Thanks. Finding a seller agent that is a situation solver rather than a retail real estate agent is the hardest part. Direct conversations with the owner is not common if it’s a mls property. Educating the retail agent on solving situations is a key time consumer. My 2 cents

True, you generally don't communicate directly with the owner when there's an agent involved. In some cases, we do work with agents, but it's not a common strategy for most real estate investors. We generally work with Off-Market Properties as these generally lead to better deals and more of them. As a long time investor I would normally find off market deals. I do not usually pay retail. However, I keep my eyes open for new situations in my target sub markets and most of the time it is a retail property listed on MLS and not many licensed agents or brokers understand working with investors on finding a solution to the owner’s situation. Educating them may be part of the solution.

Chris everyone selling wants full price but not the terms. But you’re right about giving them 3 options it let’s them decide how they want to receive the offer.

Time changes people's minds, but if they're not motivated to sell, move on to the next prospect. There are plenty more out there. 3 Options is KING in this business!

Picking one strategy and just sticking with it is ALWAYS guaranteed to work, just like in marriage: picking one person and staying with them will work out... ONLY IF YOU SCREEN YOUR PARTNER PROSPECTS TO ALIGN WITH YOUR GENUINE/TRUE INTEREST(S).

Everyone starts with one strategy, but so many opportunities will be missed because of not knowing what else you can do. I'm all in on one strategy, but in business, I need multiple streams of income.
