BOTH see that each other IS dependable in paying bills and keeping sound balanced budgets in which show actual wealth building. This is the ONLY exception to the christian rules about how you should be married before you live with someone. BS. You DON'T truly know someone until you live with him or her. THAT is a fact of life. I'd rather LIVE with someone for a few years BEFORE finalizing getting married TO MAKE CERTAIN I "CAN" live with that person FOR LIFE. Marriage= FOR LIFE. If you can't live with someone that long, then that marriage is NOT meant to be and in the end you save yourself and that person time, headache, heartache, and prevent THAT damage to your credit.

And we also lived together first with each others parents so we got a feel for living together BEFORE committing to a mortgage. We are now considered common law which is similar to marriage at this point by law in terms of what we own.

While your statement is technically true, in the context of the scenario outlined it seemed like sound advice. Its like saying a marriage can "NEVER" recover from infidelity. Sure, it's possible, but for the overwhelming majority of people it just won't work out. Plus, if you're calling Dave Ramsay, you are probably in one of those dysfunctional scenarios!

He said all that at the 2 minute mark. Plus he sees these things crumble too many times to suggest it's a good idea. From our uneducated view it sounds good. NOT. My former coworkers did that and less then a year later she wanted out but to get her investment back was not go'na happen.

This is probably the least helpful I've seen Dave's answer. He just keeps ranting that it *is* a bad idea, but doesn't lay out the legal pitfalls except for a couple of worst-case scenarios of if/when the woman leaves the caller's son. All he says is "it's bad bad, really bad. I mean it's really bad" over and over. No kidding Sherlock. How about some information the caller can actually USE in her plea to her son not to buy a house with his girlfriend?

he already said that you do not have legal protection like marriage is when buying a home. when your married its harder to run away from responsibility than a couple.

@@queen.kristal8395 Yes, he glossed over it, but didn't elaborate on just what those legal protections protect you from. It's a whole lot more than just not being able to 'run away' from responsibilities. In other videos, he spells out the pitfalls and explains what they mean to both parties. In this clip, he just rants without explaining anything.

I can say my boyfriend and I would be unaffected if we bought a house together. That was actually the plan; plan for the wedding, buy a house, then get married so we had a home of our own.

Never works eh Dave? I know multiple couples that bought a house together before getting married. Interest rates and housing prices were right and they were obviously going to end up married so they went for it. And it worked out well. I would even go so far as to argue that if you break up and sell the house you are better off than divorced. In a divorce the house is only one of the things that you are fighting over.

Yes it's called joint tenancy 50/50. You don't have to be married to do this. There's also tenancy in common.

My husband and I did it and lived together for 12 years. Finally we got around to the wedding. No I don’t know why we waited so long. So happy ours turned out alright.

That mother is terrible "I already have a problem with them living together". She planned this call, just so she can use Dave's (very correct) advice about not buying a house together, and add than on top of a "see?! You should not live together!!!" comment.

Been with my spouse for 6 years lived together for 3yrs an have a 2yr old son an we just bought our first home we are not married but we are doing great it is possible but you have to be mature in your relationship we are family

I bought a house and let my friend rent it for 2 years. I rennovated it, and made quite a bit in appreciation and rent. Also tax deductions. If it happened in a downed market that would be different.
